Great location - you can walk to the ancient town of Hoi An by the side of the river. Room was clean and light with a huge bathroom. Comfy bed and the swimming pool was great for cooling down at the end of the day. Hosts very friendly and a great breakfast included in the price. Awesome restaurant with friendly owners just opposite and lots of other dining options within 5 minutes walk.

It would have been nice to order breakfast choice on the actual day rather than having to choose the day before other than this an amazing place to stay and discover Hoi An

Could not fault this place. Everything was just perfect for us. The host was so kind and helpful with offering tours, bookings etc. The room was spacious and so pretty. The pool was also of good size and so peaceful throughout the days. I mean breakfast which is included was some of the best we have had - chocolate and banana pancakes or yogurt/ fruit or bread and eggs and it always came out with fruits. The location was around a 15 min walk but renting a scooter is so cheap, it makes everything easier and allows you to explore all the beautiful area surroundings yourself. We just fell in love with this property and Hoi An overall. Just perfect and highly recommend this stay to anyone planning to visit.

The room is big and clean, but has a quite strong smell of mold/humidity. The lady managing the property is very nice although sometimes a bit pushy. We booked through her the ride to the airport and it went smoothly (it was also cheaper than Grab). Breakfast is included and you can pick from a few different options. There's the option of taking bicycles for free or to rent them. The swimming pool area is lovely. You're just 15min walk from the main central road and to get there it's a pleasant walk along the river.

I think just the strong smell of mold/humidity in the room.

Hieu was an amazing host! Family run suite! She brought us her delicious homemade treats all the time!! Breakfast was delicious! Location was great! And most of all is that Hieu treated us as her family! Crazy delicious grapefruit off their trees! Great neighborhood for restaurants and small convenience stores! Highly recommend their villa! Oh, and their beds and super comfortable!!!

On booking.com they state that they have fully equipped kitchens but all they have is a kettle and a mini fridge!

This comfortable villa was spacious, w large bathroom & excellent value for money. Wonderful large deep swimming pool. Location is walking distance to central Hoi An, or can use the free bicycles provided. Family run, the breakfast is delicious, tip: order the banana pancakes - YUM! Hosts are very helpful, & can arrange laundry, tours or provide local advice. We would definitely recommend & return again.

Needed some cutlery for kitchen but host provided immediately when requested.

It was very nice to have hot breakfast served at your preferred time and was inclusive to the room cost. The rooms we had were massive with high ceiling. Bathrooms were spacious. They were meticulously clean. The pool was very clean and inviting. Our children had a great time there. There were a washing machine & dryer which the host let us use. We appreciated this convenience. The property is of walking distance to the city approx 2km. We walked everywhere.

We had nothing to complain about.

It’s a beautiful villa, with the most comfortable beds and big spacious rooms. The host is just so lovely and really welcoming, she helped with any enquires and bookings. We felt more than welcome from the start to finish of our stay. If we’re ever back in Hoi An, we will be more than sure to book the Green Grapefruit Villa again.

There was nothing we didn’t like

The breakfast was simple, but it filled you up and gave you energy for the day. The property itself was amazing quiet and easy to find. I want to thank the owner for being amazing: she took care of everything and made my stay really lovely. She quickly booked trips to the airport for me and accommodated my requests (though I am a pretty independent traveller who doesn't make a lot of requests). Overall, would stay again!

Realistically, nothing upset me. The only problem I experienced is one that the hotel cannot control: there was a primary school graduation the last morning of my stay that started at 07:30 in the morning. Normally, not a problem but it was slightly annoying because I had been up until 03:00 the night before and I was desperately trying to sleep.

A very nice family facility. The owners, Hieu and her family, who also live in the facility but with separate entrances, are incredibly friendly, caring, committed to making guests feel good and lacking for nothing. I spent a month in this facility and felt thanks to their cordiality at home. I will remember our conversations with Hieu over breakfast and more. It was a very good time, for which I am very grateful. The owner, Hieu, speaks a very basic level of English, but there is no problem to communicate accurately with the help of a translator. We talked about many different topics and understood each other. The facility is practically new, very well maintained, very clean and pleasant. The whole area around the facility, rooms, swimming pool is very well maintained. There are many beautiful green and colorful flowers that Hieu's father takes very good care of. Unfortunately, due to the lack of warm weather, I did not have the opportunity to use the swimming pool and it looked very inviting and clean. The location is very good. Only a short distance from the bustle of the old town, but close enough that you can take a short walk or ride a bike very quickly, which the owner also rents on site. There are a lot of good places to eat dinner or cafes nearby. The wifi was very good especially in the downstairs rooms. Later I moved to the second floor and it was slightly worse but sufficient. Breakfasts were very good, always arranged with the owner to choose the day before. Regardless of the choice of dishes, additionally fresh fruit, good portions, delicious, very good quality Vietnamese coffee. To the closest, in my opinion, the most beautiful beach here, I rode a bike. It's a 10-minute trip one way. If you need anything, rent a motorbike, buy a trip, ask anything, ask Hieu, he will help you organize it for sure.

Please note when booking if you are traveling during school time. The first room I had was very comfortable and beautiful, but right outside the window there was a school playground, where children ran every break in lessons. It was very loud. I do not recommend the rooms on this site for people who are not hard sleepers and want to sleep long. If you don't mind, the room is great.

Amazing family run, with awesome rooms and outstanding service. Ann is an amazing host and nothing is too much trouble for her. She look after us really well. Lovely breakfast each day. As a bonus she taught us Vietnamese each morning. Our entire stay was a fabulous experience and I highly recommend it
