The room was lovely and spacious with a nice balcony over the pool. The shower was fine and the beds were comfy (though a bit squeaky) and the aircon was good and quiet. The layout of the hotel was very calm and nice. The staff were efficient. The hotel is out of the main centre but a nice quiet and calmer area. There were restaurants nearby which were nice and the centre was only a 15 min walk away.

The pool looked great in the photos with lots of sun beds, however the sun was only on a small corner of the pool for a couple of hours a day, so only a couple of sunbeds could be used for sunbathing. Fine if you don’t want that as it was a relaxing and comfortable area, but if you want to catch some rays, not the best.

The staff is amazing! Ultra responsive and friendly. The hotel is well maintained, clean, with good facilities. Breakfast in the morning is much appreciated. On the day we couldn't attend the breakfast, they provided us with a lunch box. They also arranged a transportation for us to the airport, at our convenience, at a very good price. The pool is appreciated as well, and so are the drinks we can buy at a good price directly from the hotel. Recommend 100% !

The hotel is a bit far from the old town (about 20 minute walk), but we knew it before booking, and it didn't really bother us (so it doesn't affect the rating). There were stains on the towels and the bedding. The staff changed it immediately at our request, but the stains remained on these as well. Everything is washed and clean with no doubt, but it is probably outdated and should be renewed eventually.

Lovely clean family-run boutique hotel. Loved the size of the rooms and the balcony! Large extremely comfortable bed. Great breakfast - we chose the same ‘English breakfast’ every day and enjoyed it. Nice quiet neighborhood - walking distance to the Old City and the Night Bazaar (about 20 minutes). They thought of many little touches that made our stay enjoyable - unlimited free bottles of drinking water, small fridge, bathrobes, nice bathroom products, pool towels. Great that there is an elevator to the top floor.

Lighting in the bathroom could be better for makeup, etc. Would be helpful to receive a list of recommendations of local restaurants.

The beds are AMAZING, I slept like a baby. The location is excellent, everything is in walking distance and if you want to visit locations that are further away (like Sticky waterfalls), just rent a scooter. The room itself is very big, there's a separate shower and bath, with great water pressure. Towels are replaced every day, there's a nice robe and slippers to wear after showering. There's also a big balcony and a drying rack for your clothes. Our stay was wonderful, the staff are very friendly, particularly the kind gentleman who has the evening service at the reception, his smile made my evening every night. If we come back to Chiang Mai, we will definitely stay here again!

Only thing that's missing is a full length mirror in the room, there's only a small mirror in the bathroom.

Walking distance to Chiang Mai. Some restaurants and cafes available in the neighborhood. Nice staff, ready to help you. Spacious room and good beds. Free drinking water as much as you want at all times.

Hotel needs maintenance. It’s not even that old but the tiles come off the swimming pool, the wooden deck is instable, doors are not closing properly, walls and floors are damaged, sink leaks, ... It already feels kind of run down, which is a pity. Breakfast: you can choose between 3 breakfast menus (1 western, 2 thai) so if you choose western it’s exactly the same every day. Maybe it’s good to bring some variety.

Everything. The stay was exceptional and exceeded our expectations. Good location, very spacious rooms, good service by front desk staff, good breakfast (options were less for us as we are vegetarians, but they did the best to get us good breakfast everyday - bread, fruits, jam, juice, rice porridge with vegetables) We stayed for 5 days, enjoyed the view from the balcony. We loved the freebies - water, cookies, fruits and other local delicacies (varies per availability - usually local delicacies). The staff even arranged a good driver for us. Overall, we could give a 11 out of 10 for our stay here. Exceptional!

Nothing, everything was great

The rooms were large and the beds were very comfortable. The breakfast was good, with 3 main options - a western-style 2 eggs + bacon, a spicy Thai soup, and a rice soup. Every meal also came with toast with jam, fruit and juice, with coffee/tea provided on request. The location is ok - it's a quiet area with winding roads just SE/outside the old city, but close enough to walk to most major sites in the southern half of the old city. It's far from the party and backpacker scenes. With Grab you can get most other places for 100-200 baht. There are good and very affordable restaurants nearby.

The pool was more like the ice bucket challenge. I've never been in a hotel pool this cold before. It was Chiang Mai's 'winter' but never got below 16 C so I'm not sure why the water was that cold. Brr. Watch out for the deck as well, it gets really slippery when wet and has loose boards that need to be fixed. The TV was all Thai except for one movie channel - it'd be nice if there were a couple other options.

This is a lovely hotel. Very quiet location but only a 10 minute walk to the centre. Nice comfortable rooms and communal areas. We had a top floor family room which was actually 2 interconnecting rooms with a balcony. Views to the pool area and mountains around Chiang Mai. The hotel feels like a real family hotel. Very friendly and helpful staff. Good breakfast. The staff also arranged trips and excursions for us which made the visit very easy. The cost for our stay in relation to the comfort and convenience of this hotel was excellent value for money. If we return to Chiang Mai we would definitely stay here again and would 100% recommend it.

Everything was absolutely amazing! Couldn't have been better! The room was beautiful and the staff were extremely friendly (especially the night porter who kindly recommended places we should eat/night markets for each day of the week!). The breakfast was also great, we tried all the options (western and Asian choices) and they were all very tasty - my favourite was the spicy sausage and pork skewers! Couldn't recommend this place highly enough!

I travelled to Chiang Mai with my husband and 1-year-old daughter, the staff was super helpful during our stay and incredibly kind, they let us check in early and made sure we had everything we needed for the baby at all times. Breakfast is really good, fresh and tasty, the location is also great as it is just outside the walls (10 minutes walk) and in a quiet area. The pool is also really nice and wifi works perfectly. Would definitely go back there!
