The staff were very nice & professional. The view we had in the superior room was stunning. The breakfast was very good,Parking was great & was a fair price.

Was a little cold in hour room & the Tv was very small & in an awkward place to be able to watch from the bed. It also could have done with a small fridge so you could put in bottles of water,juice and milk. It needs a little updating…the rooms are looking a little tired…And I couldn’t help but notice that the dining room carpet (The tartan one where we had breakfast) looks pretty grim. It’s still a lovely place to stay so please don’t be put off….it’s just the little things but could be better for these changes.

The location is perfect overlooking the lake and mountains and crow park.The hotel is 10 mins from the lake or 10 mins into Keswick town centre and has it's own car park,free if you book through their own website,£6 daily if you don,t.We couldn't fault the breakfast,everything on the plate was nicely cooked and was ample to start the day.

The noise on a night or early morning with the bedroom doors from the residents coming and going to and away from their rooms,(but that's people).The pillows were a little hard for me and my wife because we like more than one and when I mentioned it to the manager he gave me another slightly softer one.Hotel Association policy to keep them clean with the pillow covers on he said.

We had a lovely room at the front of the property overlooking Crow Park. It was nicely decorated and the beds were comfortable. The property is well situated for an easy walk into Keswick in either direction and Derwentwater and the Theatre by the lake are almost on the doorstep. This makes it ideally situated to all the different attractions Keswick has to offer. The cooked breakfast was superb and the staff were very attentive and amenable. All in all I would highly recommend this particular Hotel. I hope I can make a return visit there soon.

There was nothing I didn’t like, but I would suggest some outside seating, as some of the other Hotels nearby have, would be a good addition.

Great location very near the Derwentwater Lakeside as well as town centre. Good car parking at rear ( front parking road was closed with repairs). Excellent food at breakfast with plenty of choice including wide gluten free options. Staff very helpful and caring with enough on duty to cover a full hotel so little waiting. Husbands expensive bike had a locked up facility overnight. Easy access to it when needed. The staff attitude is to be praised as could not be more positive and helpful.

The internet connection in our room rarely worked but we were on upper levels. It worked fine in the dining room so used that. It is a general problem in the Kake District we found especially with the hills blocking many a signal so the hotel could not be blamed. They did have boosters on higher floors but we were squirrelled behind substantial walls! ( Another Lake District feature!)

Everything, location was great literally 2 min walk to the town centre, which had a great selection of restaurants and pubs. The view from our room was amazing! The staff at the hotel were lovely, very welcoming, friendly and helpful. The hotel was spotless. Our room was a great size with a comfortable bed and the breakfast was perfect. A great range of food served in a very cosy dining room with another amazing view. We would definitely love to visit again!

Leaving, it was a great stay!

So we had to book here last minute after being stuck in the sandstorm towards Windermere. We were over the moon when we arrived, the exterior was so picturesque with amazing Mountain View’s! The staff were very welcoming and friendly and happy to chat with us about our adventurous day when we arrived. We booked the superior double and we were very pleased, the decor was cosy, the room was immaculate, the facilities in the room were great, it was very spacious, the room was lovely and warm, and the bed was super comfy! Breakfast the following morning was great, again the staff were dry friendly and accommodating, the dining area was lovely and cosy with great views. The location is fantastic, literally a 5 minute walk into Keswick. We will 100% be returning! If you’re thinking of booking, do it! A lovely place to stay in beautiful Keswick!

It was very comfortable and we had a lovely room. Breakfast was tasty and the staff were lovely.

It was very noisy above us with lots of walking around and creaking but that’s not the hotels fault it was the guests above us. Breakfast would be better if you could help yourself to breakfast cereals, fruit, juices etc We felt we could only have a certain amount although the staff were lovely and asked us if we would like more coffee. And the gluten free options were good. On the first day I had scrambled eggs which were delicious so I asked for the same the second day but it was half the portion because I asked for a slice of bacon. And my partners’s scrambled egg with salmon was very small for a man especially - we think because the portions are carefully managed.

We were unaware that the hotel will charge you £6 per day for parking if you book via booking.com. It's free to park if you pay the same amount but go direct to the hotel to book. It is totally understandable due to the booking fees the hotel incurs but rather unfair on guests. There is free parking on the main road outside the hotel. The car park for the hotel only 3 cars in it with a threat of clamping if fees were not paid.

There are an awful lot of things to like about this property, the look of it from the front is very regal, the Location is right in the centre of town, there is plenty parking, the carpets and decor is very good, I judge a place by the carpet throughout and it’s a good carpet let me tell you, the room we had was very good, excellent bathroom, bed was comfy and decor was of the property, plenty tea and coffee in the room, the view was spectacular, however for me the one thing that breathes life into any accommodation is the staff and that is the number one factor, I will say the staff here are some of the best we’ve had anywhere and my wife and I are fairly well travelled, they are lovely, helpful, knowledgeable and clearly take pride in what they do, this place is a little gem, we would definitely come back

Location was perfect for getting in to the centre of Keswick only a 5 minute walk. Breakfast was very good lots of choice. Our room was spotless and spacious. Staff were very friendly.

My sleep was disturbed from 11.15 pm until 1am due to a domestic argument going on in a nearby room. It was very loud and would have expected someone from the hotel to step in. I didnt mention it at reception when checking out as there were other guests around and didnt want to embarrass staff.
