This location is in a great spot! So close to the train/bus station after a long day of travel. 10 mins walk, so easy. Easy to walk everywhere else. Our host Elias was so nice and fun to talk to. It’s right by a really lively square Campo Santa Margherita. I would stay here again!
I took off 1 point just because It was very loud all night. We were woken up multiple times as our window was facing where people were walking by. We got woken up after people leaving bars, also woken up by people coming and going with loud roller bags. We are 4 younger people, with no kids, so overall we were fine with it. I would just request a room not facing the alley way if you really need sleep or have children that get woken up easily.

The room is large and very cozy. The bathroom is common, but large and normal (not counting the open windows and cold). Everything is thought out to the smallest detail. Good pillows, warm blanket, large comfortable bed, clean linen, bedside tables, table, chair, comfortable sofa, good wi-fi, closet, good air conditioning (it was cool, but the air conditioning worked on heating), coffee, sugar, kettle and cups. Lots of light, clean. The value for money is excellent. Great location. Very cozy lobby. Recommended!
Noisy street, windows and shutters do not soundproof it. It is quite loud at night. I would also put slippers (very cold floor), disposable shower cosmetics, better wash the cups (very dirty) or replace them with disposable ones. It's time to clean the kettle from plaque.

Location is excellent. Within reasonable walking distance of the car parks and Venice access points. Close to a lovely square with great restaurants and bars for the evening. Room is basic (it says in the description) but very clean and air conditioned with ceiling fan. Hotel for breakfast is lovely. Great staff. Really helpful.
We don’t have a wonderful view but didn’t expect one with price and location. Expectations mean that it fulfilled its remit well.

The apartment is very well located, near Campo Margherita, where there are a lot of restaurants, bars, and mini markets, and not so long from San Marcos Square, just 15 min by walking. We loved to drink in Ao Bocon Divino, just in the corner of the apartment. It's important to say that the check-in is made in Hotel Ca'Nobile, in the Campo Margherita, just 3 min by walking. The staff are very kind and polite, trying to give you all the details about the apartment, and you can leave your baggage without problems. The apartment has excellent value for money, but don't expect any luxury, as the apartment is very simple, but the location and the price make the difference. If you are arriving by Tronchetto Terminal, you must take the People Mover just in the bus parking, and just two stations you will get off in Piazzale di Roma, from there up to the Rezidence Briati is just 8 min by walking. If you are going to San Marcos Square, you must go up to Basilique Santa Maria della Salute by walking, and a few steps ahead, you can take the Traghetto Gondola to cross the River Orseolo.

The person at the desk, Elias was super friendly and helpful. He always went out of his way to help me out with the places around and even explained everything with a map from the hotel! The ladies who cleaned and made breakfast were super nice and friendly too! The place was hidden in a cosy nook but once you get used to it, it really feels like a comfy retreat. It is also a nice location to stay at as so many places worth exploring are at a walkable distance. Looking forward to coming back again in the spring! ❤️

Exceptional price for a room right next to one of the centers of the Venician nightlife (campo santa margherita) but still perfectly silent. The staff was really polite and open to accomodate any need, and the room was in line with my expectation.
Nothing, maybe not having a private bathroom in the specific room that I booked but I was aware of it and it was no problem, the shared bathroom was always free when I had to use it.

We were let down by our initial accommodation 3 days prior to flying which we booked via Agoda. Booking.com never has let us down and when we went to search for a replacement this property came out and was the only we could afford. It had a shared bathroom which we didn't want. But let me tell you we were so happy! Value for money, super clean rooms get done everyday, toilet really clean and tbh never had to wait to use it. You also have a little fridge on the corridor you can put things in and location is AMAZING! We weren't meant to come here but we are so happy we did, was meant to be. Staff also really helpful!Area was the best!

After coming from central and southern Italy where it seemed that there were a few things broken at every place we stayed at, it was refreshing to find a place that everything worked. And I know Americans are picky about air conditioner but when a hotel advertises that they have AC, they better have AC. Many places in Italy throttle their AC, and go so far as to shut it off at certain times of the day no matter how hot it is. At Residenza Briata, the AC worked fantastically. A special thank you to Elias, the man at the reception desk. A very kind and intelligent person.
No downside other than lack of an elevator to the 2nd floor (3rd floor for Americans), making it difficult to bring luggage up, but that is to be expected for the reasonable cost of the lodging.

the people there works really hard and always give a god hand to everybody, they are always kind, respectful and over welcoming; the receptionist and the cleaner people is extremely helpful and committed with their job, thanks to all! (Elias, Tatiana, Gionata, Ralucka!) I stayed there for several days and I saw them be really nice to the people. The room was always clean and they offer a hand every time they could. thanks a lot! From Campo Santa Margherita you could arrive easily to the train station, San Marco, Rialto and so on.

Small room but it met our needs and was perfectly located to visit Venice on foot. The shared bathroom was spacious and there was a sink in our room which helped. The nearby piazza is well located and has a fresh fruit market in the morning.
There can be some noise at night as the window gives on a piazza. The shower is also quite small and does not have shampoo, just body wash.
