Very close to the seafront, within a few minutes walk from the front door. Slight mix up with room booking, found someone else in the room we were allocated, but quickly put right by Kyle who was very apologetic about the situation. Didn't effect our stay. Room was clean and bed comfortable.

Didn't like the fact that you have to pay for an on street parking permit , this really should be mentioned on the booking website so it can be factored into your plans, not finding out about it after making the booking. I'm sure the guest house will rectify that at some point for future guest bookings.

It was very central to Brighton, and everything was within walking distance, which is why we chose to stay there. The host sandy was very friendly and welcoming. The shower was surprisingly powerful! Was also concerned about how noisy it would be at nighttime on a Friday but was pleasantly surprised as it was fine!

The room was very compact for the price, but we was aware upon booking and I suppose Brighton is expensive in general, so as long as you use the room for a base to sleep and shower, and have plans to be out most of the time, it’s not an issue. The room was also quite dusty in places, so probably needs a more through clean.

The location was good for what we needed (going to a gig at Chalk) as I'm disabled and we wanted to be near to the venue. The staff member we dealt with was lovely and so kind, she helped with our bags, offered us a different room and opened the door as she could see I have a mobility aid. Check in was super easy & we also bought a parking permit which was well worth it. The room itself was super compact, but neat and had everything we needed. It was clean, no stains or smells & everything worked. The room felt secure and safe. We also didn't hear any noise from other rooms, only the birds outside, which you'd expect at the seaside! The bed was okay but I wish I'd taken my own pillow, that's just me though! There's some lovely touches such as really nice hand wash & lotion, tea & coffee facilities, a TV, bottles of water (which we really appreciated) and a couple of biscuits. Oh,I also liked that the windows open properly to let in lots of air!

There wasn't really anything to dislike other than the size of the room, which was very small, but okay for one night, I couldn't have done any longer though. And the cost, I felt was quite steep, although I guess it's Brighton,and it was worth the money to feel safe and close to our gig venue.

The guest house is located a conveniently short walk from the station and extremely close to the seafront, with many good restaurants nearby. The accommodation is extremely reasonably priced, and has been sensibly adapted from the older rooms. There is a small but functional bathroom and an attractive partition serving to separate the old, leaky bay windows from the bedroom and create a kind of internal balcony. The bedding is comfortable, and we found that every basic requirement we had was catered for. The member of staff who checked us in and out was extremely friendly and polite and we were grateful for her presence and assistance.

Some may find the decor to be a little tired but honestly I found everything comfortable and had no complaints for the money we paid.

The staff were extremely attentive and the facilities were really clean. We got a lot more for our money than we expected. The place was well run and the location was optimum for what we came to Brighton to do. Perfect place to be if you want to experience Brighton night life while having a safe haven to relax in

Our key cards often didn't work which meant we had to wake up one of the staff members. Not great when one of us smokes because we hate being a nuisance and having a fear of being locked out. The radiator was strangely attached to the headboard of the bed so we did bang our heads on it multiple times during the night

I booked this last minute about an hour before arrival. It was good value for money and cheaper than other places so I wasn't hopefully . Yet it was a lovely compact room with own toilet and shower. Glasses, cups, kettle, tea & coffee , biscuits and some love hearts which was a nice touch. The room felt homely - 100% book again!!

The parking was £14 non refundable but you have to drive round for a spot. Was offered to find a spot first though which we would 100% do next time as couldn't get a space .

This has a great location for starters . Sandy met me as arranged and was very helpful. My room had everything you would need for a city break ,I really loved the decor and the key system is easy to use and means you don’t have to worry about loosing your key . I will definitely be recommending to my friends and hope to come back myself for some “me time “

The location was great and very central and also very quiet. The staff was friendly and efficient. The room was clean and had nice facilities. We had beautiful windows and lots of outside light.

Unfortunately there were no smaller lights like bedside lamps and the bed had no headboard and was pushed against a radiator that had protruding fixtures at the level of someone’s head that were not exactly sharp but that could have slightly hurt someone. However a member was alerted to this and seemed appreciative and ready to correct the problem.

The Host was really helpful when things needed to be done ect, code wasn't working properly got sorted straight away, the staff are helpful and polite, it's seconds away from the sea front and a 2 minute walk to local takeaways and shops, I would definitely recommend staying here 😀

Just that a light wasn't working but got fixed straight away.

Such a fantastic little hotel! Location was perfect, a 1 minute walk from Brighton Pier. The staff were super friendly and accommodating. Our room was very spacious with a gorgeous veranda with stained glass windows! Facilities were clean, modern and well kept. The bed was comfortable and had a great nights stay.

Nothing! Was all up to standard.
