Next to Arno river, in a green and quiet area. The bed was very comfortable, the room was large and very clean. The breakfast was very good, they had boiled eggs, caprese, some type of italian ham, croissants and many types of sweets, yoghurt, juice, coffee. We had a kettle in the room so we could make coffee before breakfast time (8 00). Even though the river was very near, we didn't feel high humidity in the room. In the courtyard there were many beautiful pot flowers. The hosts were very nice and helpful.

The bathroom was a bit old and the toilet basin had a problem, after flushing it didn't fill again without being careful to keep it pushed until all the water runs out of it.

Everything was perfect for my one night business stay. The lady who met me for check-in was very nice and she showed me everything I needed to know the room, about breakfast and access to the car par. I think I may have been the only guest and perhaps I would have been pleased to meet the owners, but, in the end, all was good. They also allowed me to leave my car in their car park until the afternoon of my checkout day which was very helpful. Very good choice for breakfast which you help yourself to.. Quiet location. I would stay again.

It is in walkable distance to the center about 25min., incl to the price is a fresh breakfast buffet with fresh coffee and eggs, which is lovely. There was a little garden, where you can sit and drink a glass of wine in the evening.

If I need to point out what we didn’t like is, that in the morning you hear the other guest in the breakfast room, as we had the room next to the breakfast room but this is the only thing.

We really liked staying in B&B Toscana, the location are amazing, easy to reach train station by foots, even the airport it is not so far away. Me and my wife really loved that going to the centre by foot you can take really nice ways, by the river, or streets. Hotel and room are really nice and clean. We had big room with big shower and everything what is needed! Also, we really liked insense smell all around and cozy back yard with tables and chairs :) Thank you so much for nice stay and we will be back! Best regards, Simonas and Elena

In this hotel you feel the Italian way of life and antiquity. clean room, great coffee and aircon. plus there is no obtrusive reception, you are given a password for the door and keys to the house and to the room.Was a great price, but still expensive for such a room and Pisa

The only minus is the location, far from the center and from the railway station, we went to the station on foot, it is a bit exhausting in the heat, but the distance is tolerable. I would also recommend the owners of this hotel to make two improvements, the first is to insert doors with good soundproofing and update the showers as the doors and accessories in them are falling apart !!!

Carmen and Luca were so friendly and gave us a warm welcome when we arrived from tuscany. There was tea and coffee and treats in our room which was lovely after our long journey. There was no taxis available to the airport for 5am for our departure flight and Carmen was so kind to drop us to the airport at that hour.

Their was a bunk bed in room with no mattress on the the top bunk for our 4 year old. I did state on booking there was 5 people staying. She had to sleep in bed with me and husband. It was grand as it was only for 1 night. There was no access to wifi in our room also. Air conditioning wasnt very good. It was only for 1 night so all was ok.

B&B Toscana was a good experience in overall. The room was renovated and clean. Air conditioning was provided and a nice basket of breakfast goodies which will help you for your day. A big bonus for us was the closed parking lot, which will cost you a few Euros more per night. Overall, we were satisfied.

I wouldn't spend more than a day in Pisa, but since the beach is also close by, you can quickly escape and have a nice day there. Avoid Sundays as it gets busy. The room had a couple of switches/lights which did not work. The bathroom's light kept turning off and on after some minutes. No idea what it was. It was annoying while taking a shower at nights. I didn't notice the daily exchange of towels other people were saying in their feedback. Just taking our the trash bags, so that was good. No real negative feedback, just a couple of improvements needed.

- Our room was very clean and smelled with freshness. The towels were changed regularly and the room was cleaned everyday. - The hosts were nice and helpfull - we event left our baggage there before our flight so we could enjoy Pisa more - The place is situated in calm area near water - the only sound were planes arriving and departing from the airport but it's not a problem :) - Everyday we were given an Italian sweet breakfast with coffee and tea, on our last day we even got 2 bottles of water for the travel

This was one of our best experiences in Italy ever - I strongly recommend this place :)

the location was great and easy to find. the sign on the building was prominent, as some b and bs are hard to locate. a/c was a refreshing touch and breakfast was fantastic. Rita was amazing, attentive and very welcoming with us. I made a mistake in booking our return flight home, she was lovely in our hour of need and so were the owners.

Not a new place with all the bells and whistles, but it has character. The breakfast was great and the staff were very friendly. Would return and will be memorable. Within walking distance to the tower and old town.

It was warm so opened windowd but had patio below with a few smokers which let the smoke come inside. Closed the window but the A/C didn’t seem to work too strongly.
