Big room, nice and tidy wih everything you need, microwave, sink, dishes and utensils. It does have a heater and a bath tub in the bathroom.
- Heater in the room is not warm enough, it turned on and off from time to time according to the thermostat, but it wont be on continuously longer than 15 minutes regardless of maximizing the theromstat, and it wo't be on again soon, at least wait for another 15-30 minutes. - Parking space was available, but it is a bit tight for reversing. But there is no problem for my compqct vehicle, so it's not that bad.

Lovely big room , nice and warm and older style but tastefully furnished. loved the high ceilings and really big en-suite (for wheelchair we worked out). Volume of water coming from the shower was strong! It was great to have off street parking and a Dairy across the road. Also on the main bus route into town.
Bed was a little uncomfortable and both my wife and I didn't sleep well unfortunately. We were warned when we arrived that during peak times the hot water would sometimes run out, and indeed this almost came to pass one morning. a simple solution would be to install a more water efficient shower nozzle as the one installed had an almost ridiculously strong flow. If all the showers in the Hotel are the same no wonder they have issues!

Lovely character building, with beautiful furniture, comfortable bed, spacious room with well equipped kitchen area, large bathroom.
The freezer box on the fridge was choked with ice so that the door would not shut. We had to deal with that ourselves. Housekeeping leaves a lot to be desired. Dusty furniture and stairways thick with dust. Parking was very tight.

The Manager was very pleasant & welcoming. The room was spotlessly clean, it had all necessary basic equipment. The Hotel was an older historic building and had been very tastefully renovated and modernised, including all kitchen & bathroom plumbing, lighting and extra electrical outlets fitted. Location was excellent. We were very comfortable and enjoyed our stay here very much.
Nothing to dislike. Overall a very pleasant stay.

Superb old fashioned hospitality. Absolutely delighted to have stayed at Highland House Boutique Hotel. Fantastic value, rooms, amenities & breakfast. Check in was easy & smooth and the host was absolutely lovely. I highly recommend you stay and I’m sure you won’t be disappointed. Thank you for a great stay.
If I had to pick something and this is definitely not a deal breaker but limited parking on site albeit, plenty of parking on the street, which we did and the car was right outside.

These premises are in a gracious old terrace-style home representative of settler Dunedin. However, the room we were allocated on the ground floor was spacious, renovated, comfortable and with all the mod cons required for a short stay. The wifi worked well. It had a little kitchenette with a microwave, toaster & kettle. The bathroom was spacious, modernised and had both a bath and a separate shower. Despite being on a main road (George St) and on the ground floor close to the road, the room was quiet and the curtains blocked out any street light. We were very happy with our choice of accommodation. A selection of food places to eat (we had Thai and a kebab store was over the road) were a short walk away, and fast food chain stores were also nearby on the main north road. A small grocery store was on the adjacent corner.
The off-street parking is at the rear of the building, with access into the rooms also available from here. However, it is very narrow access for getting into and out of, so you would struggle with anything bigger than what we had- a Toyota Rav4. There is free street parking in Duke St though.

It was spacious and clean and well appointed. It had been modernized as the building was was old and the bathroom in particular had been upgraded. All facilities were good.
The bathroom facilities and shower were excellent. However, it was extremely cold during our stay and the heating in the bathroom was not adequate. Stronger heating like heat lamps with the high ceilings need to be installed

Great communication- very pleasant welcome on arrival. Room was very lovely, spacious, light, charming.
Not a problem for us (age 67 and 71) however quite a few stairs if allocated a room upstairs, so if u struggle with carrying bags up stairs, book downstairs. Just giving you the heads up but no complaints about anything.

We visited for our honeymoon and the staff left us a bottle of sparkling wine and a nice card in our room. It was very sweet and my husband and I enjoyed it immensely.
There parking lot is a little narrow so if you have a bigger car it is difficult to back out. If we didn't have a back up camera I think we would have had to park somewhere else.
