Friendly, welcoming staff, helpful and informative about dinner options. Creative decor and furniture in breakfast room. Thoughtful tea service on arrival and the check-in was friendly and well organized. Breakfast was tastey and made to order. Staff arranged taxi for departure flight and train, explained shower faucets. Nice shower. Nice view. Room was clean and pleasant with comfy twin beds, affordable stay. Good bus access to city center and other spots.
Rugs in breakfast room were well used, a bit stained. Noise from doors shutting and guests' late arrival and hallway conversations awakened other guests.

The room is very clean and cosy. It is located in a quiet neighbourhood close to a park. Our room has an exceptionally comfortable double bed and access to the beautiful backyard. We enjoyed the breakfast provided by the host. There were three options: a full breakfast, a vegan breakfast, and a bagel breakfast. We had the full (with bacon, egg, sausage, beans, mushrooms, tomato, etc.) and bagel (with egg and smoked salmon) options; each contained fresh fruit, coffee/ tea, and juice. It was certainly worth the price of 12 pounds per person.
Nothing in particular. If the bench in the backyard is tidier (we managed to wipe the dust easily), the backyard experience would be perfect.

Large and comfortable room. Everything was impeccable and clean, check-in and -out was easy. The street and house were very quiet but within walking distance to the main street with cafes, shops and bus stops. A very cosy place and I would happily stay there again and recommend it to anyone.
The bathroom window was a bit stuck and it took two of us to close or open it but it was really a minor problem. The B&B is also a little farther out from the Old Town but it is easily reachable by bus.

Our stay at Fraoch house was just great! Our room was perfectly clean, warm and very cosy. There was no noise at all and the bed was very comfortable! The hostel is located in Leith and just a few minutes away there are plenty of pubs, supermarkets, pharmacy etc. The tram is also only a few minutes away from the accommodation. Thank you so much Matthew for making our stay in the wonderful city of Edinburgh so enjoyable (and thank you for the chocolates you left us every day!!) Greetings from Spain, Ainara

The host was attentive and responsive! The guests and the street were quiet. There are stores and some cafes down the street. The bus to the center stops near the hotel. Good clean room and nice price.
To get into the building, you have to get the key out of the key box every time, a bit inconvenient. The doors are quite tight to open and they can be loud if you do not hold them. The lighting was very dim, not possible to read in such light. Low pressure in the shower. No fridge but it was fine.

Matthew greeted us with a cup of tea and helpful information after we arrived soaking wet from the rain, we felt very welcomed! The place is really cosy and has lots of personality. The room had all the modern comforts, the bathroom was spacious and spotless. The location is great, close to the center for sightseeing, but not in the middle of the touristic madness, but still with plenty of restaurants and cafes nearby to choose from. I loved peeking into the street's lush front gardens when returning from a day of exploring.

The proprietor is wonderful. Very kind and helpful. I overheard him tell a couple with mobility challenges that he wouldn't charge them for their stay since their room required them to climb stairs. He greeted us offering tea or coffee, helped with directions and booking a cab, and when our flight got cancelled, he had a room available and offered to keep it available for us if we needed it. The location was perfect for us. It's a quick bus ride to the old part of town or the Brittannia, but it's on a quiet street within easy walking distance (4-5 minutes) to loads to great places for food and drinks at all times of day. A wonderful place to stay for Fringe!
The room was a bit stuffy, and as some others have said, we were unable to open the windows. The window in our en suite bathroom was open, though, so this helped.

The location was good with the no. 11 bus stopping right outside the house. The host was exceptional. He gave us a warm welcome and throughout our stay nothing was too much trouble for him. The cooked breakfast was excellent and very generous. Our twin room was clean and attractive but with a private bathroom across the hall. I believe all the double rooms had en suites. However the room facilities like hairdryer, kettle and tea, coffee and biscuits were very welcome.
We were fully aware that our twin room would not have an en suite bathroom so we can’t complain but it did prove to be annoying when we needed to use the toilet in the middle of the night. We were on the second floor and the winding staircase proved to be difficult for my aching knees.

The friendly service we received made us feel most welcome. They protected our baggage prior to check in, while we went sightseeing. They provided us with fresh, delicious coffee each morning, accommodated dietary restrictions with ease and basically made themselves available to answer questions, give direction/advice, etc. Our room was clean and bed slept comfortably. it was quite a lovely stay.
The carpeting in room and stairwell has signs of much wear.

Was a very convenient location on leith way, with plenty of cafés etc nearby and public transport to town. The room was comfortable and warm, and huge bathroom which was great. Plenty of storage. We stayed over new years and received a lovely gift of champagne and chocolates which was very sweet.
The bathroom was very noisy with the plumbing and ventilation system, and WiFi not very strong in the room we had, but not visiting to spend time in the room!
