ChrisAnn is very welcoming and friendly. The breakfast was amazing, there is a great choice and the quality is excellent. The location is great too with just a short 10 minute walk into town.

Chrisann was lovely and funny and very communicative and helped us with a lot of information. The place is very well located at about 10 minutes walk from the city center. The room was very clean and comfortable, we enjoyed a lot the big bathroom and even took a warm bath after some cold days on Skye Island. Not to mention the Scottish breakfast, which was delicious and consistent, she cooks it herself for each guest in order to be fresh and warm. We will definitely come back here soon, especially as we have some things left to do in Scotland, such as Chrisann's recommendation, us to visit Orkney Island, which can be reached by plane from Inverness.

What a lovely place to stay and relax, or as we did, go and see Russell Crowe at Eden Court Theatre, 5 minutes away. Chrisann is a wonderful host, she took us to our room, checked everything was to our satisfaction then explained the breakfast menu. Instantly charming, Chrisann has the ability to make you feel like a friend coming to stay, we felt welcome and relaxed. We had a bottle of wine as we freshened up in our beautiful room, Chrisann has an alcohol license, then pottered along to dance with Russell. In the morning we had fresh ground coffee, and fruit juice, from many options and my veg diet was catered for with a full Scottish breakfast including courgett fritters, veggy sausage, bacon and blackpudding, that followed my yogurt, honey and almonds and freshly cooked pancakes! I struggled to eat the food served with attention to detail in beautiful surroundings. Well worth a visit! Ineed to return to get the recipes for the courgett fritters and pancakes

I would have liked to have stayed longer .

The cooked to order breakfast was smashing and the selection was impressive (A bowl of porridge is recommended to start the day followed by the Full Scottish!) . The location suited us just fine with a short walk into town to visit, Encore, the restaurant recommended by our hostess. That was a great recommendation and we went back 3 times! The room was well decorated and well maintained as indeed was the whole property which is interesting in its own right. On site car parking in provided and is easily accessible and the owner is charming and attentive.

To be honest we would have preferred a larger room, however, the room we had was fine and I am merely stating a personal preference. However, this did not detract from an overall most pleasurable visit.

This host cares about the quality of her service, and she is very good at it. This place was simple one of our best highlights of our entire trip to Scotland. The owner is an enthusiastic master chef who serves The Best Breakfast. I very much recommend picking the vegetarian Scottish Breakfast or the scrambled eggs. And now the interior and the room: Beautifully furnitured with love and thought. Clean and comfortable. Cosy and practical. And a beautifully built little house with its own history. We felt very warmly invited by the host, even before we got here, sending a message asking for our diets. Showed good will to adapt to any special needs. Thank you for a >memorable< stay!

We loved staying in Kinnoch Lodge and can't wait to come back! Our host, Chrisann is truly a delight and the most warm and welcoming host of the various B&Bs we stayed in Scotland! We loved her beautiful house and all the details, and loved her enthusiasm and passion for sharing her home with us. She also gave us great tips on where to catch live music in Inverness. Our room (the Stag Room) was beautiful and very spacious and modern with excellent facilities. Plenty of private parking if you are driving, but the city center is only 10 minutes away walking which is very convenient. Breakfast was excellent with multiple options and a fresh hot-cooked breakfast! We can't wait to come back to visit Inverness and stay at Kinnoch Lodge to experience Chrisann's amazing hospitality again.

From start to finish our experience both of and in Kinnoch Lodge was top drawer. Great location in terms of availability and access. Very warm welcome and willingness to assist with arrival. Friendly and informative reception. Excellent accomodation in all aspects. Very comfortable and spotlessly clean. No lapses in attention to detail. Food was excellent and plentiful. Local information was available and very useful. In total, a very happy and comfortable stay. Owner was very attentive and could not be faulted. We will definitely re-book in advance when returning to Inverness. Many thanks to the owner/lanlady who was friendly and attentive. A good place to stay!

Chrisann is an amazing host. The room is spotless, towels are fluffy and toiletries are very eco friendly. The full Scottish breakfast is out of this world, with the best local and freshest ingredients. The pancakes are made with love. Chrisann is a wealth of knowledge and she knows the best places to eat and pubs to soak in the Scottish music and atmosphere. A family friend highly recommended this place and I can see why they did. We will be back again for sure. I highly recommend the stay & experience.

I let Chris-Ann know that I had a lactose intolerance before our stay, she couldn't have been more helpful or accommodating. We were greeted really warmly when we arrived & taken to our room. Breakfast was superb. I had a fruit bowl to start, everything was delicious & fresh & very generous. For 2nd 's I had pancakes & bacon with a hug of REAL maple syrup. Chris-Ann not only specially made the pancakes with non-dairy milk but gave me a wee goody bag of spare pancakes to go home with. I feel 100% confident in recommending this B&B to anyone. If your heading to Eden Court it's a mere hop & skip away👍

We just had an absolutely lovely stay for the last three nights. The B&B is very much open, if anybody sees the current "closed" status on Google, that is definitely some mistake there. Chrisann was such a nice and caring host and her breakfast was the highlight of each day. Our room was lovely, with the biggest bathroom we've ever had - we liked the whole house a lot, with so many small and loving details. The location is very good as well, just a small stroll along the beautiful Ness Walk to get into the city centre. If we ever spend a night in Inverness again, it will be here.
