The staff were very helpful, especially when I had issues with my luggage being lost on arrival at the airport and once got got back at the hotel 36 hours later I could not access my case as the padlock key had not been returned. The lady on reception was extremely kind and contacted a colleague who came and managed to remove the padlock. Also my experience getting to Venice, and during, was governed by total inept problems caused by my airline so when I happened to mention to the lady on reception that this particular day was a 'mile stone' birthday for myself and I had come to Venice to have a few days away as my 3 sisters, brother and nephew had all died since my last 'milestone' birthday 5 years previously, and that the whole experience was so far removed to my expectations she brought me some biscuits and made me a pot of tea and brought to my room to wish me a happy birthday. Very thoughtful gesture during the horrific day I had encountered.

Nothing to add to this section. The hotel, location and amenities matched why I had picked this hotel.

Great location close to St Marks Sq and close to water taxi's as well. Situated in it's own small piazza, it has restaurants close by where you can either have a nice dinner or an aperol spritz as you watch people go by. Beautiful historical building that dates back to the 15th century. it felt like stepping back in time. This is no cookie cutter hotel! Staff was pleasant, but not extremely friendly. You will have to go up stairs to get to main floor. If you want to experience something truly different, stay here.

Would have liked to have at least a nice expresso included in the morning. Nespresso machines don't count as nice.

The building was absolutely beautiful and historic, in a great location close to the docks, and in a quaint square. Breakfast was delicious and varied. The owner was very helpful and accommodating, they had our room ready for us early and gave us a map/answered questions. The room's heater was great! We had two windows, one with a nice view.

Took us a minute to figure out how to get int the front doors. The buzzer is a button in the lion's mouth on the plaque. I think all hotel beds in Italy are hard and the pillows flat, but we were used to it, so no problem. :)

The location of the hotel is great, it's about a 2min walk from the Arsenale stop and 5min from St. Mark's Square. It doesn't look like your ordinary hotel, it was an old Venetian home that has been converted into a hotel so it is full of character and tradition. Beautiful ceilings and paintings, the hotel room was a simple room but very clean and comfortable, the hotel faces onto a square which is very quiet at night. Reception is manned 24hrs a day and the staff are very nice and friendly. I had paid for breakfast but unfortunately didn't get time to have it but it looked lovely, they serve a continental breakfast.

All the channels on the TV in the room are in Italian, was unable to find English speaking programs or news channels.

Right beside harbour - public service boats (instead of buses!) up to train station etc. lots tours (eg to Murano) go from here. Lovely restaurant across the square. Supermarkets nearby. Lovely staff - front desk manned 24 hrs. Breakfast was basic but good. Air conditioning was brilliant!

Breakfast quite basic. Room was small and looked out onto a brick wall. No extra pillows available.

The room was clean and efficient, the bathroom was also very convenient. The main living dining area was magnificent, and represented the historic city. The location was the best, 5 minutes from the water taxi, so dragging the suitcases across the cobbled streets was far less intimating than I thought.

The entrance was walking up a flight upstairs and fortunately the staff greeted me and helped me up the first night, if not it could be daunting.

Old-school two star hotel: not pretending to be more than it is, while doing well what they do. The size of the room, 24h reception and silence at night were big pluses. We loved the neighborhood: an easier-going face of Venice!

When used to staying in more modern and more stars hotels you realize you take for granted the kettle, coffee capsules, glass glasses, paper tissues, etc. Then again none of that is really necessary for a good stay.

I stay in hotel La Residenza every time I come to Venice and now it is already been 5 times. This hotel is a hidden gem! Tastefully renovated palazzo of 15 century located in a quiet place 10 min walk from San Marco. Good care of hosts. This time I brought my husband there too and he was totally surprised by the level of room and beauty of this property. We will definitely come again!

Location is superb and in a very quite campo despite being a short walk to San Marco. Not a sound at night so slept well apart from a plumbing noise at 5.30 am every morning but it only lasted about 15 mins. Nothing to complain about really. Bathroom was modern and spotlessly clean. Really good shower. 24/7 concierge so no worries about what time you get back in the evening. Just press the bell on the lion's head on left hand side of door to gain entry.

Single bed was a bit narrow for me but I got used to it and certainly perfectly adequate for 3 nights. Mattress and pillow very comfortable although would have liked a 2nd pillow for reading at night. It did seem a bit pricey for a single room/bed but that's Venice for you. Not sure I could have done any better.

The most exceptional accommodation I have seen in Venice. This is where perfection meets practical at an amazing price. Attention to everything humbly.

They won’t let me stay forever! Just kidding. I’m trying to find something negative. All I can think of is the occasional mosquito, which seems to be typical of southern Italy at this time of year. This place is amazing!
