Host - Perfection!! Breakfast - Amazing home cooked English breakfast (perfect eggs!!), served on warm plates. Position Position Position - just a short stroll to the main mall View from our room - to Die For across the village to Catbells Summit!! Room - Clean with all you require Curtains - to keep out the long daylight hours up here. Lift - Unfortunately there are no lifts but the fitness program is all worth it when you see the views. My review sounds over the top, but that is exactly what we experienced. We stayed in the room at top right window.

Breakfast was first Class. You could miss any lunch and just a snack for dinner. The room was large enough for me and. also was cleaned early so should you wish a nap you could have no problem. The owner and staff went out of their way to please.. The location was fine Easy to walk two ways into town. I will book for a further holiday there in the new year.

I was happy with every thing. There was nothing I could fault or complain about

The accommodation and hosts were very welcoming. The whole place was very clean. Breakfast was served quickly and was tasty. The parking was easy, and the location allowed me to walk to the centre of town within a couple of minutes, but was located such that I was not in the thick of the crowds and bustling high street. The views from room 5 (single room) were dreamy with the spectacular sunset setting itself behind Cat Bells and Causey Pike.

Extremely nice hosts, and I mean really really pleasant. If you wanted to chat they would engage but it was clear that they recognised if people wanted their own space and quiet then that was given - just the right balance Excellent breakfast - one of the best I have had at a B&B Comfortable bed, Wonderful shower - plenty of power and heat Very good value for money, Excellent location - easy walking distance to centre of Keswick

Nothing really to complain about from my perspective One of the bedside lights didn't work but the owner wasn't aware of that and appreciated being told so that he could fix it. If I was the complaining type (which I'm not) I might have been upset about there not being milk on the table for breakfast but as soon as the host noticed this was rectified and they were extremely apologetic and went out of their way to make up for it (which wasn't necessary). Given they were fully booked and rushing, such a little thing really isn't a problem at least not to me. Also not an issue for us but worth noting for others that the property is part way up a sloping road with steps to the front door and a stairway down to the breakfast room - If you can't manage stairs this is probably not for you.

The breakfast was excellent beautifully cooked by Xueyan,great location close to shops and bus station just a short walk away,very enjoyable stay in a lovely home run by Kevan and Xueyan.

The only thing,being pensioners it was awkward getting into bed with one side being up against the wall having to climb across,but a small price to pay for a few days,in a lovely home,we would certainly go back again

The location is perfect, a very short walk into town up a gentle hill. The owners were so lovely and accommodating and the room and bathroom were extremely clean. Breakfast was also lovely. I can't wait to stay again next time I'm in Keswick. I also left my camera behind by accident when I checked out and the owners very kindly posted it to my next location. Saved me so much stress! Thanks again.

Lovely house in great location. Quiet but very close to Keswick High Street. Superb view from my room(7). Good breakfast and friendly staff.

My room was not en suite but had a separate private bathroom. I knew this in advance but thought there might be a bit of a discount compared to the en suite rooms. The several flights of stairs might be a problem for some people(not me) but the view of Skiddaw and Latrigg more than compensated.

The Lincoln Guest House is very clean and comfortable and with excellent beds which ensures a great nights sleep. Situated just off the Main Street in Keswick means that it’s centrally situated for everything in this great little market town. Also having private parking is an absolute bonus as the nearby streets can be extremely busy.

The only little niggle our party of three found was that breakfast was only served between 8-8.30am. For perhaps early morning walkers staying as guests this is probably ideal, however, for others who would normally have to breakfast early before going to work, it would be nice to have the choice to breakfast a little later when on holiday.

We stayed in Room 8 which was on the top floor of the property and had an amazing view over the mountains. The best I have ever seen! Hosts were very friendly and accommodating making for a great stay from start to finish. Room was lovely, clean and tidy with everything you need. Beds were very comfortable and we slept well. Parking on site was a real bonus and much appreciated, but there is also good street parking right next door to the B&B. Great breakfasts and hosts offered a takeaway bacon sandwich for one of our party that was doing the Parkrun on the Saturday morning. I would thoroughly recommend this place and I'll certainly be back.

The room allocated was perfect for our requested needs: ground floor and walk in shower. It was very clean and a lovely spacious and light room. The breakfast was excellent and the staff remembered the breakfast order from the previous day which was lovely. The room was serviced each day and tea, etc topped up. Private parking was a real bonus. The location close to the town centre was also great for accessibility.

Due to one of our party having mobility issues, we found the steepness of the path and steps a challenge sometimes. This isn’t something that spoiled our stay and we would book again, but it is worth knowing if you do have mobility issues.
