Location was great and the staff were fantastic. I would come back for the friendly people who work there. The room was very neat and appointed in Victorian style which was very cool.

It was cold the first day and evening (and I was sick). I asked the front desk to check on the heat and they turned it on from the front desk. I expected it would already have been on. Breakfast area is kind of small and there were lots of patrons. Also no hot eggs, just breads and cheeses.

The location was brilliant - one block from both Piazza San Marco and the ferries. It was about a 25 minute walk to the major Biennale sites and a 15 minute walk to the Peggy Guggenheim Museum. Breakfast was great and we were so close to a fabulous selection of sights, restaurants and shopping.

The rooms were a bit small, but we hardly had any time in our room, so that was really just a small inconvenience. We noticed the twin room we booked for our kids was roomier than the double room we had so next time I would book twin beds - beds were together, but more floor room and a larger bathroom

Hotel was in perfect location, 2 minute walk from from water taxi rank Zaccaria on a side street, and just around the corner from Basilica di San Marco. Hotel room was clean and comfortable beds. Toiletries in bathroom included and free safe just pay a deposit when you arrive and you get it back when you leave also has electric kettle and tea coffee . All Hotel staff were friendly helpful and informative, I asked Paolo on reception if he could recommend a restaurant for dinner, he went a step further and phoned up and booked it for us as restaurant is always busy and needs to be booked. Restaurant is called Al Giardinetto it was excellent beautiful outside garden setting when you enter the building and food lovely. Breakfast at hotel was continental perfect lots to eat to suit all and also catered for gluten free. Right in the middle of everything but also on a quiet street we would definitely stay again if visiting Venice.` We would like to thank all the hotel staff for all being so helpful informative and polite during our stay.

The location was perfect. It was spacious and clean with all the amenities needed for a family stay.

It was on the 4th floor with no elevator. If you travel with a lot of luggage this is not recommended. And stuff doesn't help to bring things up.

location was great, right near the bridge of signs. Easy to find from the waterbus stop and easy to get to the main hubs. Probably the best gluten free breakfast ever!

I didn't like that our room was by the lift but that can't be helped.

The location is perfect! Very close to S. Marco square, vaporetto and lots of restaurants or bars nearby. The hotel provides high speed internet and has a lift. Basic breakfast is also included. Staff are friendly.

When we booked we asked for a double bed( means whole bed with 1 matrass) but got 2 single matrasses put together instead and easily shifted while sleeping and created a big gap in the middle of the bed. Bed spreads ( kind of made of wool material is old and ugly. Found some hairs in bed spreads. Made us wonder how often is the bed spread being washed or cleaned? Pillows are flat and uncomfortable. I think this is the time this hotel has to invest in a good matrasses, pillows and better bed spreads.

Location is great. Nothing to complain, basic hotel but of course in an old, nice building.

Breakfast was slightly disappointing but not the worst.

Breakfast should have more options. Shower was like pissing. Wi-fi really Bad, only work from the bathroom.

- Very friendly people at the reception, they tried to help with all questions. - The location is perfect - near the promenade, St. Mark's Square is a 5-minute walk away. - regular cleaning, - everything that was listed in the room description was there. Also, they allowed us to leave our luggage for a few hours after check-out.

- The cleanliness left much to be desired (the shower curtain was not very clean) - the room had only one narrow window and it was stuffy all the time - tactilely unpleasant blankets (in Italy, there are usually no duvet covers, so you have to sleep under a sheet with a blanket on top, which was uncomfortable) - uncomfortable bed. However, it was disappointing that when we booked, we requested a better room within the booked category (our first time in Venice), and were assured that everything was okay, but in the end, we got the worst room shown in the pictures. The window was very small, and the room was quite stuffy. - Seagulls and mosquitoes are there, but that's not the hotel's fault; you need to be prepared for that when traveling to Venice.

Perfect location! Hotel is right across the water taxi stop & has elevator access which is very convenient especially if you have luggage. Piazza San Marco is a few minutes walk away. The room is small, which is normal for Venice, but it was clean and tidy. (You don’t really spend much time in the room anyway!) Breakfast was lovely and fresh. Special thanks to the nice man at the reception (didn’t get his name) for recommendations and helping me find my way to the train station :)
