We liked the location, it is not in the centre , not noisy. The hotel has a big outdoor area, mostly lawns and trees. Very quiet place with a great view to the lake. Our triple room was very big with the balcony. Breakfast is included in the price, it is very basic. Anyway there's a coffee machine with cappuccino, espresso, cafe with milk as an option.

Some people might feel uncomfortable walking 2 km to the city centre but we liked it. There is no restaurant in the hotel. There's an option to order some dinner in advance, but we didn't use it.

I absolutely loved the view from my room: the mountains and the lake. Even though the room itself is quite small, it wasn't really an issue, because it was clean, comfortable and had everything I needed. There's also a little balcony) The breakfast was also quite good: croissants and pain au chocolat, fruit, yoghurt, good coffee, juices, eggs and ham/cheese to make a sandwich. For me it was enough. There's also a fridge and a microwave on the first floor, in case you want to buy some readymade food. But do right your name on the food!

The only thing I didn't have in the room is a hairdryer, but I asked at the reception and it wasn't a problem. It's cool that there's a coffee machine downstairs in case you want to have some coffee or tea during the day, but the coffee and tea isn't very good there. Would be really cool to have some hot water or just water too:)

I got lucky and got a lake view room. Fantastic experience, an evening sitting on the balcony was the best The room itself was comfy, not the biggest one, but the bed was great. The shower was good though again - not the biggest one Electric roller blind was a nice touch - thanks to the darkness in the room I had one of the best sleeps of the trip

Breakfast was lacking staff attendance - some food was missing and noone came to refill things.

Good location. The view from the dining room overlooking Lake Annecy was wonderful. The room and en-suite bathroom were clean. The bed was comfortable.

I got to the hotel at about 21.00 hours, after the receptionist had left. They did try and send me the information to get into the hotel room, but somehow I didn’t get it. With a bit of help from another guest I did eventually contact the after-hours receptionist to get the necessary info. This caused me a little stress but was resolved reasonably quickly. Overall I enjoyed my stay, this didn’t affect it too much.

Room had a fabulous view overlooking the lake . There was plenty of room and was reasonably clean . Would be a good walk into Annecy but easy to catch the bus . Breakfast was OK. Plenty of parking

On checking in just handed a key no explanation where room was where breakfast was,had to ask everything. Asked if there was a bus was told yes at the end of the road but not told which number or which road . Then when you get to your room and read the information pack no housekeeping . Remove bedlinen at the end of your stay and put rubbish outside your door. Never stopped in a hotel like that before. Having said all that it's OK for a couple of nights

The rooms are new and very clean. We were 3 in the room and so it was convenient that they are proposing double and single room in one room. We have a tea and coffee machine in the room and we can also have additional blankets and pillows from the cabinet. The bathroom is quite small but very clean. The breakfast buffet was amazing with lots of varieties and choices. The receptionist (a guy) was very helpful and gave us instructions for the public transport. Highly recommended!

It lacks air conditioning for longer stays during the summer season. But AC is not common in France anyway so I will not really consider this as something I don't like during our stay.

The breakfast was good !! You have everything to eat, bread, milk, cereal, cheese, ham, yogurt and boiled eggs done by yourself. The room was neat and clean. I would definitely choose this place if I come again. I am traveling by myself today~~the single bed room was a great option for me. I arrived early, but they let me leave my luggage at the storage room and I can go to for lunch an and do some shopping. Location is also good. May need to walk up a bit. But have bus directly to the central every15 mins, which was very convenient for me. Enjoyed my stay.

Annecy can be busy and the Centre Jean XXII is a calm haven from the hustle and bustle. It is airey, simple, clean modern and calming. Unlike other reviews we thought it was excellent for access to the centre of Annecy - a 10 minute walk (bit less going out, bit more returning due to the hill) to the bus stop for the frequent No. 1 bus. Easy and efficient.

There was nothing we didn’t like.

The room was enough for what I needed as a solo traveler. It was pretty clean, small but good bathroom with all you need (like shower gel, shampoo and towels) and a balcony. The view though was extraordinary. I had the room with the view towards the mountains and the lake. Nice and quiet neighborhood, not that far from the city center. The breakfast was also good. Not too many choices, but enough to enjoy before having a coffee and go exploring the city or surrounding. The staff was very king and willing to help. I totally recommended as this is a great value for money.

We really like the ambience.. the view is very relaxing while having breakfast..

The description of the rooms in Booking is a bit confusing.. The twin room has two separate beds, instead of one big bed.. but the staff are very nice and tried to change it... unfortunately the hotel is fully booked.. For breakfast we wished there are more instructions in general.. 😊
