We didn’t realise that the property didn’t have a dining room and that breakfast was served in your room. That said there was a great choice of options and it was served beautifully and promptly. The best thing about the property was the location - steps from the grand canal and the water bus stop. It was fantastic. Laura was helpful and answered all our questions. There was a lovely little square nearby tucked away in the back streets with 4 or 5 good restaurants. Would recommend for a short stay in beautiful Venice.

Location was absolutely ideal, in a very quiet part of town but close to restaurants and just steps away from the vaporetto stop. As you walk around in the evening, you feel that you are visiting the true Venice, where citizens live, and not just a tourist site. The owner and her staff were extremely nice and accommodating. The Garden View room is upstairs with just a tree outside, so you can leave the shutters open night and day and still have total privacy,

Even acknowledging the high cost of accommodations in Venice, the Garden View room seemed to me to be over-priced. Except for that, everything was lovely, and I would definitely stay here again with a Canal View room.

Very clean comfortable with lovely furnishings. Great location with a view over the Grand Canal. Or host Laura was very helpful and accommodating and we could leave our bags longer after checkout. Best breakfast we’ve had in weeks of travel. There was a lift so no stairs to climb with luggage which was fantastic and close to train station either by walking or vaperetto.

The B&B Vista Sul was a clean, comfortable, inviting home apartment. It is easy to find, check in was simple, and the family who runs it are knowledgeable and friendly. Breakfast is brought into your room at your requested time and based upon your request when you check in. This appears to be a holdover from Covid days and is not my preference, but I understand it. The location is good, it is at the intersection of two major canals. There are very good nearby restaurants, with our favorite being Trattoria Alla Feratta. Walking to Rialto bridge is 15 min. All in all, a great visit.

Great location, fantastic hosts, and very nice, clean and comfy room. The view is amazing, but remember that if you stay along the grand canal, you will hear the boat traffic (motor and honking). With windows closed though it's not bad at all and still very much worth it.

Love everything, just be aware of the boat traffic on the grand canal. I would not let this deter anyone from staying here though because everything is excellent.

It was an absolutely beautiful room and the view was amazing!! The breakfast was brought to our room and was a great way to start each day.

The design of the shower leads to water spilling over into the space around it. We used up many towels to try to avoid the water flowing out of the shower. Unfortunately the towels weren’t replaced and were soaking wet the next day.

We had the canal room and it was fabulous! our friends had a smaller room down the hall and it was good but didn’t have the view . Our room was huge and could have slept 4 easily. We opened the windows and had a great breeze all night long…. being by the Grande canal is not quiet tho… the boats go down the canal till at least midnight making lots of noise and start up again at around 7. The view was spectacular ! it is extremely hard to find the entrance to the B &B the first time but afterward we had no problems. it is close to the train station but you must go over a large bridge to get there. The breakfast was delicious and filling and was brought to your room. This is a great B &B - try to get the canal room! The owners took great care of us!

The room was very clean and spacious for a family of 4. Well stocked with everything we needed for our 2 night stay. Location was convenient next to the ACTV stop. So, we were able to commute to the train station, airport and all sites conveniently. Host was very nice and responsive. Breakfast was a freshly made and delivered to the room.

The host Laura was very friendly. The room was spotless and the breakfast in the room was perfect! It was in a quiet location on the canal with a fantastic view but only a few minutes walk from restaurants and 10 mins walk to the terminal. Communication and advise was excellent.

Laura is such a fine hostess. Nice breakfast, quiet, comfortable. Location close to trains and busses is nice, but it is off the beaten track so we felt like we had our own piece of Venice. Great place from which to explore Cannaregio and Castello.

A little bit hard to locate the exact entrance. The bell is one of four bells a couple of feet to the left of the door and the labeling is small. Be sure to pay close attention.
