We stayed at one of the apartments round the back (Balintore I think) Very comfortable, huge bedrooms, well appointed kitchen area, with a nice little area to relax and watch telly or play games of an evening, but most importantly for us this visit, very conveniently situated for the Loch Ness Marathon - just a 15 minute walk via Ness Islands to get to the buses at the start and a 20 minute hobble* from the finish. I'd highly recommend it to anyone looking for a base for the race event (the 10k starts in a different place about a 40 minute walk away, but finishes at the event village, so it's still a good location for that. *Hobble times may vary depending on how tough you find the hills on the race!

We struggled with hot water one night, but you do need to run it for a long time to get hot water anyway (it gives details in the useful manual they provide). We could probably have done without the steps up to the front door, but that was a post marathon specific issue, so not a problem for most!

Lovely big space. Nice neat grounds. Fresh decoration. Prompt response from Front Desk to my questions. Some nice touches. Comfortable.

Very minor points - main bedroom curtains had no lining. There are a lot of security lights outside this room and that makes the room very bright through the curtains. A blanket on the curtain rail helped. I think the other bedroom curtains are similar but less lighting outside (in autumn). (Balblair) The TV isn’t ‘smart’ - I forgot to take a Fire Stick Pans are too small and not enough for the kitchen to be useful. No serving spoons etc, an easy improvement. While important areas were clean it would be good to dust skirting boards etc now and again to add that finishing touch. Given the time that seems to have been taken on the overall look it would just take a little more time/cost to make it a 10/10 stay. Curtains, TV, kitchen equipment, a more connected theme to decor.

We came to stay before our wedding and wanted a fuss free base for our stay. It was more than we could have hoped, beautiful place, gorgeous gardens for our photos, the staff couldn't have been more helpful and the rooms were perfect! The staff were in contact before the day with all of the information, really accommodating to our requests and left us to it. Such a chill vibe and we will definitely be back!

There was just one tiny thing for feedback, we stayed in Balblair apartment, the outside light stayed on all night and shined into our bedroom window, a pair of blackout curtains would solve this, apart from that ( and that's a small niggle) everything else was exceptional!

Very quiet location, woke up to birdsongs and the curtains cover the windows perfectly which is important for me to get a good sleep. Great location for me, 30 minutes walk by the river to get to the city centre and just nearby lovely aera for walks.

The lock system took a while to figure out, the information on the wall says to turn the lock to the right but it worked other way round, the codes sent in the messages were difficult to find but I got in at the end.

Loved our stay at Rossal House! The property is located at a 20-25 walking distance mins from City Centre. There's buses that go to the City Centre but the service is infrequent. The rooms are spacious and very clean. The linens and towels provided were of excellent quality! There's a fully equipped kitchen and all utensils are provided. The entire property, the rooms, the bathrooms and the kitchen is extremely clean and very well maintained. The staff at the property are very congenial and very helpful. Will highly recommend Rossal House to anyone wanting to visit Inverness!

Location was perfect for our visit to Inverness. Ample parking outside the front of the building and secure entry to building and rooms worked without issue. Lovely grand reception area in ground floor of building.

Stale/musty smell from carpet in hallway of apartment. It's a very old carpet and could probably do with being replaced. No privacy glass in bathroom, which meant you needed to close the blinds when taking a shower, which caused lot so condensation build up in bathroom as there was no extractor fan.

I was really pleased with this room, excellent value for money The facilities were great, Note the location is not ideal after running a marathon as it is a mile from the main bridge of the city centre but any other day would be fine. The main roads are well lit outside as a solo female travelling back late at night. The park and Nessie island are lush nearby

A really minor point...The key pad while secure is great but having to remember two codes to go to your car is quite stressful and a code every time you need to use the facilities is difficult, especially for the middle of the night toilet break... Maybe add an off the latch option?

Building is a very cool, old house. Very nice entrance/lobby area. Nice signage for rooms once inside the building. Pretty easy to get into and out of the building from the main street. While not right in town, only a short drive to everything. Room was spacious with a kitchenette and guide books for the area. Easy self check-in with clear instructions. and great communication.

No ventilation fan for bathroom- caused things to smell a little musty. Bed was very low. Mattress and pillows were uncomfortable. Parking was a little tight, but doable. A bit hard to see the sign at night- we definitely pulled into the neighbor's drive first.

The room, although small, was ideal for us it was clean, comfortable and had the facilities we needed in fridge, oven, induction cooktop. The building looked well maintained with a very nice garden. The location was nice and quiet with very pleasant walks beside the river with access a few minutes walk down the road. We would definitely stay here again.Check in although contactless worked well. Would suggest walk into town would take at least 30 mins.

During our stay at Rossal House Apartments, we had a delightful experience. Initially, we booked one apartment for three nights, and after enjoying the spaciousness and excellent amenities, we decided to extend our stay by booking another apartment in the same building for an additional three nights. Both apartments were impressively spacious and equipped with a well-appointed kitchen featuring a coffee machine, electric kettle, dishwasher, cooker, microwave, a small fridge, and all the necessary pots and pans. The serene and green surroundings next to the picturesque River Ness made the location truly enchanting. The classic countryside style of the main hall added a touch of elegance to the entire experience. Not to mention, the cleanliness and the comfort of the beds ensured a truly enjoyable stay.

The only downside we experienced during our stay at Rossal House Apartments was that the apartments tended to be a bit chilly.
