Location. The evening meal we had on Friday was superb. We've eaten in many pubs and restaurants in our time and I can honestly say that the whole experience from the waitress, service and quality / quantity of the meal was superb

During our stay we asked what time breakfast was served. Saturday 7.30 Sunday was later We arrived at the back door for 7.30 to find the door locked. After banging on the door for a few minutes a cleaner came, unlocked the door and we told her we were here for breakfast having stayed for the night. We could also here the people in the adjacent room as the walls were quite thin.

Staff are welcoming and friendly, and they care about their guests having a great experience staying with them. They are very well organised, and checking in was smooth and efficient. The rooms are beautifully decorated and clean , with comfortable beds. Tea and coffee making facilities, complimentary bottled water, was also provided. A popular place with returning and new guests, it's advisable to prebook a table for an evening meal as it can get busy in the restaurant, the food is delicious and has a good selection on the menu and the specials board. The Motel is a short drive away from Beccles, or if you fancy a break from driving, the bus stops are within easy walking distance, from the entrance and arrive every 20 minutes. I am looking forward to my next visit very soon!

The rooms were spacious, clean, very well stocked and the bed was probably the most comfortable I've slept on in a very long time. By far the best night's sleep I've had in years. The staff were amazing. All were protagonists in their own stories with strong characters, witty anecdotes and a welcoming charm which, even after one night, I miss already. The food was delicious and plentiful and delivered in an uncannily short period of time after ordering. I honestly could not recommend this motel enough to give it the justice it deserves.

The rooms are separate chalets behind the pub. Very comfortable and clean. Great bed. Breakfast and dinner in the pub restaurant were very good.

The rooms don't have a lot of sound proofing. It wasn't a problem for me but could be an issue if you have a noisy neighbour or a loud party in the pub. This is quite close to where the Latitude Festival is held in late July. I was there a couple of weeks before and there were already signs about road closures to come. It is probably very busy during that period and best to avoid the whole area during the festival unless you are actually going to it.

Very clean, and convenient for Beccles and surrounding areas. I stayed in the family room which would be excellent for a family of 4. It had shampoo, shower gel and teas and coffee and a hairdryer. Well equipped. I paid extra for breakfast, but was worth every penny, It was delicious. I am gluten and dairy free which was well catered for.

It was a bit cold the thermostat was broken in the room. It was late when I got back so didn’t report it until the morning. They told me the manager lives on site and I should have called them. Which is fair enough.

Great Stay over at The Swan Motel for a few days while working away. From check in to check out everything was great, Staff were friendly and helpful. Well stocked bad with a range of drinks for all tastes and the Food is top notch with a good menu and huge portion sizes ( Shame its 5 hrs drive away otherwise I would be eating here a lot more ) if staying id advise booking a table for food as it gets very busy Great atmosphere in the bar and a huge well kept beer garden to enjoy the good weather. Room was comfortable with bottled water, Tea & Coffee supplies and house keeping was in every day with a fresh supply of towels … If im down that way again I would be sure to stay again Lee ( Custom Artwerk )

The room was adequate for our requirements, it was clean and had all the facilities needed. Facilities included tea and coffee making, TV, good towels and bed linen.

There was a lack of seating in the room. there was only one chair between three of the beds to sit on which was not ideal. The chair was very uncomfortable and the were no cushions to support your back. The room was very cold when we arrived (13.5 deg C) and although we turned the heating up it never got particularly hot. This could be due to the fact that the weather was rainy and cold, but the room should warm up. Whilst the bathroom facilities were good the shower cubical was a bit tired and needed updating.

Excellent value for money. Good sized room with comfortable bed and pillows. The shower was small but was fine. There are tea and coffee making facilities in the room. Everything was very clean. The free wi-fi is better in the rooms closer to the main building. Plenty of parking available. A good breakfast is available in the restaurant for an extra £10 per person. They also serve lunch and evening meals. Perfect location for our plans in the area. Set back from the main road so no traffic noise. Owner and staff were friendly and helpful. We'll stay here again when back in the area.

There wasn't really anything we didn't like. We had an issue with not being able to open the door to the room (new key not working). Also, the wi-fi in the original room was poor due to the distance from the main building. We were immediately moved to another room, closer to the main building, where the wi-fi worked with no problems. Cannot fault the customer service.

Comfortable room; plenty of parking

No desk (or other surface suitable for a laptop). Instead of providing a table/desk, a 'trendy, designer/shabby-chic' repurposed old dresser was provided as the only flat surface, and was positioned right by a wardrobe so that there was no way to move the (bulky, armchair-like) chair to it. A smaller , wooden chair, and a table you can get your legs under would be better in the 21st Century when laptops are a thing. I was woken at dawn by birdsong... the staff had left a window open, hidden behind the curtains! Check for this! And whatever you do, don;t drive on past the motel to the nearby small town! You will get caught in the one-way systems from Hell and take an hour to find your way back!

We arrived for our two night stay just before 6.00pm on Saturday. The welcome we received and the customer service offered was outstandingly good. Restaurant was fully booked but we were found a table in the bar and the food (chicken supreme for main and ice cream for dessert) and drinks were excellent and very reasonably priced. Room was very comfortable and location was an excellent base for outings over the weekend to Southwold, Gorleston on Sea, and Aldeburgh. We would definitely stay here again.
