The location is good for a visiting the city, with it being around a 15-20 walk into the centre or a short bus ride from the stop outside - the hotel is not badly priced for what you get. The room and separate bathroom was clean, well-equipped and even quaint and but if you run out of tea/coffee and milk, the staff are happy to restock for you. Breakfast was lovely and the continental was a buffet-type service so you could help yourself to toast, cereals, etc. There was a safety policy where they lock the door after a certain time so you're reassured in the fact that only guests and staff can come in after hours.
There was no lift (that I saw) so if you've got mobility issues then I would advise asking for a room on the lower floors. Due to being in an attic room, the ceiling was low (especially in the bathroom) so be mindful if you're quite tall. I didn't see a lot of staff, but it thankfully wasn't so busy that it was too much to deal with (the receptionist also seemed to be dealing with the breakfast service). I would have loved for the cooked breakfast to be a buffet-style, but I understand why it wasn't - not a negative point because it can be changed, but you will need to select a time you're going down for breakfast rather than just turning up. We found a previous guests' dusty sock underneath the TV/dresser when we were packing to go home so that was pretty funny.

Staff were always very friendly and helpful. Location is great if you’re looking for something a bit away from the hustle and bustle of the Old Town in Edinburgh. Haymarket station which includes most ScotRail trains from Edinburgh Waverley as well as a super convenient tram station is less than a 10 minute walk away, and there is a bus stop (called Wester Coates) literally right in front of the hotel. You can get anywhere quickly, even without a car (which we did not have).
Could’ve been cleaner. There was a spider in the corner which is no big deal, just means it could’ve been cleaned a bit better. Definitely a bit of a water problem (at least in the room we were staying in) as there was mold on parts of the bathroom ceiling and along the top of the wall. Not a big issue for us, but could be for some people. Sheets were always clean, although the bed could have been comfier.

Great location walking distance to Edinburgh centre. As soon as I arrived I left my car for the duration of my stay. Staff was always happy n friendly. It was nice that they locked the front door so people couldn't just wandering in. It was a lovely touch to have a mini fridge in my room. I paid a few quid extra for a deluxe room. The towels and coffee n tea stuff was replenished every day. Well worth the monies. Will definitely return again.
Having a ground floor room ment I had a lovely garden to look at. Unfortunately no net at the window for privacy especially coming out of the bathroom. Automatic light is a bit bright when going to the toilet in the middle of the night.

Good loacation, very nice building right next to Donaldson's Collage (which is most beautifull building in Edinburgh I think) spacious rooms, very nice and helfull stuff
A bit noisy inside, you can easily listen to what your neighbour talks and what the others do in toilet :) in our room, there was some kind of alarm light which blincked all the time turning from green into white and is was annoying, was difficult to sleep under falshing light all night, but later, Katarzyna and her colleague fix the problem, so overall, everybody happy.

Perfect location for a short trip to Edinburgh. A bit away from the city Center but conveniently located short walk from nearest train station (one stop to Waverley - the very city centre) and super close to a bus stop. Cosy old style small hotel with some real local climate, unlike anonymous chain brands. Very nicely decorated large room with all necessary facilities. High ceiling, lots of air, lots of light. I definitely do recommend traditional breakfast. Yummy!
The only thing that’s weird are separate water taps for cold and hot water but that’s just some kind of British eccentricity I guess ;) Really everything was great.

We made a last minute booking for three adults for Saturday night of the Eras Tour. Frankly, it was such a last minute booking we didn't have time to look at reviews or really check the facilities - we needn't have worried. The hotel itself is in a great location (10 mins walk from Haymarket, 15 mins walk to Murrayfield), and whilst the accommodation is simple, the hotel was clean, lovely spacious room with a small ensuite. Tea and coffee making facilities in the room, clean towels etc. The staff were so lovely and we even had a few bottles of water and sweets & stickers with a lovely note - a really nice touch, and the Swiftie decorations in reception were fab! Thank you for a fab night stay!
Honestly nothing negative, but it's worth mentioning the building itself is old, and as such the floorboards are a bit creaky we did find ourselves being mindful not to be too noisy as it could've disturbed other guests.

This was my third visit to this hotel and I find the staff very friendly the bedroom we had this time was very good I was glad that the heating was on and the room was nice and warm The room was spotless and the toilet and shower looks very new. The location is good as the local bus is just outside the hotel.the breakfast was great .
On our last visit the dinning room staff asked what we would like for a hot breakfast but today they just gave us too full breakfasts .we don’t eat a full breakfast so some of the food was wasted.

What a fabulous hotel. The staff were absolutely amazing and so helpful. Hotel was in a good location with easy access into central Edinburgh. Breakfast was nice with a few options available. Cleaner came every day to empty bins. Would definitely recommend.
Totally my own fault but there are 3 floors to this hotel and no lift. My husband has mobility issues and, as our luck goes, we ended up on the top floor. Didn't think to request a ground floor room, but lesson learnt.

The cooked breakfast was excellent (Well done, chef!), the restaurant was spacious and well situated with an elegant buffet spread. The room on the ground level was large with a good size en-suite shower room. The shower was hot and powerful. The TV was a good size and well appointed. A kettle, mugs, spoons, tea and coffee were provided. The bed and bedding were comfortable.
The floor could have been cleaner, and the cover pillow-cases required changing.

The room was spacious and so clean with super cute welcome package, and good facilities including a fridge. Comfortable beds, nice view of the garden, and very quiet. We could hear a few folks coming in later on but just fotatepa going past. Breakfast was fab, best omelette I’ve had for ages!
Unfortunately not doing food in the evening but so much close by wasn’t an issue. On first site maybe looked a wee bit tired in places but the friendliness of staff and cleanliness more than made up for that.
