Everything was immaculate! I was given a complementary upgrade to the Kensington as I had my spaniel with me. 2 huge comfy beds, a dining area, a well appointed and immaculately clean kitchen, and 2 beautiful bathrooms. It was a huge space with the added bonus of an outside space which was so convenient for the dog. Could easily accommodate 6 with the sofa bed. It was easy to access the building with the codes sent ahead and I felt secure and safe as a single woman staying. No 10 Exceeded expectations and I’d highly recommend for anything visiting the Preston area. Every interaction with the staff was great.

The only downside is the location. The street, although close to the Main Street is quiet, with derelict properties. I opted to buy food from the local Tesco extra and cooking rather than walk back at night. This is more of an FYI than a complaint.

I liked Everything about the property and the mangement . they ptovided all thd needs i wanted during my stay from 24-2 until 8-3. The location of the property is in middle of the city thats make it unique. Example:-(Room service- any emergency call I used to get prompt response- fixing any issue related to room - every facility was provided - cleaning team was wonderful ) .

I guess somtimes I used yo get bothered and distribed not becuse of the stay. Bacuse somes other beside or nighbour rooms used to make so much noise especially at night time and waik on stiars with high noise . And it has nothing to do with property and staff They have been so nice and helpful all the time. So I suggest to the management of preston.10 who ever stay in the property Please add this under terms and conditions of stay however stays in property dont make noise or distrub nighbour rooms especially at night time.

No.10 was absolutely exceptional. I have previously stayed at the Premier Inn in Preston but now I know about this I will always stay here. It's right off the main street, close to the station, but down a very quiet and upmarket side street. It feels like a Georgian townhouse and entry was a breeze. The place looked and even smelled (!) brilliant. There was a beautiful Xmas tree. The room was incredible - like a luxury boutique hotel. Cosy, comfortable, thick carpets, lots of textiles, Classic FM playing on the TV, with all mod cons and a kitchen was an unexpected bonus. The bathroom is stylish with a huge walk in shower. It's not often you stay somewhere and would want to spend more time in the room!

That I had a train at 6.30am as if I'd known how good this place was I'd have stayed longer!!

What a place to stay. Decorated beautifully, spotlessly clean and amazing attention to detail. The hosts really go the extra mile to ensure you have a comfortable and enjoyable stay. The accommodation has everything you could possibly need or want for a short or longer break away. Location is great, near shops, places to eat and train station. Check in instructions are clear and properly is extremely easy to access. We will definitely stay here again if visiting Preston in the future.

Everything was perfect.

Perfect location near the railway station and many shops and cafes. We came for our son’s graduation and the hotel is within walking distance to the UCLAN campus. The room we had was beautiful, with a 4 poster bed and all the necessary things in the kitchen and in the bathroom. Check in process was clear and easy. We had a lovely stay.

We only stayed for 2 nights and didn’t fully unpack but I would say there’s not enough wardrobe space for 2 ppl if you want to stay longer and not live off your suitcase.

Absolutely perfect stay,the rooms are superb ! Attention to detail in every aspect of the room. Classic fm on and lovely low level lighting as you enter the room really make you feel welcome from the minute you open the door. The welcome pack is really well presented and lays out many of the well thought out options you’ll enjoy during your stay. Mattress and pillows are lovely. Complimentary Tea/coffee/sweets and luxury toilet trees are a real added bonus to the room itself. Location is great as you are in the centre of town close to shops and restaurant. Credit to the family and staff for creating such lovely and clean rooms.

Room was lovely, well decorated and clean. The small kitchen facilities are perfect for someone travelling alone with work. Ideally located and would stay again. CCTV in operation was reassuring.

It is located on a side street and felt intimidated by the people milling around. I was approached on my way back at 6pm which put me on edge for the rest of my stay. My room was ground floor and outside were the bins, I felt that i couldn't open the window as people could easily enter. The door to the room is thin and noise through the building travelled. The lock to the door also felt a little unsafe.

Excellent location just off the high Street. Walking distance to plenty of food and drink venues. Right on the edge of the shopping areas. Good soze fridge if staying for a few days and wanted some bits in. Cooking facilties: 2 electric jobs, toaster and microwave plenty of cutlery, glassware etc. Plenty of towels provided

It was very hot and the windows only opened so much for security reasons. We did visit during a cold snap so understandable. It's a staffless property with self check in/check out. Bit daunting at first but everything ran smooth.

We arrived well before check in time but had pre arranged to drop our luggage a lot earlier, the young lady who assisted with this and made sure our luggage was placed in our room was so friendly and helpful - an absolute credit to the business ( apologies didn’t capture her name) . Great central location, very well equipped and perfect for our overnight stay.

Minor point but some wear and tear on the paint work with scuffs maybe a refresh at some point.

The outstanding feature of this hotel is the helpfulness of the staff. Although there is no traditional reception, I met far more staff than usual at a hotel. Steph and Layla helped me settle in and the cleaning ladies stocked up the rapidly depleted biscuits. I also had a chat with the manageress. So the staff were really welcoming, and reflected the friendly behaviour of Preston people. This hotel is perfect if you need to be in Preston centre near the railway.
