My stay at No32 was perfect for me, the location was great from the direct tram service form the airport and the event I attended was only 15 min walk up the road. I wanted character and that is exactly what I got very beautiful decor and the size room was perfect. I had a drink a couple of nights in the bar and I was able to relax with my kindle and have a quiet drink. The wonderful staff were amazing, they were very attentive and most of all so welcoming and humble. I have already planned to come to Edinburgh again next year and I wouldn’t stay anywhere else.

Positives: 1. Spacious room with all facilities 2. Friendly hosts 3. Excellent, powerful shower 4. Really good location close to train station and bus and tram stops 5. Variety of information leaflets available

Just a few things 1. There was no plug in bathroom sink but this was remedied on second day 2. the shower plug was broken 3. There were no rails in bathroom to hang towels 4. Traffic noise was an issue at night. Not that busy but cars going down on cobbles did disturb sleep 5. Breakfast was overpriced at £15 per person - local cafes much cheaper

The location was very good, the owner Ash was a gentleman the room he gave us was big and airy 2 double beds as I was down with my son the toilet was warm and well laid out with a big shower and wash hand basin it looked like new and well looked after the room was clean and tidy would definitely go back with the wife next time, also have the breakfast it's worth every penny nothing is too much bother for the staff so all I can say is thank you Ash I will be back 😀

This is not a complaint it's just me but the pillows are to big I like mine flater

No. 32 is a lovely old hotel located a short walk from Waverley train station and on the tram route. Ideal for anyone travelling from the airport. Hotel is situated in a quiet street and our room was clean, warm and comfortable with a good mattress. We slept really well! Shout out to Munish and Laura who were really friendly and helpful. When we arrived Munish took time to explain where we were in relation to main attractions so we could get our bearings which was much appreciated. The hotel is 2 mins walk to tram line and 2 stops to Princes Street and all the action! Highly recommend staying here.

The bath towels were on the small side.

Very nice little hotel. Cosy and well decorated. Very well located, 5min from the Haymarket train station. 15min to the city center by bus or tram. Near the Leith path which is very nice to walk to the city center. The staff was very helpful and the breakfast good. Our room n*2 was big and the bed confortable. The bar is a plus when you want to relax after a long day. It’s cosy.

In our room we couldn’t open the windows. Feel a little warm at night. Would have liked a little bit of fresh air. Expensive but it’s the rate for Edinburgh.

The location at Haymarket was only a short walk to Edinburgh City centre and literally, a few minutes walk from Haymarket railway station. If walking is not for you there are excellent bus and tram stops at Haymarket to take you into the City. Haymarket is an attractive area to explore with fantastic architecture and open spaces such as parks, St Mary's Cathedral, etc. We had breakfast out each day which gave us wider freedom and flexibility. When we visit Edinburgh next time, we will look at staying at No.32 again, it's an excellent base, and the staff we found to be always polite, helpful, welcoming, and friendly.

We have no complaints, the hotel is very comfortable.

Location was great with 3 minutes walk to Haymarket train/bus/tram station. And only 20 minute walk to downtown (Prince St). Extremely friendly staff, willing to help with anything. Property itsself is comfortable and very much like you would want at your own home. Would consider this closer to a classy B&B with private quarters than your typical hotel.

There is no elevator/lift to get to the top floors so any heavy luggage can be a challenge. Other than that, the perfect B&B type of place.

We arrived extremely early because we were heading to Murrayfield, the girl was lovely and let us use the toilet and drop off our bags. We also were given the key to our room but knew it wouldn't be cleaned and ready till later. Our room was a twin and in the lower ground level, it was lovely and the beds were very comfortable. The location was superb for us as it was only 15 mins walk to Murrayfield. There's no parking at the hotel but that was made clear to us and we were told that there's free parking (between 530 pm Fri to early Mon) about 10 mins walk away. We did this and it was perfect! All staff we spoke to were lovely. We had breakfast at the hotel, £15 per person.

Clean hotel, located only a few minutes on the tram from the city centre. The staff are friendly.

Breakfast was £15. For two people over four days, this is £120. A family staying for a week would certainly not afford this and unlike many other hotels, it is more economical to eat out rather than at breakfast. That’s the only “fault” of this hotel that they can fix. I also found it difficult to rest as there is a children’s play area (not controlled by the hotel) directly behind the building and children scream and play loudly all day. This is of course not the hotels fault, but is a reason I wouldn’t come back as I am noise sensitive.

The hotel was very clean and staff helpful and welcoming. The hotel is ideally placed for walking or using the tram into the city centre and other areas of the city. The breakfast was very good. The glass bottle with water in the room was a nice idea and much better than plastic but we didn't drink it because we didn't know how fresh it was.

Our room was in the basement and there was some disturbance in the night from people using the communal bathroom. There was also quite a lot of traffic noise, which is something I'm not used to but on the second night it was particularly noisy as though the nearby road works were continuing into the night. Also being in the basement meant sound from the pavement level was very clear.
