Everything was great - rooms are perfectly fitted out and very clean Staff helped me carry up luggage so no problem at all Breakfast was perfectly fine with lots of choice Excellent value for money overall Wonderful lounge downstairs to use

This cannot be changed - but for very sensitive hearing suggest to bring earplugs - this is an old building and sound from other rooms 'travel' - however all guests were aware and seemed to be especially considerate and quiet after 22:00 Doors could be shut very quietly and the window glazing was excellent cutting out road noise really well.

Lovely property and standard of accommodation.

Breakfast was a rush. Whilst it was scheduled from 8am it was only just being put out as 7.50am and there were 10 people all waiting to dive in as they all had early starts. It perhaps would have been better to have the staff lay it out way before and perhaps have an additional coffee station. The room was very hot. Because the window was also the fire escape door this couldn't really be opened and so if there was a fan in the room this would have been great. Also linked to the fire escape door. Perhaps have a net / opaque curtain in addition to the heavy curtain. As this had to be closed as otherwise there would be no privacy and so we could not have any natural light coming through.

The location was great for us, around a 20 minute walk from bus station and within walking distance from the attractions if we wanted to see (however we are keen walkers so may have been too far others). Room was comfortable with good facilities, check in was simple and the continental breakfast had a good selection.

There was a strong smell of damp in the bathroom. We did a bag drop first thing in the morning and they were initially left in the sitting area and later moved to the room, would have preferred to have known these had been stored somewhere securely .

The hotel was clean and in an ideal location- lots of restaurants nearby and walkable to the centre. The room was newly furnished, with USB ports by the bed. Staff were friendly and cereal, juice & coffee in the morning were perfect! It was very ideal that there was street parking round the corner as well for free! This hotel exceeded our expectations and was excellent value for money, we will definitely stay again when back in Belfast.

The bed was squeaky and the wifi didn’t work well in our room- only minor issues!

The B&B is tastefully decorated, with modern touches. There is a continental breakfast provided. The location was really easy to find, and there is a lot within walking distance (botanical gardens, cafes and restaurants, etc.). There are outdoor tables, if the weather permits, to enjoy your morning coffee.

Free parking is not the same as street parking. The street parking may be "free", but it is challenging to find spots, and some areas have restricted parking. We thought "free parking" meant a lot of some sort. We are also an older couple and had to hike our bags up numerous flights of stairs. Pack lightly or ask for a lower floor room.

Room was good as was the bed. A draw in the bathroom kept opening as the catch wasn't fixed property. This was quite annoying. Breakfast was OK. I felt stating there was off street parking was misleading as it was very very hard to find a parking space. I had to return later and got lucky

Description of how easy it was to park near the property. There is lots of parking but all the spaces are full. I had to drive round for 20 minutes before giving up and going to a car park which cost me nearly £18 and was a 30-minute walk away. I tried again later and very very fortunate to find a space. When I left people were queueing up for my space!

Number 11 exceeded our expectations. The room was so modern, clean and had all the necessary facilities including tea/coffee, TV with Netflix etc. The man met us at the door and was very friendly. There were plenty of facilities on the ground floor where you could sit/ vending machine. Maggie Mays is right across the street where you can get a cooked breakfast if you wanted.

The room was small but had everything we needed as we were not spending alot of time in the room. The vending machine did not take our card, but that was a minor disadvantage.

The room was big and comfortable, no key needed to be carried, just a pin code to access. Quick check in and fabulous common area downstairs, super cozy. Location is also good, 2/3 minutes from the botanic park.

The boiler made noise a couple of times at night during our stay, room 1 is next to it. Breakfast was ok but not enough options: not vegetable milk option, juice was not natural, supermarket pastry and just jam, cheese and salami for the toasts. I missed some scramble or boiled eggs, sausages and soy/oat milk.

I really liked the location and how close it was to walk to city center, to the tour office of Allen's Tours to go to Giant's Causeway and Game of Thrones Tours and it was also very easy to walk to cafés, pubs, a supermarket and places to eat. For theater lovers, the Lyric theater is at 8 min walk from there and the Ulster Museum and Botanical gardens is also very close.

I didn't like that we didn't have the remote for the TV and the hours to request it from the satff didn't match our hours of stay

Excellent location in a nice neighbourhood by the Ulster museum and Botanical park. 25 min walk to city center. We visited Belfast for the Belfast Vital festival and the hotel is in a walkable distance (30-40min) from the Boucher playing fields where the festival takes place. Room was clean and well furnished.

The room was a bit on the small side. Given that it's called "deluxe(!) double room" one might expect it to be larger.
