Convenient location for public transport & plenty of shops & restaurants. Good access to the hotel as the nearby water bus stops are convenient for the water buses to and from the train station & airport. Very clean & comfortable room & bathroom. The room & bathroom were on the small side but manageable and functional and having the balcony added to our comfort. The shower area was big but the shower head was very high up on the wall though it was detachable for those of us that are short and there were also good toiletries provided. Good tea/coffee making facilities & the bed was very comfortable & the location quiet so we slept well. The staff were friendly & helpful - providing info about the water bus strike & we also needed information about the French air traffic control strike & our flight situation that the receptionist helped us with. On the day of departure there was heavy rain and the receptionist kindly gave us an umbrella which we greatly appreciated (we passed it on to an arriving passenger at the airport to use for their stay in Venice!). We liked the hotel & the location and we had a very enjoyable stay in Venice.

No milk provided with the tea/coffee. They could be more generous with the provision of toilet paper! The lead for the kettle was short so we had to put it on the floor to boil as that seemed the only accessible socket. One of the bedside lamps was not plugged in and didn't have an obvious socket to access. These are all minor though and we enjoyed our stay and liked the hotel and the location.

A great place to stay. Very friendly staff. Superbly located on a quiet street just behind plaza san marcos. A short walk to the vaporettos, the Venetian aquabus system. Lots of great restaurants nearby. Of course , that is not surprising in venice, but there were some nice local coffee shops and places to get snacks as well as gelato within 10 meters....and that's not always the case. It makes for great base to explore venice. Walk half a block and turn to your right and go see san marco and all the tourists and craziness. Turn to your left and explore a quieter venice.

Excellent location, comfortable beds & pillows, AC in the room, hair dryer in the room, refrigerator in the room, elevator if staying on higher floors, good €10 breakfast, vending machine with cold still & sparking water for €1 (very convenient, especially if you need water in the middle of the night), nice courtyard/patio space in the lobby.

The only issue were the initial flight of stairs that you have to go up to get to the lobby. If you don’t have much in the way of luggage, it’s fine, but with heavy large luggage it’s difficult to manage.

No need to think twice—just choose this hotel! It was the most impressive choice during my trip to Italy. After taking the 5.1 or 4.1 boat from Santa Lucia station, it's less than a five-minute walk to the hotel, located right next to the Doge's Palace, in an impeccable spot. There are also delicious gelato and Italian restaurants nearby. All the staff members were extremely friendly, and the lady serving breakfast was warm and attentive, checking on how you were enjoying your meal. The front desk also proactively asked if you needed assistance. The room was unbeatable, with views of the Doge's Palace and St. Mark's Campanile while enjoying the sea breeze. Yes, I have arrived in Venice! Thank you to this hotel for the wonderful memories!

The hotel is at the most ideal location for Venice as its a short walking distance from the water taxi stop and its a few minutes walk from many tourist attractions. The rooms are comfortable and all facilities work well. There are restaurants all around the hotel with various options for food. The hotel staff were kind and patient to explain best options to move around.

We could not use the airconditioners throughout our stay looks like its centrally controlled and was hot a few times and would have needed the airconditioners to work. I did not like the fact that the hotel determines room temperature contols for paying guest.

Excellent location. Great bakeries, bacaros, and restaurants right there. Close to the Vaparetto stops, Ali Laguna blue line to the airport and San Marco! The staff - Florence, Isabel and the two gentlemen at the front desk whose names I can’t recall were perfection. Thank you so much. The lady who cleans the room was fantastic. The perfect hotel experience. So clean and quiet. Great rain head showers. Stay here if you can!

Norhing at all times except I would have like to have stayed longer.

This hotel is in a fantastic location, just a short walk from St. Mark's Square and surrounded by plenty of shops, restaurants, and cafés. The room was clean, well-equipped with everything you'd need for a comfortable stay, and had excellent air conditioning. I also enjoyed the pretty garden view, which added a nice touch to the overall experience.

The bathroom is quite small, especially the toilet area—you'll likely find your knees under the sink while sitting. Additionally, reaching the reception requires climbing a flight of stairs, which could be inconvenient if you're carrying large luggage. One disappointing experience was with the restaurant next door. When I asked the waiter if the hotel was nearby, he was incredibly rude and practically pushed me out with his eyes.

The location was excellent. Vaporetto stop at the end of the street, restaurants across and at the other end of the street. Easy few blocks walk to San Marco, about 10 min walk to the theater La Fenice. The place was clean, and it has an elevator from the first floor up. You have to walk 19 steps from the street level to come to the reception. The breakfast was good and the staff in the dining room lovely.

Our room was very small. It had a balcony, which I had not asked for. I am sure I booked the comfort room, a little bigger than the standard. When we got to the reception, I said that I had booked the bigger room. The receptionist replied that yes, but you have a balcony. We took the room and stayed cramped for 4 nights. There were 4 coat hangers, so we asked for more and got them. The small closet was in a corner, with a cloth shelf set hanging from the bar. No shelves anywhere else. The beds had no blankets, only sheets. When it got cooler, we asked for blankets and they were brought up. We made it work, but it was tight.

extraordinary location, 1 minute to the laguna , with the water bus, water taxi, alilaguna station. In 4-5 minutes you are in piazza San Marco. The room was very clean, nicely decorated, the bed extremely comfortable. I liked the breakfast, not a large selection but the kind of food that is tasty and keeps me full until dinner, like salami,cheese, eggs plus delicious freshly baked croissants and sweet bread. The stuff members, from reception desk to breakfast room to cleaning ladys , everybody was nice, kind, friendly. i felt great, i was with my mom and my aunt( they liked their room and breakfast too) and they commented on how nice is everyone and how they smile and look happy. I would definitely recommend the hotel. 2 things to consider, there are stairs when entering the hotel, - not many and my mom is 78 and was ok with climbing the stairs. second one it can be noisy in the morning, noise from the street, so if you like to sleep late maybe ask for a room with garden view.

We had a problem with my registration documents which was very kindly sorted out for us by the gentleman at the front desk. Our room was beautifully decorated with high ceiling and original beams restored. We had a good sized patio with table and chairs also sun lounger! This is not very common for most hotels in Venice and we really enjoyed having it. Extremely clean room with comfortable bed and good bathroom. We loved everything about our stay . Easy to find on a small street just 2 minutes from getting off the ferry at Piazza St. Marco . Fabulous cafe/sandwich/beer pub on the same street just steps away was great for breakfast. Plenty of restaurants too and all the main sites just around the corner . We would recommend for everyone 😀The value for money was exceptional.

Could not complain about anything. Would definitely stay here again for sure .
