A very warm welcome, the room was very clean, a good size and the bed was very comfortable. Tea making facilities were well stocked and a lovely touch was the dog box containing a towel, bowl, poo bags and a toy. We were able to take our dog everywhere with us (bar & eating area), and the staff were so lovely with him. Restaurant food was excellent, very tasty and fair prices. The included breakfast was comprehensive with a really nicely cooked hot breakfast. Location wise we found it ideal, no more than about 40minutes from Wells, Norwich, Yarmouth etc with many beaches, attractions etc much closer. Overall I wouldn't hesitate to recommend and I will stay again.

The only disappointment was that the shower was only Luke warm no matter the time of day, definitely not a deal breaker though

The staff were very friendly and helpful! We went with friends. They had a refurbished room which they said was very comfortable., warm hearing on Ours hadn’t been refurbished yet and the heating never came on so was very cold. There was a fan heater in the room which was effective and did warm room. Although clean the room just waiting to be refurbished. The breakfast ample . Had all the usual fruit juice, teas , coffees etc . Toaster and you ordered what you wanted.

The stairs very steep and big step up. Not good for people with disabilities.

Room was nicely appointed and surprisingly quiet, given that there was amplified music in the bar at the front of the building. It's a fine, rambling old house which the owners are gradually doing up. Breakfast was freshly cooked and tasty. Exceptionally good value for money.

Bed was a bit soft (not our preference). We didn't appreciate the waiting staff at breakfast stroking the dogs - a hygiene no-no (one might reasonably assume that they didn't wash their hands each time). Sadly, we arrived on a Sunday evening, when there was no food available (or on the Monday).

Lovely place to stay just what we needed everything in one place. Nice room with a view and walk in shower comfy bed. Breakfast good and restaurant food when open, but not the owners fault that it had to be closed a couple of days as due to weather conditions

Advert needs to state which room has shower and which room has bath with shower over. As room I booked on site was not the room stated on site with having the walk in shower. Fortunately owner was able to offer me the room with the walk in shower (as purposely booked on site) Needing walk in shower as am Disabled.

The big bonus for this stay on Saturday 3/2 and Sunday 4/2 was the staff, in reception, the bar including restaurant, the kitchen, the cleaning, everybody was really great, it was like a free upgrade. Thank you.

It would have been even better if we had clocked that there would be no food available on Sunday night. Perhaps even if a basic sandwich could have been booked at breakfast and paid for in advance. The peculiar additional post booking email generated for Booking.Com by Get Human.com/Incorporated felt like a scam, even if it was in fact simply a blag for the Booking.com app. Very disconcerting and another let down by Booking.com customer services.

The room was lovely overlooking the water and the breakfast was very good. We ate in the restaurant twice and the food was very well presented and delicious. All the staff were very pleasant. It was very hot why we were there but they placed a fan in our room. The hotel overlooks a boat yard and so it was very easy to hire a boat to go out on the broads and it was within easy distance of the lovely beaches on the east coast. We went to Sea Palling which was gorgeous.

A quiet picturesque venue suits us as we are fishing fernatics. We can fish across the small green depending on moored boats, other fishing locations close by. Big rooms, comfy bed. Breakfast was nice, a good selection available. Staff very nice and accommodating this was our 2nd stay there this year.

Car park is unlit and no other lighting until the front of the property and at the side entrance for guests. Evening food not available until monday evening, we arrived sunday pm Shower wouldn't get hot. Generally, we found with the hot water. We found the court yard lights invasive into our room. It did have blinds but still took some getting used to.

Myself & my husband spent a 1 night special celebration at this hotel, chosen in the main for the incredible bed & breakfast price, as pennies are not plentiful at the moment & we were blown away by all aspects of the hotel ; from the perfectly clean & cosy room, fab bath & shower, lovely tea, coffee & biscuits tray (the staff had even left 2 glasses, a delicious bottle of wine & rose peals on a silver platter as a lovely complimentary gesture), lovely fireside bar & cute inglenook places to share a drink, lovely books & magazines left to flick through whilst relaxing, a most delicious cooked breakfast & delicious cereals & eat & drink as much as you like tea/coffee juices & toast etc. alongside very lovely cute jar sweet & savoury condiments. To top all of that all staff could not have been friendlier, kinder. more helpful or more attentive. We will definitively be returning!! & THANKYOU so much!

The only thing we would change is to have been able to stay another night!

Excellent breakfast. Cooked just as requested. Good central location for the Norfolk Broads.

My comfortable single room was let down by poor maintenance in the ensuite. The extractor fan did not work and unsightly black mould was developing in the shower.

Location is lovely, family room was very spacious not at all cramped, comfortable beds, good facilities in the room. We had a nice evening meal, over all nice food. We would stay again. This is our 2nd visit here in 2 yrs.

Internet was a struggle to connect, 2nd day I managed to connect my tablet. No servicing of the room, not mentioned anywhere, so over flowing bin, we used a bag of our own. No time table for meal times in the room. Breakfast was inconsistent, the length of wait for the cooked order. The scrambled eggs one morning lovely next too dry. Dinner served from 5.30pm to 7.30 seemed early, a bit tight if you were out and about. I don't remember these issues on a previous stay.
