This was a great location - peaceful but a short walk to the places of interest. The beds were really comfy, and the shower was excellent. Some reviews have complained that there's nowhere to dry your clothes (there's a washing machine in the room). Actually the shower room turns into a drying room (ask Reception for extra hangers and uses Google translate to work out the buttons - you can hang your clothes up and a few hours later (so we did it over night) they will be dry. For the kitchenette area the staff asked if we wanted cooking equipment.

It would be nice to have a couple of chairs on the balcony. The kitchen area should have mugs, plates and some cutlery provided as standard without guests needing to ask for a full kitchen set. We might want to make tea, but not to cook! The location isn't easy to reach from Kyoto Station on public transport with luggage. It would have involved a change of line and we couldn't work out how to get around Kyoto Station with luggage so just got a cab there and back.

Recently, the management changed at this hotel and the new management has been extremely friendly and helpful, going out of their way to help us and make sure we had a pleasant stay. Some of the other reviews on the site are from before the recent change in management. The front desk is staffed every day beginning at eleven, through 8 of the evening, which makes things more convenient in case you need to leave a suitcase while you go out to sightsee. During the hours the desk is not open, there is a WhatsApp number the staff can be reached at, and they were quick to respond even before the hours the desk is staffed. I stayed at this hotel with my mom. It is in good condition and clean, and our room was very spacious. This hotel would be especially good for families or possibly friends traveling together because there are two large beds in the rooms, a kitchen area (with a decent sized refrigerator, microwave, range, and hot water pot), a washer, and a table to have meals at. I also think it would be especially suited for longer stays and people with special dietary needs (vegetarians or families with small children), since making a light breakfast or simple pasta meal here would be very easy. Honestly, this feels like a more like a mini apartment than a hotel room to me. The property is two blocks from a supermarket and within walking distance of Teramachi, with its multitude of restaurants and shops. In addition, it is right in front of a bus that goes to Kyoto Station and a subway line. It is also within walking distance to Gion. I think this is one of the best locations to stay for several days in Kyoto since some other tourist areas here are quite out of the way and don't have as many options for food, shopping, or transportation as this location does. Finally, I felt that the price of the hotel was very reasonable given everything it has to offer. I would definitely stay here again next time I am in Kyoto.

The listed check in time is a little late (like at most hotels here), but I think depending on the day of your arrival and whether the room is ready, the staff will work with you or at least keep your bag until your room is ready. I would just reach out to the establishment if the check in time (or anything else) is a concern.

Check in was very easy and the staff was very helpful and accommodating. The room size was very large for Japanese hotel standards. The washer worked very well and the bathroom even had a drying function when hanging my clothes.

If I had to pick something, the location was not amazing in terms of walking distance. However, it was very close to a metro stop.

The staff here are incredible. They go above and beyond to make your stay comfortable. I lost my bag on the metro and the staff here went out of their way to make sure I found it and helped me call several stations to help me find it. I am incredibly thankful for their help and very impressed by their level of customer service. The location is great and the prices were very fair, especially for the quality of the room. 10/10 would recommend this hotel and stay here again.

Fantastic hotel. Located a stone throw away from one of the main / busy Kyoto districts filled with shopping and restaurants (less then 300m across the river), but is in a very quiet local spot. Room itself is incredibly spacious, bed was comfortable, and the bathroom and washing machine provided are great. View from balcony overlooked parts of Kyoto and the temples in the mountain. Would recommend this hotel to anyone staying in Kyoto, as the staff were very friendly, and for those wondering, it is VERY close to the Metro and quick shops like Family Mart/7-11.

While it comes with a small kitchen, it’s not that functional. But then again, youre in KYOTO, who is wanting to cook when there is delicious and cheap food all around you.
