I was in No.7 which is a cellar ground floor. Comfy bed, toilet, shower etc and TV. It did the job and I enjoyed the stay. Breakfast choice was fantastic. The location was close to the sea front and Pier and also a 5 minute stroll into the City. The hosts do a good job and next time I come to Brighton this B&B will be the first one I look at for availability.

There wasn't anything that I didn't like but it may be worth mentioning that the wash basin in No.7 might need moving over a bit to fit better under the tap because when washing my hands the water was splashing down the side onto the floor.

Room was excellent; spacious with every possible need addressed including fresh milk and bottled water in fridge. Room and en-suite spotless. Large capacious bed with crisp cotton sheets. Large bath towel, hand towel and face cloths etc plus bathrobe when requested. Hosts had thought of everything. Large selection at breakfast. Hosts helpful and provided useful guidance on visits but not intrusive. Helped us with cases and taxis.

Entrance a little shabby- could do with a face lift. Otherwise outstanding value for our three night stay.

Absolutely EVERYTHING. Professional, informative hosts. Gorgeous breakfast, beautifully presented. Amazing choices. The room was fabulous. Spotlessly clean.Lots of thoughtful extras. And not forgetting the bed....... the most comfortable I've slept in .Unfortunately, my only reason to come to Brighton (520 mile round trip) would be to see Alison Moyet . If that happens, please can I have the same room! Richard and Simon, you were the perfect hosts. Really hope your wedding gig went well the following day.

Nothing to dislike

A boutique hotel, with a comfortable bedroom. An excellent location for the purposes of my stay in Brighton. Richard and Simon were very welcoming and excellent hosts. A good selection of freshly cooked breakfasts.

En-suite a tad small but but understandable with this style of building, so not really a criticism. Parking in Brighton is a challenge and was no surprise, but the hotel provides daily parking vouchers at a very reasonable cost. I was able to find some spaces nearby.

Richard and Simon were welcoming and friendly, waiting at the door when we arrived, carrying bags, showing us our lovely cosy rooms, complete with little pot of mini choc bars! Spitting distance from the pier, and The Arch, where we were going to a gig. Exceptional breakfast at civilised hours for late risers (up to 10.30 weekends)! Extremely comfortable beds. Highly recommend!

Nothing - though if you’re not good with stairs, check room location before you go.

Richard was extremely welcoming on arrival. Car parking was sorted with a minimum of fuss. Our room was very spacious and had everything we needed for our 2 night stay. Breakfast was fabulous and extremely filling, just what we needed to start our days. Both of our hosts Richard and Simon were wonderful.

The room was very warm , but that was because we are not used to it. A fan had been provided which was very welcome.

I liked Richard and Simon, my room, the amazingly comfortable bed, the location in Kemptown with a lovely park and shops just up the road. I liked the bowl of fruit and the little tin of choccies, the dvd library and the way the window boxes are kept so neat. The breakfast choice is lovely and cooked to perfection. The fans in the room to keep it cool and as a solo traveller feeling safe and cared for. New water bottle every day as well.

It is a bit noisy overhead at breakfast time in the basement room but it didn’t really bother me. Clearly most people are up for breakfast but I am not a morning person 😉😂This was a minor point and didn’t affect my enjoyment of the stay.

Richard and Simon's impeccable hosting made for an outstanding weekend getaway, earning a perfect 10 out of 10 rating from me and wife. Their property, located just moments from the beach, was complemented by two exquisite salmon and egg breakfasts and a plethora of well-thought-out touches that go beyond the ordinary. From abundant towels and bedding to additional mirrors, air conditioning, and refreshing supplies of bottled water and milk, they left no stone unturned in ensuring a flawless and delightful much needed weekend escape from the grind.

Nothing it was just what a hard working couple needed. We were also lucky with the weather and got around 66,000 steps in.

Breakfast was generous / excellent and access to fruit and water until 7pm. Good fan in room. Very good location and proximity to attractions and restaurants. In room refreshments were replenished on a daily basis. On street parking vouchers worked well. Owners were both helpful and friendly.

View from room was poor! Room was described as “small double” but in fairness was only a single room with a double bed in it.

It was fantastic and had every comfort you could want also Richard and Simon were so kind and helpful breakfast was so yummy and lots of choices.also was so close to everything in Brighton I just walked everywhere 😄 I would recommend this 🏨 to everyone.i had a single room as I was alone but had a double bed which was so comfortable .6*at least CT
