Our check in & check out were very smooth, the instructions were given clearly before we arrive. Location was perfect, right next to the tram & walking distance to almost all the important destinations in Edinburgh!
There was a mouse in our room, it was running and hiding under the bed & behind other furniture. It was very frustrating, we weren’t able to feel comfortable even when we found it leaving the room under the door even when though it was of closed. We tried to block all the passages but we were still not sure if it was going to be able to come back in, we were left worrying the entire night.

Booked accommodation (Junior Suite) better than expected. Pleasantly surprised to see it also offered Netflix (not advertised). Friendly and helpful cleaning crew. Excellent location and easy to reach (tram from Edinburgh Airport to Waverley Station, then 10-minute walk).
No communication possible after booking; no replies to messages sent via Booking.com or via email. Security code emailed only hours before arrival, which could have been problematic if I hadn't been able to connect to a free wifi hotspot. No reply to request to email the security code a day early.

Very spacious
There was a problem with the fan in the bathroom. We could not get it to stop! The biggest problem with Grosvenor Suites is the lack of information about the parking. Yes they tell you there is no parking except on the road but do not tell you where you might be able to park. The information about free Sunday parking is incorrect, you now have to pay between the hours of 12.30 and 6.30. Overnight parking is free but then you have a problem what to do with the car during the day. The meters are very expensive at £4.60 an hour BUT be aware the maximum stay is 4 hours. GrosvenorSuites did not tell us this important fact. If anyone is thinking of using this accommodation I can recommend Semple Street car park, EH3 8BL, where you can park for 10 hours at a cost of £14.

Super easy check in/out process as they provide you a code and that’s all you need! The option to store luggage at a different site was helpful. The bed was extremely comfortable. Bathroom was clean and well maintained. I quite liked the small kitchenette and it had the basics that you need. The location was really good and it was so easy to get back the centre and the church at the top of the road was stunning!
You can really hear whether someone has entered/exited the building. The doors really slam and your room door is not sound proofed at all as you can see light from all edges. I wish the room door latch was improved or had a secondary chain as it looks like it’s one body slam away from being broken down. I noticed there wasn’t a luggage rack in the room (thankfully I only had backpacks with me), so something to consider maybe.

Excellent location and premises, easy to check in. Right next to a big and beautiful church. The entrance and common area are a joy, definitely a good example of classic English style living which I recommend experiencing!
1. There was a relatively large (5x5 cm) stain on one of the pillows. Not too big of an issue, given there were four pillows that I could replace easily, but it was unpleasant. And it was very hard to miss for the cleaning staff. 2. One of the windows could not fully shut, leaving about 1 cm wide gap. This made the room colder at night and let some noises in in the morning.

The location is good - 15 min walk from central of Princes Street and very close to Haymarket's amenities - restaurants, cafes, supermarkets, train station. The area is not noisy at night. Our room was quite spacious with a small kitchenette (which we used to cook pasta and heat up takeaways). Tea bags / instant coffee, plates etc are provided. The bathroom is very clean. The TV was massive and had many channels on. The room was very cosy and warm without needing much heating on (even in December). We left a top in the wardrobe and phoned up 2 days later to track it. The management had it ready for pickup 3 days later.
The only bad experience was one day a tiny mouse slipped through the bottom of the door into our room. It ran out very quickly, again through the tiny gap of the door.

The room was exceptional and really nice. Even though we are eight people group, it was quite a large room to settle in. And I loved all the things that are provided and everything is great. It is really near to Dean’s village as well.
When we went to the receptions, there was no one at the front office so when we reached there, we could not open the door and had to wait around 10 minutes in the rain. It would be better if the pin for reception is provided too but thats only when you want to leave your luggages at reception.

I really liked how comfortable the room was, and how homely it felt. There was a very big TV on the wall which had freeview, as well as netflix and youtube installed. The kitchen was kitted out to what we would need for our 4 night stay - with cutlery, a range of plates/bowls, a frying pan and a saucepan, and cooking utensils. There is also a toaster with 4 slots, and a kettle and a fridge. The area was quiet, and the bed was so comfortable, so we had a great night sleep each night we stayed.
The only thing i would suggest is that a dustpan & brush is provided! The usual hotel sugar packets are supplied, but sometimes they are a little flimsy and fall apart, leaving us without the means of sweeping it up straight away! This is obviously minuscule and did not take away from our stay :).

1. Good location. Twenty minute walk from the Waverly Railway Station or a 10 minute bus/tram ride. 10 minute walk to Dean's Village, a cute little picturesque place. Boots and M&S food are right around the corner. Tesco and Saintsbury's are a 5minute walk. Also, it's close to restaurants offering different cuisines, cafe's and pubs. 2. Clean rooms with a comfortable bed. 3. Well equiped kitchenette. 4. Closet with iron box and ironing board. 5. Everyday room service. 6. Heated drying racks in the bathroom. 7. Self check-in. 8. Right next to the beautiful St. Mary's Episcopal Church.
1. NO LIFT... Elderly or physically challenged persons will find it difficult, especially if you're on the third floor, you'll have to climb three flights of stairs, the last bit has narrow and steep stairs. 2. The third floor rooms have that slanted ceiling thing which reduces the space of the room. 3. The rooms can get really warm at night and the fans they gave us did not work. 4. We were not able to open the windows all the way. 5. The kitchenette could have had better ventilation. 6. The bathrooms in the junior suite could've been a bit bigger.

this studio flat is everything you need. Is located close by the city center (around 10/15 walking) the apartment itself is it in a nice building and a nice neighborhood. The flat has a huge comfortable bed a big sofa, a small kitchen and a well size bathroom. It is really worth it for the price. The kitchen was furnished so for those ones that are planning to stay longer it gives the possibility to cook. Also there is a table with couple of chairs as well. Overall we really enjoyed our stay. Definitely recommend 🙂
I didn’t like the fact that there isn’t a reception within the building but, you need to go couples of blocks away and the opening times are not super convenient. If I am not mistaken the reception opens at 9am and close at 6pm, which we find it annoying as we needed to collect our luggage hours earlier compared to our return flight. We wouldn’t mind it to pay for this kind of service to be honest. Also, there isn’t a specific place where you can live your personal belongings, all the luggage and backpacks were left on corridors near to the reception.
