The close proximity to the Great Central Railway. It is just 5 mins from Loughborough Town centre so you are not short of amenities or things to do. In some places I have visited you can tell that the proprietor does not care about their guests as the room will be either freezing cold or the heating will be rather limited. At the Holywell House you can tell that the traveller/guest is the most important person as the heating comes on about 5.30 in the morning and it would still be on at 9.00am when I went out for the day. When I came back in the early evening, you could feel the warmth in the rooms as the heating must have been on for a couple of hours to make my stay comfortable.

Excellent hosts with useful tips about Loughborough amenities in room info. Free car park and fast wifi on site. Location very close to town centre. Lovely ambience in public areas such as lobbies and dining area due to extensive furnishing with antiques (especially numerous working clocks)

Dining room and breakfast were magnificent but a lightly soiled napkin was supplied for breakfast which might better have been provided properly washed. The bedroom was on the cool side (but it was near the roof in the depths of January ! ) Bathroom was not ensuite but I booked knowing this, so whilst not a problem for me, it might be for others having to don clothes between the rooms and transporting towels etc

Very plush, manor house style furnishings, interesting photos and antiques. The owner carried my case up the stairs when I arrived, a nice touch. Room and bed cosy and comfortable. Quiet, no noise from others (but a bit of road noise). Tea making and TV all good (though you need an account to access Netflix etc). Very clean. The dining room for breakfast was beautiful, very grand! Breakfast was exceptional - huge choice (even a menu!) and very well cooked. The owner wore a suit and white gloves to serve me! Free parking at the back. A nice park opposite and just 10 mins walk to town.

The bathroom is outside the room (top floor), although not shared and well equipped. It was very hot in the room, couldn't turn heating down on radiator. On a minor road so didn't want windows open. An aroma plug made the room smell strongly, I only found it the next morning. I was the only one at breakfast but it was hard to get the owner to talk, which would have been nice, as they seem an interesting couple who run it, and I would have liked tips on where to go in LBoro/ surrounds - maybe having an off day. I was also moved from the big dining table to a window table looking onto the road, as it was set up for one person. I was early and no one else came in while I was there so I think I should have had a choice of seating.

Wonderful experience - immaculately, beautifully decorated, audaciously designed by the owners. Must’ve been years of antique buying! Our bedroom was large, comfortable and contained an actual throne; the large en suite included a bust of Mozart to keep you company. And despite all of the antiques and artworks everywhere you looked, the place was spotlessly clean. One of the owners served breakfast in full butler uniform, including white felt gloves!

Just our taste: more vegetables alongside the lovely sausage and bacon at breakfast would have been perfect.

This is a large, spectacular, antique-laden guest house that the outstanding hosts Lez and Derek have created over the last ten years or so, providing a marvellously welcoming and nicely off-beat experience for their guests. The large red brick corner house is full of twists, turns, and winding corridors, each containing yet another quirky artefact, clock, or eye catching picture. You are welcomed warmly on arrival, and treated like family, with their excellent breakfast being the crowning glory! Accidentally finding places like this, in the UK or Europe, is an increasingly rare experience these days. This place is just wonderful!

Location was excellent for what I needed. On site free parking. Beautiful character home, quirky but very interesting. Great host, the room had everything you could want and the en suite was massive and the shower was perfect! The breakfast was wonderful and all in all a fabulous one night stay. Cafe's and restaurants on the doorstep as well as a Tesco Direct within 200 yards for anything you need and a cash point.

Nothing I can think of as catered for my every need for my one night stay in the wonderful Loughborough.

I arrived late in the evening. Someone was waiting for me and led me to my room waiting for me while I parked in the car park. Which had plenty of space. The place was an old building with allot of decoration and bright deep colours. I would normally find that overwhelming. Yet it felt just right. It made me the place looks eclectic and comfortable. Just the right amount of comfortable and things to look at. It was a very warm evening. A fan was provided without having to ask. I would stay again.

Nothing I found the place great.

The decor and layout, it felt very cosy. Our room was nice and spacious for myself my wife and our daughter. A double bed and single bed in the room, we had an armchair each too. Nice big shower/toilet room. Felt very cosy in the room too. Some may say it’s all a bit dated but we felt this was part of the character and charm of the house, we loved it and if we ever need to stay in the area again we’ll be booking here. Breakfast was excellent in the morning too full cooked and choices of different fruits, yoghurt, cereals was spoilt for choice really.

The bed wasn’t the comfiest, kept rolling to the middle of the mattress it had sunk a bit. Woke up with a bit of a stiff back.

Friendly meeting with Derek when I arrived I originally had an external bathroom but that was changed without me knowing so it was en-suite, ideal for a woman travelling on her own. Quirky and very interesting deco and ornaments, pictures etc. silver service breakfast 👍🏻

Road noise which couldn’t be helped as it was a police or similar siren in the wee hours - I live across from a hospital and see the flashing lights but never a siren. Not Lez or Dereks fault

This is a very characterful, cosy and immaculate guest house, owned and operated by two excellent hosts. Nothing was too much trouble for Derek & Les: can I eat my takeaway in the dining room? Yes of course! Can I check out 15-20 minutes later? Yes of course! Can I leave me car here for an hour or so after checking out? Yes of course! My room was cosy & comfortable, the bathroom immaculate, and the WiFi excellent. A big free guest car park is immediately to the rear too. I felt safe and secure and the guesthouse is in an ideal location to explore Loughborough town centre and to visit the GC Railway. The full English breakfast was superb too!

If I’m being really picky, my room was quite warm and there was no obvious way to turn the heating down, plus the sash windows were difficult to open and keep open! The automatic air freshener also, I believe, aggravated my cough. Otherwise, everything else was excellent.
