I had a perfect stay at Layne Hotel. The room was comfortable and it was very convenient to have a fridge and a microwave. The location is excellent, close to Powell st Station, and secure for a solo traveler. I paid for a shared bathroom, but the hotel wasn't full and they made sure I had my own toilet and shower. The staff is kind, helpful and available 24h. Very clean. I recommend this place and I would go back there. Thank you to Randy and his family, Justine.

There are many bad reviews of this property. If you are looking for a luxury resort, it is not the right place. However, if you are looking for a home base for your downtown San Francisco trip, this is a great option. It's extremely reasonably priced because it is so close to a notoriously poor neighborhood, the Tenderloin. However, it is not in that neighborhood. Occasionally homeless pass by, but not significantly more than other far higher priced hotels one or two blocks away. The whole place was meticulously clean, and while the towels may have been a bit threadbare, they were clean and the bed was very comfortable. The room had a fridge, microwave, and an ironing board. It literally had everything that I needed and extremely convenient location

Honestly, all of the reviews that I read leading up to the trip made me expect a much worse experience than I had. I don't think there was anything that I actually didn't like.

So refreshing to stay somewhere family run, real people who take active care in your stay in an authentic old school way - feels rare these days. Rooms are simple and well equipped with an ironing board, hairdryer, desk, mirror and personal sink. Location is close to the craziness of downtown, but very conveniently located for everything SF - stonethrow from union square. For this price you really cant beat it. Randy went above and beyond to provide local information and support.. he even put me on a separate female floor so I’d feel comfortable as a solo traveller. The building is proper SF style with the fire escapes and everything - with an old school lift with the cross cross shutters like in an art movie lol. Thanks for my stay.

This is a great option for a solo traveler. The building has a lot of historic charm (built in 1912) and even has the original elevator! You never know what you are going to get with budget hotels but the building, bathroom and shower were all very clean. If you don't mind the shared bathroom and shower, I would definitely recommend a stay here. The building is very secure and the staff were all very nice and helpful. It exceeded my expectations.

The furniture in the room was a bit run down and didn't really match the historic charm of the building, but it wasn't a big deal considering the price of the room.

Rooms and shared bathrooms are very clean and comfortable, the staff is very friendly and welcoming. The interior is not the newest, but in good shape. Overall it's excellent value for money! Public transport is close, comes frequently and is affordable, most sights are in walking distance.

We never felt unsafe in the area, which is not as bad as described in some comments. You should avoid approaching the hotel from south via Jones street from Market Street. Instead approach from east via Gready. The direct surrounding feeled safe even after sunset.

The hotel was very clean and nice. Staff was very helpful. It was really comfortable and nobody was disturbing us. The price is amazing, I think it´s best deal in San Francisco.

The location is really… challenging. A big amount of homeless people, although owner was notifying us about it himself and we are thankful that he was sinsere about this problem. So I will say that if you don’t want to spend a lot of money or f.e. You are a student, it’s totally fine, but I will not recommend to sty here, if you want to have a honeymoon.

Very comfortable room - the two queen beds were great! Great to have a small fridge with freezer and a microwave. No air conditioner but able to open the windows for fresh air (has screens in the bedrrom windows). The staff are very friendly and helpful. Felt very safe inside the hotel - 24/7 reception and a gated locked front hotel door. Wasn't bothered by the homeless in the area. Good info in reviews about staying away from wandering into the Tenderloin area - safe to walk down Geary towards Powell and then head to Market street.

Unfortunately no coffee machine but I saw previous posts so brought my own coffee cup and Starbucks Vina instant coffee! There was a fellow outside the hotel hollering frequently during the night for a number of nights - but the hotel owner did find a way to contact someone and this seemed to put a stop to it!

Hotel in downdown in city center so everywhere is close. Have elevator so you dont have to pick up your bags to the 5 floor on staris :) Staff very helpful and nice the hotel met my expectations and even exceeded them. Rooms are big, beds okey and big, there is a internet, fridge, microvave and place where you can shave or clear your teeth I rcomended this place !

There should be in booking bolded information that hotel is taking deposit 250 $. They returned that money but I waited 6 working days for my money (10 days)

Nice, quaint classical San Francisco hotel with comfortably firm bed and sink in room. Great value for money as the hotel is clean the maids are polite and the gentleman on the front desk is full of tips on how to make your stay go smoothly. The front reception is manned 24hours.

The property is on the fringes of one of the less savory zones of San Francisco however as a solo male traveller I didn’t have any issues and honestly for the price you can’t argue.

I felt very much at home in this family run hotel in an old SF house. The staff was super nice and I had everything I needed for my 8 nights stay. Nothing the owners can do about what's going on in central SF, and the Tenderloin district in particular. And the old house comes with its quirks. But for that price, and with the friendly staff, I was more than happy with my choice and wouldn't hesitate to come back.

Nothing from my side, but you should probably be aware of what's going on in the neighborhood before booking.
