Fully equipped kitchen, warm room, bright room with openable window, Sainsbury's local is just right downstairs, 24/7 receptionist, close by bus and tram stops.
I came twice to borrow a hairdryer, but it was just never there. My room was at the very end of this maze-like building, so that was a bit annoying (not sure if the other rooms were full). The location is not bad, but a bit far to walk to the centre but too close for a single ride with the public transport (which costs £2), so maybe something to take into account before booking. The automatic bathroom light was terrible, it went off every 2 seconds of no movement.

Was in contact with Shrubhill before arrival regarding upper level studio and Josh was helpful in confirming details. Location was excellent, with supermarkets, cafes, pubs, tram and bus stops within a range of a minute to a few minutes walk away. Waverley Station about 20 minutes walk. Friendly staff (Scott super helpful when I asked for a fresh sheet on my arrival as the sheet on the bed had a mark/stain on it). Would definitely stay at Shrubhill again, if there was a slightly larger studio on an upper level (room was on 2nd floor) or if my first option of Brae House in the studio I normally stay in was not available.
Room was a studio and it felt a little small initially, but was OK in the end. Not a lot signage once on your floor to direct you to rooms. No kettle - which would have been better than a dishwasher (which I never used). TV reception was intermittent - lots of repositioning of aerial to get a good picture (every time you changed channel) Spent about 45 minutes when I arrived, wiping down surfaces (top of bed head was very dusty), fridge-freezer was turned off, so there was water in the fridge which was coming from the freezer compartment which had defrosted, so had to wipe that down. Shower room was small and shower compartment was very very compact and the water drained away really slowly.

Privacy and quiet were good. Kitchen facilities were good. Shower was very good but a little cramped. Room size was good but closet space was small. Nice bright windows but they did not open sufficiently to give good ventilation.
We never found out how to use the vent hood in the kitchen. An overhead fan would have been useful as ventilation was not great. More towels should be provided even if there is an added charge generally. Similarly, paper towels and toilet paper are a basic expectation. Having to buy so many little usuals' for a brief stay was annoying even although the Sainsbury's was quite close. t also promoted much wastage.

Exactly as expected! Best booked for short stays and if you know you'll be too busy to spend much time here. Friendly staff, clean, and great location not far from the centre of Edinburgh.

I loved the convenience of it's location. Right by the tram stop, being 2-3 stops away from the city centre. Room was a decent base for us to sleep each night.
Three things unfortunately didn't do it for us. Firstly is being street facing, it is LOUD. All night it doesn't really get much quieter. There's soo much noise pollution it made it very difficult to get to sleep of a night. Secondly, this hotel is extremely hot! There's no AC and the windows only open a tiny part (I understand for why). This too made it uncomfortable and difficult to sleep, and having the windows opened barely helped however contributed to how loud it was outside. Lastly, the pillows are flat and have zero volume and you only get two (so 1 each when it's a double) which was absolutely rubbish!

Amazing staff and well organized, modern bathroom, enough electric sockets. Tea, coffee, salt, pepper, milk, shower gel, shampoo, ear plugs and laundry detergent are provided at the reception at all times. We were provided a free towel per person upon arriving. Shared kitchen is big and clean, big freezer, big fridge, microwave and water kettle. It includes a small living room area with sofas. Great location near City center, a lot of restaurants and supermarkets nearby. WiFi works!
No toaster in the kitchen. The walls are thin enough that you can hear other guests snorring and slamming doors (to be fair, the accomodation provided free earplugs). Closet comes without hangers. Matress too hard.

Location was excellent and the facilities were good. The kitchen was a bonus as was the food storage. We asked for,extra pillows which we were given. The complimentary bits and pieces in reception were a good idea.
The mattresses were a little uncomfortable. It would have been good to have had a cloth, washing up liquid and tee cloth in the kitchen so we could clean up better. We did have the disturbing incident of man entering our room in the early hours of Friday morning. There was a man who was shouting outside every night until the early hours. Don’t suppose much can be done about that,

We came here after having a scam-scare with another hotel and we were taken care of quickly and with such kindness. Everyone that works here is so pleasant and quick to help! Our room was small and bare-bones, but clean and served its purpose, as we weren’t there much. My partner and I had a good stay here, and the location is pretty well hooked-up away from the crowds and tourist scene.
The full bed could be a bit challenging to fit two people, especially adults, and we were woken up in the morning with knocks on the door asking if we were checking out, although we booked and checked in the night before and were staying multiple nights. It felt like someone should’ve seen that in their system, but they were very kind about everything when told the situation.

Really great value accommodation in Central Edinburgh. It's student accommodation in a modern building. Nice and helpful staff in reception, which is available 24 hours. Key card access to your room, which is a good size, clean and comfortable. There was also a (very clean) kitchen shared between the 6 other rooms in my hallway. The kitchen also had a little sitting area. Great location on Leith Walk, with great bars, restaurants and shops on your doorstep. The nearest tram stop is 5 minutes walk away, which can take you all the way to the airport, via Princes Street and the West End, or down to Leith Shore and Newhaven in the other direction.
Nothing, it was excellent value.

The Reception Staff couldn't be more helpful, nothing seemed too much trouble. The Rooms aren't massive, but were clean and provided a comfortable bed. The location is about a 15 minute walk to the main centre of Edinburgh, and so for the price this is great value accommodation.
The only real issue for me, and very minor, is the quilt cover is too small for the quilt - not a major issue, but does tangle you up, and probably not great for hygiene.
