Really friendly hosts! I was allowed to check in early as the room happened to be ready, I'd only gone to ask if I could leave my bag til 3pm. Lovely comfortable room, nice view, comfy bed, loved the little touches like biscuits and toiletries. Breakfast was good, coffee great, good range of stuff available. This was all exactly what I needed. Thank you :)

Nothing the b&b can control, but if you stay on a Thursday be prepared for an hour of bell ringing practise from the church opposite! They were done by 9pm so not too late. Door locks/catches take a little persuading but I never worried I'd be locked out/in - it's an old victorian property so to be expected.

Pleasant welcome from owner. Room was nice and warm which was greatly appreciated given the cold weather. The room was clean and had everything that I required. Nice en-suite with good shower. Lovely cooked breakfast. The owner also provided breakfast to a friend who joined me and at a very reasonable rate. The owner also pushed breakfast time back to 09.00 which was very accommodating and considerate. I'll probably visit the area again and would be delighted to use the Dumfries Villa. Very enjoyable stay, at a nice property, with very competitive rates. The owner was also flexible around check-out time.

Nothing...other than my personal preference to possibly extending the breakfast time to 10.00, which is fairly standard in most places that I've stayed in. Other than this small detail, no complaints whatsoever.

Colin the owner was extremely welcoming, and very helpful, carrying my bags to my room. I loved being in the annexe, so that everything was on ground level, the only steps being up to the front door for breakfast in the breakfast room. The room was lovely and quiet. The room was well stocked with useful things…well thought out. The breakfast was excellent, and the breakfast room had been very well thought out. There was a fridge containing fruit juices and extra milk, and there was a microwave for the use of guests. There were even sachets of antibacterial hand wipes on each table. Well done Colin!

Very comfortable and warm. Really nice traditional listed house built back in the 1800. If you are looking for a high-tech hotel, this is not for you. If you want traditional, then this is the perfect place to stay with a good host. The view from my window of the room I was in of the old church and war memorial was great

Although most rooms had an on-suite, I had to leave the room for the bathroom even though it was expensive to the room I stayed in. Also, I had to use the key to lock myself in and no bolt on the door. This is the only thing that is not major, just not convenient for me.

Very friendly and helpful staff. The man who received us was happy to supply tips for dinner and directions to town and kindly offered us plates and cutlery for our takeaway. Beautiful location very close to the centre, with parking right next to the building. Gorgeous garden. Very good breakfast (where we had a choice of traditional, vegetarian, and various smaller options). Our room was quite large and the shower was very good. Would definitely stay here again!

The taps in the bathroom were a bit hard to close -- more modern ones would be an improvement.

Lovely old home, wonderfully close to the centre of town, but still very quiet. Big room and comfortable bed, with thoughtful extra amenities (range of teas, biscuits in the room). Bathroom was small but functional with plenty of hot water and good water pressure. Excellent wifi. As an old house, there are the odd creaks and groans, but well-maintained. Host was very personable and helpful. Good range on the menu for breakfast.

Bathroom was very small, though functional - would have appreciated a face cloth/washer. For the breakfast, would have liked it to be a bit more flexible (eg, ability to order different combinations, and able to eat a bit later than 8:30 am). Just brewed coffee available - no french press or espresso.

The guesthouse is extremely well located (close to railway station, arts centre, Usual Place cafe). The room was large (appreciated the extra single bed being made up without request) and well furnished. Beds were good. Breakfast was fine. Colin and his staff were friendly and helpful. Off-road parking space was an asset as the property is next to a road junction (access to the parking required care).

Steep steps to front entrance. Ensuite bathroom cramped (owner explained restriction on size). Macerating toilet was noisy. Room is in need of redecoration.

I liked everything about this place it’s excellent and the owner Colin is a super friendly nice guy. Really took care of me and the girls that brought the breakfast was great. This place is a real find and clearly run by someone who knows what they are doing. Merry Christmas to them and thank you very much 100% satisfied and amazing value 👍🏻

Colin, the host, was very welcoming - he even gave us a card for a 20% discount at a local restaurant. The location was excellent being very close to the town centre and the places of interest such as Burns House. The breakfast included in the room rate was very good with plenty of choice. The house is a listed building with many original features.

We stayed in room 4 initially and on our return the annexe room. We liked the original features in room 4, but preferred the annexe as the bathroom and the TV were both larger.

Awesome place. Friendly host. Rooms were spotless and a good size. Lovely shower and 5 minutes walk to the main town. The bed was really comfy and the bed linen was pristine. Breakfast was plentiful and delicious. Private car park at the back which made me feel more secure to leave my motorbike in. I’ll definitely stay here again if I’m travelling in the borders area in my future travels. There was a nice little sitting out area in the garden which I enjoyed too.

I can’t think of anything that could be done to make my stay better.
