Spacious, well-appointed room, very friendly staff who are very helpful, beautiful lounge, excellent breakfast. Excellent restaurants within walking distance. The rooms are well insulated for sound.

We were not advised until we arrived that the restaurant was closed for evening meals for the duration of our stay, which was inconvenient. Mattress was extremely uncomfortable, thin, and hard. Also, our room was a basement room, which is not clearly advised when booking - if known, we would have chosen another room.

Great location in a quiet residential street just off the vibrant Leith Walk. A nice large room with a very comfortable bed. The room was perfectly warm without being too hot and the duvet kept me warm and cosy. Some hotels are far too hot and the duvets can be the biggest winter ones. Some lovely touches in the room included a nice selection of Clipper hot drinks to enjoy along with some Scottish eats. These were replenished each day, much appreciated.

As I read in some reviews small areas of decoration did need a touch up/refresh but this was a minor issue. It all added to the experience of staying in a heritage style hotel.

The room was large and the hotel is well placed and quiet. The windows opened so I could get fresh air whenever I wanted it. There are two lounges for guests and a back garden. Staff is very nice.The hotel is more comfy than it is swanky.

Wall plugs are in strange places, so in order to use the tea kettle I had to bring the waste basket from the bathroom into the bedroom and set the tea kettle on it. The wire from the plug to the base is short enough that it wouldn't sit flat on the floor and the desk seemed too heavy to move -- also, there were other things in the way, so the bathroom waste basket was the fastest and easiest solution. Also, there is no counter space in the bathroom, and no shelves in the bedroom, only a hanging closet with a few hangers.

We just stayed here whilst getting married at the City Chambers. We booked one of the Georgian four poster rooms and it was perfect in every way. Firstly, the room was huge with floor to ceiling sash shuttered windows, the ambiance and decor was pure luxury and the bathroom very sumptuous with its own seating area. Everything from the complimentary snacks, high end toiletries and devine smell everytime we returned was 10/10. Staff were attentive if needed but not overbearing which is what we prefer. I've stayed in much more expensive 5 star hotels and they don't come close to this historic beauty. We will definitely be back for many anniversaries to come!

Excellent hotel in a good location. Quiet area but with good access to trams. Beautiful building that is full of character. Beautiful comfortable room with great facilities and furniture. A lot of thought has gone into making sure that guests have a good experience. Really helpful staff - both my wife and I were under the weather when we arrived at the hotel and this continued over our two night stay but all of the staff were concerned and caring. Having to stay longer in our room than we intended instead of exploring Edinburgh was disappointing but at least the room felt homely and a good place to recover. I am only sad that we were not able to dine in the restaurant.

The hotel was extremely comfortable. It was cold in Edinburgh but the hotel was cozy with great under floor heating in the bathroom. The room was well presented with comfortable beds, tv, hairdryer, iron & ironing board (not used!), small fridge with a bottle of water, tea/coffee and snacks, lovely towels in the bathroom, and a great shower. Breakfast was very good. Lovely glass of orange juice, choice of porridge, yogurt, fruit compote, full Scottish breakfast and other egg dishes. I had eggs Royale which had 2 poached eggs, smoked salmon and muffins with a delicious Hollandaise sauce. Lovely toast and tea/coffee.

My partner and I recently enjoyed a one-night stay at No11 Boutique Hotel & Brasserie while visiting the Edinburgh Playhouse, and we had a pleasant experience overall. The hotel's location is incredibly convenient, allowing us to easily walk to the theatre. Upon arrival, we were warmly greeted by the friendly staff, who made us feel right at home. The cosy room, although on the smaller side, had a charming ambiance that added to our stay. We also appreciated the complimentary treats—a lovely touch that made us feel welcomed. In the morning, we enjoyed spending time in the breakfast room, which had a nice atmosphere. While our experience was enjoyable, we recognise there’s always room for improvement. That said, we would definitely recommend No11 Boutique Hotel & Brasserie and look forward to staying here again on our next visit to Edinburgh!

The breakfasts were really good, possibly some of the best we’ve had in a hotel in the UK. They kept us going all day. The staff were all really friendly and helpful, great service. The hotel was within walking distance of everything we wanted to do and not too far from the railway station to walk. It was really close to lots of amenities and there lots of cafes and restaurants nearby on Leith Walk. We had a meal in them hotel restaurant on our first evening there and the food was amazing.

Our room was on the top floor. There was no lift which wasn’t a problem for us. The room was very small, probably one of the smallest rooms we’ve stayed in and maybe more suited for single occupancy. There wasn’t much room at the end of the bed and there was a television low down on the wall so when you walked round there you bumped into it. The tv would have been better higher up the wall. We don’t think the room was really value for money. If we were to stay again we would want a different room.

Charming hotel with an amazing and serviceminded staff. It was locaded just below Calton hill in a calm and beautiful area. Walkingdistance to everything, and if you don't like walking it was close to the bus stop. Really good breakfast where you ordered what you wanted to eat, that way is was served warm and beautiful plated. Our room was beautiful with skylights and a view over the small backyard. The staff was very friendly and helpful. Really enjoyed our stay. When we visit Edinburgh next time we will definitly stay at this hotel again.

We liked everything, only thing I didn't like was leaving.

Lovely building with tastefully decorated and very spacious facilities that felt both luxury and cozy at home, featuring unique room color and furniture theming. Professional staff who are always pleasant and well mannered, willing to accommodate for any wishes pre-booking and during your stay. Absolutely recommend for couples experiencing Edinburgh together! Better more than one night to make the most of it.

Very impressed with the staff and rooms in general just with some notes: Parking is not an option for most at a ridiculous hourly rate in front, best if you are flying in and getting a Taxi / Uber not travelling by car. We parked a 30min bus ride away in a 24hr lot and used the chance to explore the city on the way. The farmhouse style bathroom window shutters couldn't fix in place which affects the privacy at night with the light on if they hinge open on you unwillingly. Including breakfast with the room charge would justify the price even more.
