The serenity! Set in beautiful gardens, the house, built 100 years ago this year, is big and tastefully decorated with plenty of sitting areas, all styled to match the era of the property. We basically had the place to ourselves, but a bigger group would have still found it roomy. Everywhere you look is a vision of yesteryear, and it transforms you into a bygone era of luxury and a slower pace. You have time to read a magazine or chat, sip tea, or play snooker, and take it all the charm this delightful guesthouse has to offer. The bedrooms are pretty, and from the front of the property, in the TV room, you sometimes hear the gentle clack of the passing train. Breakfast was perfect with homemade jam and stewed pears and delicious frittata, and our host, Tim, was delightful. Bundanoon village is quaint but limited in amenities but we had the most enjoyable dinner at the local licenced Thai restaurant, which was a 10 minute walk away, and there were plenty of cafes to pick up a delicious cinnamon scroll for morning tea the next day before travelling home. Our only regret is that we didn't stay an extra day. We will be back.

The personal touch to welcome the guests, the personalised service at breakfast, the tastful and detailed decor of the whole place to create a warm and elegant ambience, it reminds one of the time of Raffles hotel in Singapore. Breakfast was personally served by David, who was the chef and housekeeper, keeping the whole guesthouse (a heritage building) clean! Tim, the owner was just as welcoming, showing us the property and gardens. If you like a clean, quiet, and homely place, look no further. Even the garden grounds are very tastefully done up. There's also a cottage for families and the king bedroom, which are very tastefully decorated by Lucy, Tim's wife, who has a keen eye for details!
It would be useful to have a sheltered car porch for luggage drop off on rainy days and a slope for overseas visitors with bigger luggage to roll on instead of the steps. (I'm not sure if there was a slope for handicapped wheelchair.)

The guesthouse is a beautiful and well-furnished building, super cosy, a lovely welcoming atmosphere with friendly hosts. The breakfast was simply perfect and location stunning.
The only drawback for this property, and I'm not sure if all the rooms are like this, but our room (room 9) was connected to the next room by a thin door. This meant there was pretty much zero privacy - you could hear EVERYTHING from the next room (and I mean everything... even them using the toilet, lol), even when speaking with a normal or low voice, it was like they were in the room with us! This meant we didn't feel we could really relax or talk to eachother without next door being involved, ha ;)

Charming guest house with friendly and helpful hosts. Lovely guest lounge and other areas to sit in comfort and enjoy a cup of tea or a drink with friends. Great choice when travelling in a group. Evening meals available or walking distance to cafes, shops and a pub.
Tea bags in a teapot for breakfast! The guest house has a charming old fashioned atmosphere and vintage decor, so why not offer leaf tea? You have the teapots!!

Location was within walking distance to town for lovely cafes and shops. Makers market was on the Sunday we were there and had great variety of art, craft, cakes etc. Breakfast was lovely. Fresh fruit, cereal, toast, coffee/tea, yoghurt and a bacon and egg slice. Rooms and bathrooms were spotless. Shared facilities such as lounge room were comfortable and well equipped. Gardens were beautiful and well maintained. Plenty of parking onsite.
Can't think of any negatives.

I had just finished a very wet camping trip and my gear was soaking so it was very much appreciated that the proprietors were able to provide a large outbuilding to dry out my gear. That's above and beyond our expectations. The breakfast was advertised as continental and it was unexpected and pleasant to have a speciality of the house bacon and egg 'pot' and variations on this for the three days as well as the muesli with fruit, toast and coffee. Loved the background French music.
Everything is getting expensive these days but we might have paid more for a larger breakfast as we are both very physically active

The guesthouse's location was perfect, a short stroll to town and the station. The room was cosy with nice heating, electric blankets and heated bathroom floors. While there was no wardrobe, there were plenty of hooks to hang jackets. Breakfast was outstanding. While the description mentioned a 'continental breakfast', they really over-delivered. We were treated to juice, coffee, muesli, yoghurt, homemade jam, really nice bread and a warm cooked item that was different both days - the bacon and egg pie was delicious.
The soundproofing could have been better. We heard the trains run through the night. Lucie and Tim were very friendly. However, and while there was no ill intention, we didn't believe that sharing our room number and morning routine with other guests, regardless of our relationship with them, was appropriate.

We had a special Mother & son little weekend getaway and was pleasantly impressed by this gorgeous guesthouse in a beautiful town of Bundanoon. The location was so serene and upon entering the guesthouse, we were greeted with a lovely welcome, beautifully scented candles, and with the warmth of the fireplace, we knew it was the perfect place to unwind and enjoy quality time together. Our room was very clean with a nice modern bathroom overlooking the stunning gardens. We loved the cozy family room where we enjoyed a great Netflix movie and best chocolate brownie for afternoon tea.
The kitchen was closed for dinner on the Saturday night which was a little disappointing as we were looking forward to trying the delicious dishes on the menu.

Love the decor and cozy vibes with the fire place and the lounge. It was super comfortable to just enjoy your tea and read a book.
If the compost bin was labelled since we easily thought it the compost bin was a normal bin. The pavement from the room to the park would be nice to have a bit of a clean up with the moss build up. It was slippery during the rain. But these are just little things. Overall it was great!

Tim and Lucie are welcoming and friendly hosts. The bedroom was nicely furnished, and the bathroom was of a good size. The breakfast was advertised as continental however it included a hot course. We enjoyed spending time in the guest lounge with its comfortable lounges and a view of the garden when having afternoon tea and pre-dinner drinks. It is an easy walk to the village for dining.
