It's a great flat in a wonderful location, you really have all you need and you are in a lively area that is not super touristy but full of options to go out

Pay attention to check in time, you have to arrive before 7, otherwise no one will wait for you, we had to change our plans to do it, other option is sending ID and credit card by email, not even by any system, which sounds absolutely crazy to me. The guy in the reception was supper weird and not very pleasant. If you want to use the kitchen, you should clean it at the end of your stay or you won't get your caution back...all in all some strange rules apply to your stay.

On stepping inside, it was clearly a well maintained and cared for residence. We loved the peaceful studio that we had been allocated at the rear of the property. It was overlooking the garden of the church and bell tower of Santo Spirito. We enjoyed watching the swifts flying to and fro. Our comfortable newly refurbished studio with a small balcony was ideal for a week's stay. It's situated in a quiet road (little traffic) which offered quick access via the Carraia bridge to the centre of the city's museums and galleries. The studio was spotlessly clean and the kitchen was well equipped, although no dishwasher which didn't affect us as we ate out most nights. The shower, which was on the small side, had good pressure. Lovely fluffy towels which were changed regularly as was our bed linen. The bed was large and very comfy. The great seafood and pizza restaurants in the same street were an added bonus.

Occasionally, the church bells waking us early.

Really good location in south side of river, 15-20 minute walk maximum to every attraction. Large size room. Comfortable bed but two single mattresses pushed together. Good kitchen with fridge and freezer. Coffee machine with pods supplied.

The shower was awful, worst shower ever used, would put me off recommending and coming again. Had to hold the shower head, when on the wall was about 1m high. Should have a holder for the shower in the corner of the ceiling. Nightmare to wash long hair. Bells on nearby church were loud but at reasonable time (first heard at 8:30am)

The location is ideal for not only accessing all the sites of Florence but also to capture some of the peaceful charm of the city with its views across to Santo Spirito and a small garden. The rooms are pretty and well maintained. The staff were helpful in answering all our questions on arrival, including directions to the nearest laundromat and grocery stores. We found the easy access to the train station, just across the bridge, came in handy when doing day trips from our base in Florence.

The bells of the nearby church may ring out a little on the early side for some, though they are a nice reminder of the ongoing sense of community.

Very neat, clean and comfortable. Lovely view from the balcony of the church and gardens behind. Staff were friendly, professional and very helpful. Location is close to most major sights and the street below is busy enough to feel safe in the evening without a disturbing noise.

A proper kettle would have been good for a tea drinker and an oven would have opened up more dinner options when we ended up staying in more than originally planned. Minor quibbles for an excellent property.

We loved the Oltrarno district. it had a more natural, neighbourhood, feel compared to the centre of Florence, with lots of great bars and restaurants, but was within walking distance of the Pitti Palace, Uffizi etc. The suite itself was nice, although slightly smaller than we had thought it may be. It overlooked the gardens of Santa Spirito, which was really nice and also meant we were not disturbed by outside noise. Soundproofing seemed good, as we did not hear any other guests. No breakfast provided, but there was a small kitchen area, with a Nespresso machine and if you want to breakfast out there are lots of nearby cafes.

We stayed in September and received a few mosquito bites, but that is more of a complaint against nature than the suite. Don't think you can escape the mosquitos in Florence.

We stayed in apartment 9 which was a studio. It didn’t have a balcony but had two large windows with an amazing view over the church and gardens of the Basilica di Santo Spirito. We loved the sound of the birds coming from the gardens. The studio was a good size and very clean. The bed was comfy and the shower good. Santo Spirito is a great neighbourhood with some lovely bars and restaurants, and it was only a short walk across the river to the main attractions of Florence old town. We loved Florence and would definitely stay at Palazzo Mannaioni again.

The bell ringing in the church nearby started about 8am but it was worth it for the lovely views!

The view from the terrace was simply spectacular looking at Santo Spirito church and dome. During the day Santo Spirito is quiet and charming AND is within 10 -15 minute walk of all major attractions and sights in Firenze. Nightime in Santo Spirito is lively and a couple of nights there was some late night (i.e. 2 am) noise but overall...fantastic

Air conditioner in the bedroom/living room area was not working properly from Day One. By Day 5 it was suffocating at night ; mechanical problem was finally identified but was unable to be repaired before we left. opening the windows created a mosquito problem and the anti-Mosquito adapters that plugged into electric sockets required a YouTube video to figure out!

Location was wonderful. Walking distance to Santo Spirito market and lots of restaurants. Felt very safe. We booked 1 bedroom apt. Main bedroom was comfortable with smaller bathroom. We all enjoyed the 2nd bathroom more which has deep tub and handheld spray head.

Sofa bed mattress is very lumpy and not really comfortable but was ok for a couple night stay. Tiny shower in 1 bedroom apt. which is common in Italy…feels like showering in coffin.

This lovely apartment had a balcony and windows with beautiful views of Florence. It was very well located in the gorgeous area of Oltrano, and scrupulously clean with an excellently laid out kitchen and dining area plus a quality bedroom / sofa space. The host was so helpful and attentive with very good English. All round a great stay.
