Everything! We booked the romantic studio with seaview and it was lovely, spacious, very clean & well equipped. The view was lovely especially as we were situated up higher on the property so looked down over the tropical gardens & pool & could see the sea on the horizon. As others have said there are about 50 stone steps up to these rooms so probably not the best choice if you have mobility problems but we found it no problem at all. We had a large balcony & I loved laying in the hammock as it was so peaceful. The location of the hotel is great & there are several restaurants within easy walking distance & a 7/11. The beach is just a few minutes walk away and is wonderful. The sand is really soft and the sea is very calm so very safe if you have young children. Breakfast at the hotel is delicious and excellent value and we loved the mezze starter as we were able to try some delicious Burmese food. We never used the pool as prefer the beach but it looked welcoming, was never overcrowded and sun beds were always available whenever we walked past. Other reviews mention that this is a good family hotel and we could easily see why this is the case as it is so obvious how much the staff genuinely love children & go out of their way to make them happy which is lovely to see. However The biggest thing that we felt that makes this hotel stand out above others are the staff as they are all amazing. Everyone is so friendly, helpful & nothing ever is too much trouble. Special mentions must go to Ti Ti, Mon, Bo Bo & Moh Moh but especially to Tom who is fantastic. He really went far & beyond to make our stay great and is a real star. My stay at Baan Kiao was a dream. I am so happy and deeply grateful that I chose this accommodation. What impressed me the most was the exceptional hospitality and warmth of all the staff. I immediately felt at home. Everyone greeted me with a smile, and I received help with every matter right away. I have never experienced such loving service before. A special thanks goes to Tom – he was so helpful and always there for me. My hero! I also had wonderful interactions and great conversations with Minh and Lin. The location of the accommodation is fantastic. You have direct access to a beautiful stretch of beach and there’s a lovely café right next door. I’d definitely recommend renting a scooter to get around. My bungalow was amazing, and I especially loved the balcony with the hammock. The breakfast was also excellent, with all my preferences being taken into account. Plus, there were two free bottles of water provided every day. A big thank you to everyone who made my stay such a wonderful experience. If you’re visiting Phangan, you should absolutely secure a bungalow here. I will definitely be back someday – even if it’s just to say hello to everyone 🤍.

Due to nearby parties, it can sometimes get a bit noisy, so I’d recommend bringing earplugs (like I did ✌🏻🤓).

very friendly staff, very clean room, the fan was perfect for the night, no need for AC to run. nice balcony with hammock and kitchen. the refrigerator was inside not outside (which I liked). very close to the beach (3min walk). although directly at the road I had no problems sleeping. would book anytime again.

on check-in I had 2 very thick towels. these we replaced on cleaning with very thin ones. after cleaning staff the remote control for the AC went missing. I didnt need AC for the night but if I would I would have to bear with it. Next day I got the remote control after asking for it. Probably it was scrambled together with the bed sheets since it was lying on the bed.

We had an amazing stay at Baan Kiao, absolutely recommend this place! It has a really relaxing vibe, lovely swimming pool and nice family bungalows. The staff is absolutely amazing, so friendly and helpful and they adored our kids. Our kids loved the staff as well and were sad to leave the place. The beach is 2 minutes away and the location of the property is very convenient, near to nice restaurants and 7-eleven. The breakfast provided is delicious and the food at the property restaurant is also a must try!

We stayed here with our two boys for a week and loved it. The bungalows are very spacious and comfortable. We loved the relaxed atmosphere of the place and we particularly enjoyed the pool and the poolside bar. The staff was incredibly friendly and made us feel very welcome. The beach is only a few minutes walk from the hotel and it is a very nice beach with many restaurants and beach clubs. We absolutely recommend staying at Baan Kiao with a family.

Honestly I can hardly think of anything except that the beds were a little hard for me. But we still slept great! Oh and perhaps try not to book one of the bungalows right next to the pond during rainy season - the frogs can be noisy at night. The hotel kindly let us swap bungalows and after that we slept heavenly.

•We had a beautiful bungalow with the sun on it all day • Right next to a nice pool and only a 3 minute walk from the beach • Room was lovely and spacious with a great balcony with a hammock which was lovely to sit out on • Bed was comfy and Air-con was very good • All the staff were lovely but May & Tik on reception were incredible they went above and beyond for us! Telling us all the best places to go, ordering all our taxis for us and they even managed to get someone to drive 1 hour across the island and 1 hour back to retrieve our passports we accidentally left at the previous hotel! They made the whole time there 100 times better. We hope to return some day as everything was amazing!

We had such a lovely stay, the staff was exceptional. Very helpful, kind and polite. They helped with everything, laundry, scooter rental, taxi and ferry booking etc.. location was nice. Tucked away in a garden but very close to the beach. We loved our cottage. It was super comfy, private, spacious and had a big balcony with a hammock. Staff came every day to clean the room. Highly recommended!

The only thing was, the pool was under construction, which we didn't know before coming so we had some noise during the day and couldn't use it.

Great location, right next to the beautiful beach. Staff were lovely. Comfortable bungalow with huge terrace. Great value for money.

There was a very loud music banging from the beach until 1am. Trust there is a club of some sort , nothing to do with the resort (my understanding), also not sure if it’s a daily occurrence as only stayed for one night. Would not like to take away from this lovely resort but felt important to note as it can be a huge inconvenience.

We loved loved this place. The staff is simply wonderful but Tom is incredible. He was so helpful with everything. He interacted with all the guests to make sure everyone is getting what they want. He even plays with the kids in the pool. He made us feel like family. I miss him already. Staff booked tours and transfers for us, everything we needed. The breakfast is wonderful, the pool is super clean and refreshing, and the location is just steps from the beach. Cute bungalows with good AC. Partner worked remotely and internet was great. I'd give it a 10++ rating if I could go above 10!

The only thing I didn't like was that we eventually had to leave. 😢 I miss Tom and the staff, seeing them everyday, asking how my day was going...
