We have stayed here a good few times both as a couple and as a family with the kids and each time the rooms have been spotless. The decor is cute and fresh, the rooms have everything you would need for a short stay, beds are reasonably comfortable. Staff are great and very accommodating, house keepers made sure we had everything we needed like extra clean towels ECT. Very accommodating for a later check out which we appreciated. The location is great, really close to the beach. I have yet to be disappointed and would highly recommend for both couples and families.

The shower was a tad smaller than what I like but still doable, a lock on the toilet door would have been great too.

This is the second time I've stayed here which says a lot! The accomodation is in a great location overlooking the harbour. Few mi Utes walk to beach and plenty places to eat and drink on the doorstep. 10 mins walk into town centre. The room I was in was clean and very comfortable and nice ensuite. The room benefited from a fridge and microwave as wee as the usual tea and coffee facilities. I was with a friend who stayed in the room next door to me. He thoroughly enjoyed his stay as well. I will stay here again.

The motion sensor light in the lobby only stayed on for seconds so went off before I could even get my key in the lock. Had to keep moving to keep it on.

We stayed here for 2 nights & the value for money was fab. We stayed on the ground floor with a sea view, the room was clean & comfortable. The lady that was doing the housekeeping was so friendly & nothing was a problem. The location was great, we enjoyed eating out at Duncan's Bar & Bistro, GRO & The Ship inn. The ice cream parlour a short walk from the guest house was also a bit special, unfortunately I forget the name. Overall it was a great few days away & I hope to return again soon. Well done to all involved in the guest house, keep up the good work. 👍👏

Overall there is nothing I could fault. Would highly recommend.

Although I was travelling alone, the Family room was huge plenty of space and everything you could need. If staying with others the two singles are in a separate room for privacy, each room with a TV and the whole room having microwave, kettle and a fridge which were so handy. It was bright and exceptionally clean with amazing views of the harbour.

The only feedback I have, the double mattress could do with replacing not the comfiest seems a bit worn could hear the springs a lot when turning and felt a bit empty but did not impact my sleep or my stay at all

The room was very clean and cosy, the bed was comfortable and the bathroom was big and very clean. Lovely area, pub/restaurant next door, and it easy to check in and out. The room is equipped with a fridge, microwave, kettle, and a hair dryer.

The shower was horrendous it was either too hot or too cold, very outdated, and let's the room down. Also, the TV was on the wall but at the side of the bed and too high, making it uncomfortable to watch. These are the only 2 points that let the room down.

Great kerb appeal.The room was lovely and although on the ground floor, we had a view of the harbour. It was very quiet, no street noise. It was very clean and beautifully decorated throughout.Although we visited 9th October and the temperature was colder the room was lovely and warm. It was always a pleasure to get back to the Guest House. It was in a lovely part of Irvine, Harbourside, with a few places to eat and have a drink. A short walk into the town shopping centre where there is plenty of parking if you choose to drive. Parking at the Guest House is on street or across the other side near the harbour. No breakfast at the Guest house, which we were aware of.(we walked to The Auld Brig/Wetherspoons for breakfast). The room had tea and coffee making facilities, a fridge and microwave. The proprietor, Andrew is a lovely young man and Housekeeper, Joyce was so friendly and helpful. We will stay there again.

There was nothing we didn't like. The only negative thing was that the bathroom had no heating, which was not a problem for us but may be uncomfortable as the temperatures fall over the next few months.

Super lovely host who offered us a change of room which suited us better, as it had become available. We were able to drop bags off/pick up a key early which was really helpful as we were at a wedding all day. Lovely guest house with a cool nautical theme.

There was no heater in the bathroom so it was very cold. There were also no toiletries. Other guests were really loud when they came home in the middle of the night, not really sure the host can do much about that apart from some sound proofing? There were signs about quiet hours etc.

Very welcome rest after a long day of traveling! Room was very cosy and cute, everything you needed at hand; TV (we didn't use it but if we had arrived a bit earlier we might have watched something for a bit, most people would def find the TV useful I'm sure), kettle with tea and coffee supplies, cups and glasses! There was even a fridge and a microwave which is a great idea especially if you don't get chance to eat whatever you had with you or maybe bought on the way. There is a private bathroom which was surprisingly big, the shower was straightforward and everything was clean :) I had pretty neutral expectations as we mainly just wanted somewhere to exist and rest after a full day to get ready for another one, but this was probably the best place we've stayed, especially for the money, and we do travel a fair bit. Oh also free WIFI is nice especially because so many places these days charge... We've even been places that charge for using towels etc so of course this lil guest house tops everything.

Nothing lol everything was fine If the area was busy or loud outside, I would be nervous to be so close to the main entrance - like in a big city how you can't sleep due to noise etc - but the area isn't like that, it's quite quiet and peaceful :)

The property is right on the marina so nice views. Plenty of parking just opposite. Station and Asda supermarket a few minutes walk away. Really recommend Niche restaurant for breakfast and dinner and Harbour Lights for a drink. Scottish Maritime Museum just round the corner is worth a look. Fridge in the room for perishables.

Nothing. Unfortunately the weather was foul when I was there but that was nobody's fault!

Really lovely guest house, in an absolutely gorgeous location. The room we had was massive, with an enormous bathroom. It was nicely decorated and was really good value for money. The check-in was easy, as we'd been sent the door code in advance so we were in the room in less than 30 seconds.

The bed, unfortunately, was horrendously uncomfortable. The mattress was awful, and the pillows need replaced immediately. We didn't sleep at all, and both felt the pain when we got up from the mattress, so it unfortunately really spoiled what would have been a perfect stay.
