What an amazing place to stay! Very nicely decorated and well preserved mansion. Extremely clean and smelled wonderful. The breakfast was simple and very tasty with fresh fruits and free range eggs! One of the best I had! Highly recommended! And to top it all. Beautiful gardens outside for one to enjoy.

Gorgeous location and a super building. We loved our room with its beams and stylish decor.
Very, very little. But we stupidly mis- understood breakfast times, arriving at 9:05. The girl looking after is, before taking breakfast order told us we were late and it’s 930 at weekends but dying on weekdays. She didn’t really need to say that there was no one else there and I’m not sure they had had any bookings for the evening before, so why make us feel so uncomfortable. Also on leaving there was no one around but just as we put our key on the table, the same young girl came out of the kitchen, looked at us and completely ignored the fact that we were just about to leave. Such a b no sleep there was no goodbye. Hope you’ve had a good day to come again Whatever Such a shame it’s a beautiful place. And a great breakfast.

Easy to find the property. Plenty of parking. Instructions perfect. Greeting delightful. Very quick service at breakfast. A good range on offer. Room was always warm and very cosy, nicely decorated with neutral palette with architectural details showing the structure and restoration.
Breakfast coffee became better on understanding it’s programme. Maybe the sausages could be a bit more rustic. Kettle in my room needed to be placed nearer the socket or a longer flex, quite unsteady. Blend of tea was not replaced on usage. Cobwebs on light fittings. Designated make up with mirror and hairdryer area? Could that be in the wardrobe itself to retain the quiet, simplicity. Small details only, easily remedied.

Very cute furnishings and cottagelike, rooms were spacious, breakfast was very good
The water heating has issues, warm water comes out of both the cold and hot taps, for the shower couldn’t get it to any temperature other than quite warm. But I guess it’s a better problem than just cold water and it did improve in temperature after I tried to turn on the cold water tap in the bathtub

The location is great, the grounds very pretty , beautiful for photos! and the accommodation is full of character and charm, it feels like luxury! The breakfast delicious and the staff friendly and helpful. Parking excellent. Very easy access into Leamington Spa. The bed very comfortable, and the room exceptionally clean.
The floorboards are very creaky, which is very in keeping with the building, but sleeping on the ground floor, with people walking above you, was rather disturbing at night. I suspect rooms upstairs would be fine. It’s definitely part of the charm of the old building, just not at night :-) The tv is very small so from the bed quite hard to see.

Location excellent for our visit to Exhibition Centre and to explore Warwick . Very attractive building and grounds. There are lovely views within a peaceful setting. Excellent breakfast. We were impressed with how organised this B&B is run . All credit to the management. Information in Welcome Pack in room was most useful as we took the recommendation to eat at the Stag Pub which provided us with a wholesome evening meal.

The family accommodation in the 'hayloft' was excellent. The super king size bed was comfortable and my grandchildren loved their room upstairs. They also particularly liked the large corner bath!! (downstairs). There was plenty of room for the four of us. Central heating was easily adjustable and the whole apartment was a great temperature. Stair gate at top of stairs was good. Booking in was very easy and the staff friendly. Breakfast was cooked to order and plentiful. The house was in very quiet surroundings and car park good. Would definitely book again.
the only improvement I can think of could be gluten free sausages - although there was plenty of other choice and perhaps a children's cereal - one grand daughter likes wheatabix the other prefers the 'less healthy" children cereals. However there was plenty other food that she enjoys.

A lovely old manor house set between Leamington and Coventry and ideal if you are visiting the area and want somewhere quieter to stay. Staff were friendly and helpful and the rooms were clean and well presented. Breakfast was cereals and a 'full English', which was ideal for me, although other cooked breakfast options would have been nice (difficult at the price I guess).

Gorgeous manor house and spacious twin room. It was just lovely and we had a walk around the grounds which was nice too. Lots of parking, easy check in. Lots of pubs in the area to have dinner at. Great location for visiting L Spa and Warwick which is what we were doing. We would stay again if we were going to be in the area. Breakfast was lovely too.

very peaceful location. Very clean accommodation. We were in the 'hayloft' which was perfect for two adults and two children. especially having the single beds upstairs. The girls - 6 and 8years - loved being upstairs - they also like the large corner bath(downstairs)!! The accommodation was a good size with plenty of room . Breakfast was cooked to order and plenty of choice. Staff were very friendly. Will certainly book again
gluten free sausages - and more choice of 'children' cereal would have been appreciated. That said there was plenty of others choices and we all enjoyed breakfast.
