The room is one of three (?) in a converted apartment in a clean, well-kept apartment block - there is even a concierge! The area is also surprisingly clean for Rome so close to the station, and one feels quite safe at night - except for the road-works that make getting there a bit of a nightmare, but that's only temporary. The location is excellent, only a few minutes walk from Termini station and perhaps half an hour to the city center. It is on the second floor but there is a lift. The room is good-sized, larger than many hotel rooms, and has modern and good-quality fittings, and spotlessly clean. There is a refrigerator and kettle, good for relaxing after a hard day out (a microwave in the reception area would be nice). There is also an air conditioner but we didn't need to use it. The hosts are pleasant and helpful. All in all, we had a very pleasant stay.

The shower is very small, and large people may have a small problem :) The room can also be quite noisy at times, particularly from the apartment above and the reception area just outside the door. Although the window is double-glazed, street noise could also be obtrusive particularly in the early morning when the delivery vans and refuse collectors come round.

The location was perfect for walking around Rome. The breakfast is very good warm croissants and juices and coffees at a local shop.

Convenient to Termini station and comfortable room and bed. Sara very helpful and friendly. Easy self check in. Felt very safe and secure. Fridge and aircon in room was a god send in 38 degree heat!

The block we were in (Aelius have an apartment in A and B of same building) didn't have a communal area/reception which would have been helpful and from the photos we thought we would have this. Also note that although photos show breakfast on bed it is not included. Not a problem but slightly misleading.

Such a great spot to stay, easy to get around to the hotspots! Short walk to Trevi fountain. We loved using the electric scooters to get around the city. Breakfast provided at a cafe near by which was fresh and a nice addition to get your day stared. Great restaurant just a couple of doors down.. Lovely owner she helped us a lot with places to go and see! Highly recommend the room was very clean and large for Rome. Anything we needed the owner assisted, would highly recommend to all.

Nothing all great

Beautiful cosy room in a historical building, provides everything you need as a single traveler. I especially liked the modern and very clean bathroom, the fact that there was a water kettle in the room to prepare tea and even a small fridge (which I didn't need, but for summer this might be crucial). The blankets were very warm and comfortable and there was a heating in case it had gotten colder. Both hosts are lovely persons, they take good care of their guests and are prepared to help in case of questions. The location is fantastic: less than ten minutes to walk from Termini, that's really helpful and there are many small grocery stores, bakeries, bars and restaurants in the same street. Stepping out the door you are basically at the back side of the Terme di Diocleziano and already in the historical centre of Rome. I must say that I usually pick accommodation in this quarter (Castro Pretorio), but this was by far the best place I have been to. I stayed a whole week and could easily have stayed longer. The colour scheme of the room is very nice in warm brown and beige, and it was mostly surprisingly quiet at night (my room was facing the yard).

The description said breakfast would be served in-house, at the room. This is not the case at present, perhaps due to COVID or due to off-season. Instead you get a block of vouchers for a daily coffee plus croissant in a nearby bar. The queue over there can be long, space and bakery are limited. On my first day the cornetti were already out, then I went earlier. If you are not used to drinking much coffee ☕ (like me), you can get a freshly pressed orange 🍊 juice instead. It's an authentic Italian very simple, quick and sweet "breakfast" 🥐. Luckily there are many alternative options nearby, so food is no problem.

Such a great service! I could check in any time, Sara gave me the clearest information about everything so I didn’t even have any questions while I was checking in by myself. Location is just perfect as it’s right next to Termini station which is very convenient. But even though it is a central area it was surprisingly quiet in our room. Very clean, air conditioner works well, tea/coffee and little snacks served on the table. We really enjoyed our stay 👍👍👍

Convenient location to public transit, absolutely silent at night, super comfy bed, and extra clean bathroom and room. The room and bathroom are not too small, which is common in hotels around the train station. The room and bathroom are decorated with simple modern design, so there is no ugly furniture or art to look at.

I wish the reception was open earlier to leave my suitcase, but I understand it is not a full-service hotel.

Maria was amazing, We arrived in the evening and the reception is only from 9am-6pm, but she's given the instructions to get in the place/ room very clear. The room was spotlessly cleaned daily. Very close to termini, restaurants and mini grocery. The public bus 492 is even just in front so it's super easy to go around Rome and goes back to the hotel. We will definitely choose this place again if we'd come back.

The breakfast is outside the hotel about 2 blocks, a small cafeteria. they serve croissants, sandwiches, coffee of your choice and fresh orange juice. Would be nice to have other options that serve with eggs, fruits and yoghurt.

I like the location because it was close to the train station and easily walkable to many popular spots in Rome. Some people might feel it's far, but it's a very walkable distance. Maria was a lovely host and very welcoming. I love her vibe and attitude toward her guests. We felt very safe staying here. There are three layers of safety you have the massive door (typical in Italy) before you walk into the building, then you have bank style door before you can enter the hallway where your room is, and then you have another really big door to enter your room so we didn't feel at any point unsafe. Additionally, there are many restaurants nearby where you can enjoy a delicious meal.

The room was terrific. The bed was a bit uncomfortable. It was also two beds put together to make a queen bed, but after a full day's walking, we were so exhausted that we were able to get a good rest.
