We were provided with instant oats and cake for breakfast. We weren't expecting any breakfast so this was a pleasant surprise. Position of hotel excellent. Right next to the church in the centre of the town. Walking distance to the station and bus stops. Room very clean. Shower pressure and hot water temperature excellent.

We didn't realise we were in the very top room, in the ceiling cavity. Fortunately, we are both reasonably short so didn't hit our heads on the low beams. No lift so had to climb 2 sets of very steep stairs to get to our room. Would have been impossible to access our room if we were not so fit.

Enjoyed a lovely stay at The Swan, attend a concert in Beccles town center, ideally situated in town center, surrounded by jobs. Comfortable bedroom, I was up in loft. Nice food... Very homely and comfy sitting on sofas..in main pub, Would love to attend pub when the log fire is on.. Lovely staff very welcoming.. Clean and had a fridge which was brilliant, more hotels need mini fridges. Lovely old building and seating outside.

Nothing I didn't like.

Excellent venue. The attention to detail accentuates the old world charm whilst providing excellent modern facilities. The hotel's age, history and olde world decor (beams, exposed brickwork, inglenook fireplaces etc) are such a superb change to modern hotels . The photos on website do not do it justice. The location is in the middle of the charming market town with numerous excellent upmarket cafes, restaurants and bijou shops etc. There are plenty of walks and historic buildings and monuments etc within walking distance. Old England at its best.

I thought the lack of breakfast provision would be a disadvantage; but, as there are so many good eateries within 100 yards, it proved advantageous as one could sample the extensive choice of venues and food available.

We absolutely loved our stay. The room was gorgeously decorated, spacious and very comfortable. The bath was big and had instant hot water which was lovely when cold outside. The bar downstairs was so cosy with a fire by the sofas and we couldn't hear any noise at all from our room. Gordon was so lovely and welcoming, we got settled in very easily. The location is as great as it great, central Beccles with plenty of great food options within walking distance. We would happily stay again and highly recommend it.

The Swan House is located right in the centre of Beccles and as we didn't arrive until after six o'clock we were able to park right outside until 9.00 the next morning. The owner greeted us with a warm welcome and after booking us in, showed us to Jeramiahs room, the room was clean, spacious and well designed for our short stay, with our son nicely nestled in his own area, in the eves above the main bed. Once settled it was down stairs for a quick drink and then out to find somewhere for an evening meal, Beccles has everything from Weatherspoons to fine dining. After a good nights sleep we packed our bags and headed out for breakfast, we can recommend the Relish Cafe which is just behind the Swan.

Hotel was really clean and very cosy. We stayed in Eln, which was a lovely room and a nice size with a large bathroom/wet room. The decor was amazing. Staff were brilliant, really accommodating and very friendly.

Very minor downsides: We stayed at the end of July, and the weather was very warm therefore a fan in the room would have made things more comfortable. The hotel doesn’t have any parking however there is some parking outside the hotel however the time is limited. Breakfast is not really included but there are some instant porridge pots in your room. We were told there would be some croissant and pain au chocolat however these didn’t seem to materialise. There is a Magpies bakery and Greggs just around the corner which was very handy!

Beautiful historic inn, lots of period features. We stayed in the Eln room which was amazing! We opened the door and just thought “wow!” Great central location to explore Beccles town centre. Every little detail thought of in the room, very comfortable bed. Huge bathroom. Little extras like pots of porridge. Absolutely loved it! Definitely recommend. Staff were so friendly and helpful too. A perfect stay & we will definitely be back!

Absolutely nothing!

Really lovely place! Staff were very helpful and friendly. The room was beautiful, clean, and the attention to detail was impressive. Great shower, great bath, comfy bed. Everything was great!

There is only one thing: we could hear the people in the room above walking around, i don't know if there is anything to do with how the floor was built or if the guests were just really heavy footed. Apart from that our experience was perfect.

The location was perfect. It was easy to find and easy to walk to anything we needed, I.e. restaurants, shopping. The room was a nice size. We enjoyed having a sofa and chair in the room for a place to sit other than the bed. Having porridge and tea in the room was convenient. Thank you for those nice touches.

The parking (rental car) was challenging. It would be nice to have a parking pass to put in the car dash for the length of stay so we wouldn’t have to keep moving the car. The bed was harder than we like. A simple mattress topper would probably solve that. Since we were there for almost a week, it would have been nice to have a chest to put our clothes into instead of living out of our suitcases, but that was a minor inconvenience. In our room the vanity was tiny and short, sized more for a child, and the lighting in that area was dim so applying makeup and hair drying was challenging. The Wi-Fi was abysmal.

No parking. No WiFi (that we were told of), no breakfast option (not the end of the world but would have been taken up if there was) and our room wasn’t cleaned or stocks (tea/coffee/cups) replenished in between nights which I would of expected. These are minor gripes in what was otherwise a nice stay. Oh and really Seth’s room should come with a head room warning prior to booking as the eves and beams despite being careful was an endless hazard :0)
