This is by far one of the best properties Ive ever stayed at in Thailand! Owner was very kind, caring, accessible and accommodating. Spacious beautiful and thoughtfully decorated rooms in a very quiet location. Hot water and water pressure, wifi were all excellent. Complimentary fresh local fruit and beverages were provided daily in the lobby. Very safe and comfortable for solo female travellers. I will definitely book again and highly recommend

The stay at Saeng Panya was truly great! The room was really big and characteristic. The location was quite but still near to the Centre. You have everything you need in a maximum 5 min walking distance. It was possible to get in the room at 9am and before we left in the evening we could take a shower. The host was just the kindest person. He gave us great tips for sightseeing and it was always great to talk to him. He even drove us to the train station and gave us a bag of fruits. One of the best stays I‘ve ever had!! I would totally recommend and would come back anytime! THANK YOU

Our stay was one of the best stays we have experienced during our year of travel throughout SE Asia. Mr.A is very accommodating and made us feel at home. We even extended our stay 5 more nights because we loved it so much and Mr. A was able to book us easily. The rooms are spacious, very clean, complimentary water is provided and all amenities such as shampoo, soap, and extra pillows were available. Mr. A also helped us with forms and information for extending our visa and we would highly recommend this location. Fresh fruit, coffee, tea and more is always available and there is a kitchen for cooking as well on the first floor. The location is an easy 20-30 min walk or 5 min Grab to old town and in a very quiet location. We are also close to many restaurants and the Chiang Mai Municipal Stadium park.

Wonderful stay!! The owner is so sweet and made us feel cared for and safe, he also speaks English well. There is everything you could need and more in the room - toiletries, kettle, fan, aircon, hot water, nice lighting - you can really tell there was a lot of love and thought put into this place. The location is great - a more local spot but still walkable to everything including a great vegan restaurant, coffee and donut shop, local market and good massage/nail places. It is walkable to old town but much nicer than staying there. It is also a very fair price! Look forward to staying again

Great place to stay with friends in Chiang Mai. Rooms are spacious with big beds, clean and nicely decorated. In the area around there are shops and restaurants, location in not that far from the old city. The host was very friendly, he offered us a transport to the city centre and the airport. We appreciate his kind gestures like free fruits and small souvenirs!

Have in mind to arrange the check-in details before arrival. When we arrived our rooms were ready (open for us), but it took us quite a time to understand that, because first minutes we couldn’t manage to find anyone in the property.

Lovely host who helped in every way possible, shared food, drove to the airport. Excellent location close to services (laundry, hairdresser), stores, good coworking space (One workspace) and healthy food (OYES). Comfortable clean rooms with lots of amenities and plenty of sunlight. Greetings Mr A

Sometime problem with WIFI.

The rooms are spacious, light, comfortable and nicely furbished. AC is relatively quiet. The owner (Mr. A) is a nice guy who goes out of his way to make guests feel comfortable and at home. He even cheofered us to the city center on a few occasions.

If you leave anything sweet or fatty out of the fridge, expect ants to be all over it soon. At least some of the rooms have connecting doors, which is nice if you travel as a family, if not, it can be locked but just from one side so depending on which room you have you might be at the mercy of your neighbours. After flushing the handle doesn't return to the original position so if you forget to put it back manually, the water keeps flowing.

A well and truly wonderful stay, Mr A was one of the most kindest hosts I’ve ever encountered, full of energy and willing to help you with any needs. The location was superb for me as I liked to walk into town and back, a pleasant 15 minutes. It was quiet and non touristy area which was nice. The room was spacious and had everything you need, the sunrise in the morning was magical with a gentle breeze through the windows. A truly authentic stay which makes you feel at home, I felt very safe staying there.

Saeng Panya Home is a beautyful guesthouse, conveniently located to the old town of Chiang Mai, but still very quiet. Shopping and dining options are near by. My room was huge, compared to normal hotel rooms, clean and very cozy. The owner is very kind and always concerned about the well-being of his guests. He gives great tips and is very helpful, so that you immediately feel at home. For me, this small hotel is a real insider tip in Chiang Mai and I'm already looking forward to my next stay there!

A great find! Mr A was incredibly welcoming and helpful, going out of his way to accommodate us. You can make your own tea, coffee and help yourself to toast and fruit anytime. Definitely recommend staying here. Rooms were clean and spacious and AC worked well. The area is great for local restaurants, street markets and authentic Thai experience. Recommend the nearby Oyes smoothie bar for breakfast. It’s only a 5 min tuk tuk or taxi into the old town
