First, it is worth stating that people need to manage their expectations properly when booking. I booked a budget single room, looked thorough all the photos and read the description thoroughly, and assumed my booked room would be in the external trailer. Indeed, it was, and it met my expectations entirely - and even exceeded them. I stayed in T3. Jane, one of the owners, messaged me with all relevant details well before I was due to check in. This proactive communication set things off well, and checking in was exactly as easy as she described it. While I had understood what I had booked, my first impression of the room was that it was Spartan and perfunctory: nothing more and nothing less than what I needed. What I did not anticipate was how comfortable I would end up being in the room, and this is in large part due to the care and attention that Jane and Peter, the other owner, have taken in putting together these rooms. The bed was extremely comfortable, the shower's excellent water pressure and temperature control were welcome surprises, the heating and the number of plugs were outstanding, and I had no issues with any of the facilities during my stay. The room was appropriately clean, including inside the fridge. I did, at one point, have an issue with noise from an adjacent room; this was promptly - within minutes - resolved by Jane and Peter of my notifying them. I was impressed by their responsiveness and attentiveness. All in all, I have no complaints about my stay. Anything that might have caused a complaint was mitigated by prompt action, which almost always turns a negative into a positive. If you know what to expect and you bring any problems during your stay to the attention of Jane and Peter, both of whom were lovely to meet, your stay will (hopefully) be as successful as mine was.

Communication was great, I was sent the codes to enter the building and room so no messing around with keys and directions to our room. The room was very clean & tidy. Ample of space to move round. Although we didn't use the shower, we were impressed by the size. There are plenty of plug sockets around the room, next to the beds, too, some with USB sockets, so don't worry if you forget your plug. There are renovations in progress to provide more accommodation rooms(studios), but this didn't affect our stay. We will definitely stay here again on our next trip to Scotland. Extra bonus was having Aldi directly across the road to collect essential items you may need.
No complaints from me.

The staff were helpful for any request I had, the room was clean, it was convenient. Some breakfast was also provided, coffee and tea; also they fit in a microwave and fridge which was useful. The location across the road from Aldi was useful.
These are minor complaints, overall the stay was good. The room in the trailer was very minimal - as a tall guy (195cm) I had to crouch to fit in the bed. The pump for the water was finicky and needed re-starting often. The lack of shading on the east-facing door made it hard to sleep after dawn, although maybe that's common here.

Facilities were above expectations. Staff were fantastic, friendly and helpful. Supermarket less than 2 minutes walk from property.
Only one slight negative. I heard from another guest that upon entering the carpark there was some building supplies etc. They weren't sure they were in the right place and decided to park on the street. I noticed but didn't mind and I soon realised it was because of the fantastic upgrades they are in the process of doing to the property and could see the effort being in to making it a fantastic place to stay. Don't let first impressions put you off!!

We weren’t expecting much from the accommodation for how little we paid for so many people but this place far exceeded our expectations, not only were there lots of little extras like coffee, tea, sugar, extra pillows, toilet rolls and other small comforters. The place was huge, had loads of room, quiet, and decorated nicely. The only thing that surpassed the room were the owners! These guys were absolute gems. First time in Dumfries but I’d come back just to stay there again! Thanks guys!

Handy location , easy to find ( opposite Aldi ). As a retired lorry driver I was perfectly happy to sleep in a lorry. Only being there at night I just needed a bed, a shower and a toilet. For fifty pounds a night it was all I needed.
Not a problem with myself but some people require more space and may have wanted a third room to relax in. That being said Peter showed me the work now taking place with the hotel buildings. Before long there will be plenty of multi room accommodation available and it will be really tip top.

Rooms equipped with kitchenettes which was great as there was an Aldi's across the road. Nice rooms - the "deluxe" or renovated ones are amazing! Hosts are extremely friendly; mostly dealt in person with Peter who went above and beyond to make us happy. Will definitely stay there again!
Can't think of anything ... was the best place we stayed at on our holidays. ONLY place we stayed at that had a decent bed - all others were old mattresses that you could feel the springs in or were hard or you rolled into the middle.

Exactly what I paid for 1st night, spoke to the owner who is a character to say the very least. Ended up booking bigger room for the rest of my stay with more people, Peter really does go above and beyond to make sure your stay is what you need. Highly recommended!! Bring your own shampoo as the complimentary wasn't to my liking, but I am fussy.
Anything that i thought I didn't like was promptly sorted with the owner.

Great location. Great price. Very clean and comfortable. Responsive and friendly owners. We had a problem in the bathroom (a leak) but they got someone straight out to fix it. There’s an Aldi 2 mins away which is handy too. If you want perfection, this isn’t it. But at these prices you really can’t complain (Premier Inn would have cost us almost 3 times as much).
Some signage to direct you to the way in would be helpful. The work on the building gives the impression of a building site and was a little off putting at first, but it’s fine once you get inside.

Comfortable bed and pillows. Really nice, spacious shower room. Good blinds and curtains that block out bright sun. Kitchen sink seemed to be brand new.
The property is just short of getting a 10 from me. Small finishings and trim need tidied up but it clear there has been a lot of recent work done at the site. Maybe developing the parking area a bit more would be helpful too.
