The staff were fantastic, nothing was too much trouble. The location was amazing; quiet but the marina had plenty of boats and pathways to look around. The rooms were spacious - some very much so. They were well decorated and had plenty of storage. Meals were easy to book and well presented. A variety to choose from: pub style burgers, salads and some more restaurant style .All were reasonably priced.
Nothing was bad. However, there were a few minor irritants. The showers were warm, but only just. There was a broken blind in one room and the curtain rail in another dipped badly in the middle. In another room, there was a small amount of mould around the window, which also had quite a bit of condensation. None of this was upsetting, just took the shine off the accomodation.

An exceptional hotel, ideally located with fabulous views and atmosphere. Monica and her colleagues were superb and so helpful. Dining is superb, we ate at the hotel every night as the choice was variable, reasonable and very tasty. Also experienced by many locals who obviously frequented the hotel and bar. Views are spectacular with sunrise across the Solent. My wife and I shall will certainly be returning again when the lift is fixed.
Hotel was letdown by lack of disabled parking close to the hotel, poor disabled access and broken lift. A good hotel let down by poor maintenance.

Room was beautiful and spacious. Romantic and comfortable. The staff were very nice and helpful. Lots of light coming into the room with lovely views We ate at the restaurant and the food was really tasty and very good value. My husband had the cooked breakfast and that was great too.
The restaurant could of been more segregated from the bar area. We wanted a romantic meal and we didn't get that feel. They had also run out of a few items The continental breakfast was disappointing, it was a kind of it's there while it lasts and if you head down later in the time frame you might miss out as they don't replace the pastries etc. First come first serve sort of thing. Staff wer helpful went out and found me more bananas and cereal but I was just stuck with one mini croissant as the rest had been taken. They did try to accommodate tho so it was a minor thing really.

Continental breakfast was included with the room I booked. Everything was fresh, but bananas and yoghurts were short in supply. The meal we had on the last evening was exceptional, we had lamb and also the sea bass, it was very good value. I must say all the staff were very friendly and helpful, I would definitely stay again and recommend the Boathouse for a visit.
Nothing to dislike but just a mention:- Some public areas need a little attention with cleaning. The balcony decking outside our room was very slippery the morning after a nights rainfall. (Maybe needs a jet wash)!

We had the room in the very top of the building - it was AMAZING!! Light and airy, fab views and very spacious. Great shower and huge bath. 2 very comfy beds. With all the windows open it felt almost like you were outside. Tea&coffee facilities and a tiny fridge with free milk and water. Especially enjoyed the lounge area on comfy sofas. One rainy morning we sat in bed with a cuppa and watched the train on the pier go back&forth. Sadly NO pastries on the first morning and I don’t eat cereal so went for the cooked breakfast option (£5 extra) it was delicious!! Following day there were croissants so we had the continental option which was included in the room price. Parking was good when we were finally able to get a ‘boathouse’ space. Short walk to ferry pier and into a VERY cute tiny town centre.
1. No actual checkin area so you just have to stand at the busy bar and hope you get ‘noticed’ by staff. 2. The parking offered is for a handful of allocated spaces in the carpark OR purchase your own pay&display ticket! Had to come down to move the car later when the carpark had emptied out of gym&restaurant users - once there all was ok 👍 3. No pastries on the first morning and unable to pre-order!! It makes the breakfast, included in the room rate, very limiting. Lots of complaints so needs addressing!!

Excellent room with plenty of space and comfort. Great view over the Marina and out to sea. Breakfast inclusion was for continental only and extremely limited for choice. Cooked breakfast items were on average £5 extra if desired but just a shame that this could not be included in the room price.
Full breakfast should be included in the room rate. No formal reception area - it was located in the bar/restaurant. Could do with some cosy seating areas around the bar to enjoy a drink and relax especially if travelling alone.

The location on the Marina at Hythe is stunning. We had Room 2 which was enormous with a wrap around balcony giving us a panoramic view if the Marina and the Sound. We could sit on the balcony and watch the Cruise ships leaving and coming into harbour.Breakfast was continental, cereals and pastries but with an option of a full English for £5.00.
We arrived on Sunday and had booked a table in the restaurant. Last orders was 5.30 and we felt the meal was a bit rushed. I had the lamb and it was swimming in olive oil. The sandwiches with a bowl of chips looked much tastier at galf the price.

The room was spacious . It was one of the most expensive rooms . But the room was great . The balcony which rapped around are room was fantastic with a fabulous view.
The price which included breakfast was only toast and continental , had to pay £5 for full English . The room was brilliant but there only one coat hook on the entrance door , none in the room . Silly maybe but we had four coats that day two for the day wear and Two for our evening out , and had now to hang them as suits wearing on the hangers and on the couple we brought ,

The location...if you like boats and water it's ideal. The staff are generally happy and helpful, and everywhere is light and bright. The restaurant has a good range of meal choices, with good portions and reasonable pricing.
Some areas could do with an update...stair carpets look tired (although our small room had obviously been decorated since last year) Outdoor furnishings could be kept in better condition. The 'inclusive' breakfast is a bit restricted...but to be fair, the additional cost for a cooked breakfast is really cheap 😋

Lovely location, brilliant room with lovely views. Stayed the night before setting off on our cruise from Southampton to avoid traveling down on the day of sailing. Couldn't have asked for a better start to our holiday. Had the included continental breakfast which was very nice. Even saw our ship in dock before we left hotel. :) Will definitely look at booking again before our next cruise.
Not totally obvious where reception was on arrival. Maybe some better signage from the car park? Also would have been nice to have a full breakfast included in room price rather than just the continental.
