The friendliest of b and b's. From the moment you arrive the hostesses are seeing to your needs. They were interested in you holiday and knowledgeable about the surrounding area.. Nothing seemed too much trouble. Very clean throughout with a lot of thought to decoration. My room was perfect; a comfy bed, quiet, well appointed shower room, good drink making facilities with a few homemade extra goodies. Breakfasts were well presented and delicious. Penrith is a busy little town with a good selection of shops and eateries, all within walking distance. There is a good bus service to the Lakes from close to the property.

From start to finish the service was exceptional. Karen was on hand to greet us and give us a tour, providing welcome suggestions of nearby activities and restaurants. Our room was a family room with a double bed and one singe..it was immaculate. There was also lovely treats of homemade scottish tablet and chocolate tiffin waiting with our complimentary tea and coffee ..they were delicious thank you. The bed was super comfy with lovely plump pillows ensuring a perfect night's sleep. The breakfast was amazing and I have to say the best we have had following many visits around the UK. The poached eggs were perfect. All breakfast was made to order and you had a wide selection to choose from. Thank you both so much for looking after us in your beautiful home. Breakfast that I had was excellent. The choices were good. My room was comfortable, lovely bedding. Spotlessly clean. I had a good nights sleep, nice and quiet. There were lovely little extras in my room, homemade Tiffin and Scottish Tablet/Fudge. On departure , for my journey I got homemade Flapjack for my coffee stop. Karen and Allison are lovely hosts, and very helpful. I was travelling alone, and was made to feel very welcomed. I met Bunty, a gorgeous sweet little Collie dog, who loves to be fussed by the guests, she has her own area, so is not running around in the guest house. The guest house is just a few minutes away from Penrith town centre, I walked in for evening meal. Loved my stay, will be back when next travelling to Scotland. Hoping that I can get booked in !!
I could find no faults, for me it was perfect. !! I had a lovely stay, on my way to Scotland visiting family, and on the way back home to Warwickshire. I did not see a lounge for guests, not sure if there is one. However, that did not really disappoint, as I had a comfy chair in my room and a tv.

Karen and Ali provide way more than your average B&B accommodation and hospitality. From the moment I arrived, I felt like their beautiful home was also my home. That welcome continued until I left two days later. The breakfast was exceptional and the choices on offer were amazing, right down to their home-made jam, marmalade and sweet treats on the welcome tray in the room and Karen's daily energy slice when heading out the door. Karen and Ali were very helpful when it came to transport options to nearby towns and places to visit. Penrith is a great location to base yourself when visiting the Lake District, not as busy (or expensive) as Keswick and Windermere, but both (and others) are only a bus, train, or ferry ride away (or a combination of all three) and easily done in a day. Thanks again Karen and Ali. If I could give you a Diamond star, I would!

This place and the hosts are exceptional. It definitely exceeded my expectations - from room size, cleanliness (spotless), comfort, location, breakfast, home made treats in the room and even a flapjack on the check-out. The place is beautifully decorated too. Karen and Alison are the most helpful hosts. I felt so welcomed, they are always there with great advice and wonderful conversations. I loved their dog Bunty too :). I wouldn't stay anywhere else if I am back in the area! :) Highly recommended!

Karen and Alison are wonderful people, nothing is too much trouble. The little homemade treats are a lovely touch.They were also always there for any help or advice needed about the local area, or further afield. The breakfast choice is varied, and the food is delicious and well presented. The rooms are spotless. The property is on a main road, but earplugs are provided, and we never had a problem with traffic noise.

We did not take up the offer of breakfast so can't comment on that. Our hosts were exceptionally helpful and were quick to offer any advice or information that we wanted. A very kind offer of a packed lunch was offered on the day we were leaving in lieu of not having breakfast - which we accepted. We did not expect this as it was our decision not to have breakfast. The location was good and within walking distance of anything the town had to offer. We would highly recommend Karen and Alison's guest house to anyone wishing to visit Penrith. They were there when we needed them without being in your face.

Lovely welcoming B&B centrally situated in Penrith yet very easy off the motorway and with parking. Could not have been looked after more, Karen and Alison are fantastic hosts. Everything is perfect. Rooms are comfortable and absolutely immaculate with lots of little extra touches. So much choice at breakfast and everything fresh and high quality. Thank you very much.

Spotlessly clean. The hosts are charming and so accommodating. Being almost in the centre of town makes walking and enjoying the local establishments, very easy. The parking could be challenging but Karen and Alison are experts at sorting everything out. The chocolate tiffin is to die for! The breakfast on both mornings was delicious. I would certainly stay again if returning to Penrith.

Alison and Karen are the most lovely and considerate hosts. I felt really well looked after during my two-night stay at the B&B. I loved the personal touches such as fruit and homemade flapjacks to take up Scafell Pike (they kindly offered a lunch/breakfast roll as well). The breakfast was delicious, the room was clean and comfortable, everything 100%. Would highly recommend to anyone who is looking to explore the Lakes.
