The outstanding part of my stay at Sea Spray was undoubtedly the breakfast experience! Staff were like breakfast ninjas serving toast and coffee, removing dirty plates, checking all was well and being super friendly (although less attentive on my third breakfast - only noticeable because it had been so excellent before)! The breakfast itself was fantastic too -delicious sausages in particular but also a great selection of many different things beyond a standard breakfast which felt like a real treat. I stayed at the sister hotel (The Charm) last year and it was better as the room was much larger and, as breakfast is there for both hotels, I didn't have to leave the building to arrive at it. The Charm also seemed more recently refurbished. Sea Spray is not quite so pristine. My room in Sea Spray was not much larger than the bed within it and was somewhat noisy with guests upstairs arriving back at 2 a.m. and seeming to wander around (loudly) for a long time. The plumbing was also quite noisy when other rooms used their bathrooms but I appreciate this probably would not bother many people. Overall though, the staff were super friendly and helpful and it is excellent value for money. This review would probably not have had any negatives had I not been 'spoilt' by a superior experience last year!

The moment we arrived we were made to feel so welcome! the staff were so friendly and complimentary.. Explained everything about the hotel/our room and breakfast etc.. Special touches were made to my room as it was a birthday trip. Our room had the best view. I loved gazing at the sea/pier and taking in the sights.. The breakfast had plenty of choice and options. (thanks for the gluten free toast! ).. Although the weather was gorgeous and hot, the fan in the room was appriciated! We got the sun rays right up to sunset.. Amazing.. The towels and bed linen were fresh and cozy.. The Sea Spray is a 20 min walk from the train station, and only 5 mins walk to the beach! Amazing.. So many shops/restaurants and bars are all within a couple of mins walk.. The town centre has plenty to offer and The Lanes is wonderful for a unique bite to eat or to buy something a bit different.. We will be back. Thank you so much x

Really friendly staff. Location perfect Gorgeous spacious room Delicious breakfast Hot tub and our own little outside space

No drawers to put clothes in . Nowhere to store luggage . More hooks on door for coats etc. Shower wasn't draining. Was looked at but not fixed in the 4 nights we stayed. Hooks by hot tub for robes and towels. There could have been info on the website regarding buses from the station to the hotel ( number 12) as it would have saved us alot of taxi money. A city bus map and city map in each room would have been really useful. We have put these comments not as negatives but suggestions for improvement. We have already recommended it to our friends and would definitely stay here again.

I am in love in this place. Location was perfect, a few minutes walk from the beach and city center. Very friendly and helpful staff. Also they help us with the parking which was very close to the hotel. The room was not a modern, but very cosy and has its own style. We would like to come back to this city and stay in this hotel.

It is genuinely as described, a boutique hotel, in a regency building overlooking a green square, close to Madeira Drive, the sea and the Pier. Everything appeared to be well thought through, clean and modernised, both in the compact double room I had, and in the public spaces. Despite the compact size there was deep shelf that could be used as a desk, by the bed, with a stool, and 2 double socket outlets. The Hotel has excellent public transport access with bus stops and very frequent buses at both the top and the bottom of the square it overlooks.

There is little that could be improved given the age of the building and thus the challenges. The stairs are steep, and there is no lift. The sound of floorboards creaking from people moving around on the storey above is very audible, particularly in the middle of the night. So also is the sound of taps/showers running and drainage. I was there when it was cold outside, but it is likely to be very hot in the higher storeys in summer, and I would then consider a basement room. The reception staff are often occupied with other duties so they would benefit from a portable connected to an intercom at the reception desk to avoid frustrating guests.

I stayed in the New York Penthouse. It was much larger than I was expecting and a lovely room. There was a jacuzzi bath, which I hadn't realised - a fantastic addition. Water, tea, coffee and biscuits were provided in the room. The bed was large and comfortable. The breakfast is at The Charm hotel a couple of doors up the road. The breakfast was lovely and the breakfast room is beautifully decorated. All staff were extremely helpful and friendly. I would recommend the hotel and would stay again.

It was fine for me, but there were 50 narrow steps up to the penthouse, so be aware of that if you have any mobility issues!

We booked the Eden Garden Suite, which is at the back of the building on the ground floor. We were pleasantly surprised by a separate dining area in the entrance area to the room, which was laid out for 2, and we found it to be a perfect dinner set up (also making use of the decent-sized fridge). The room itself was spacious with a large seating area and a comfortable bed, including an electric blanket as a bonus touch (although we didn't need it as the room was lovely and warm). We appreciated that there was both a coffee capsule machine and a kettle with a large selection of teas (and biscuits!). The real star of the suite though is of course the private garden with large 4 person hot tub waiting at the perfect temperature! We would happily go back and recommend to other couples on a night away!

Very minor: I would have liked to have hot chocolate sachets and decaf coffee as an option for hot drinks. Also very minor: some of the TV channels had poor reception.

Perfect location for my stay in Brighton. Breakfast was plentiful and delicious

When I checked in the male member of staff never showed me to my room & didn't show me how anything worked. Therefore when it came to my shower the next morning the water switch hadn't been turned on, no one was answering the phone, the dining room door was locked so couldn't get to reception! Some 40 minutes later I spoke to a lovely, pleasant member of staff who helped me. She spotted that the switch wasn't on - this switch was located on the other side of the room near the skirting board & out of sight! If I had been shown to my room properly the evening before this may have been avoided.

This is a charming little hotel located in a terraced house in a central location in Brighton, approx 10min walk from the centre/pier. The building itself and the room are nothing fancy (some of it slightly outdated, e.g. bathroom, windows/curtains) but it is very good value for money and more than I expected for the price I paid (63 pounds/ 100 Euro per night). All staff I met (reception and breakfast) were exceptionally friendly, helpful and welcoming. Breakfast is served in a sister hotel two doors up the road. The food available/ buffet was exceptional, very fresh, and offered a variety of hot and cold food. The location of the hotel is good, approx. 25min walk from the train station, 10 from the centre, and right next to the beach. The location is quiet, but there are plenty of cafes, restaurants and shops nearby.

Unfortunately the walls are so thin that I was woken up at 5am the first night when the person next door went to the bathroom. Also every step from the staircase can be heard. Easily fixed w. a pair of earplugs.

My mum and I stayed here for 3 nights, and as soon as we arrived, we were made to feel very welcome - Daniela is amazing!! She helped us with our bags to our rooms, and throughout our stay was attentive and friendly, and always had time for a chat about our day. Our rooms were huge, and spotless, with a lovely seaview. We had everything we needed - fridge, fan, iron, hairdryer - and tea, coffee, biscuits etc were topped up every day. The beds were so comfortable, with lots of plump pillows. We had breakfast in their sister hotel two doors up. Delicious and lots of choice - hot cooked, eggs, bacon, etc, plus cereals, yogurts, cheese, hams, olives, and pastries. Another nice touch was the butter, jams, etc were served in dishes on the tables, not fiddly little sealed packages. The staff were amazing, especially Dragos who greeted us for breakfast each morning. Every member of staff we met were lovely, a great asset to the hotel. Just a short walk to the pier and seafront, about a 10 minute walk to the Royal Pavilion and The Lanes, and at the top of the road you'll find small supermarkets and cafés. A perfect place to stay, and will now be our go-to hotel whenever we stay in Brighton. Thank you Daniela and your team! X
