It would be hard to find a better location for the price. It's not a luxury hotel but it's a totally adequate place to stay. The staff were really nice - I really enjoyed my stay here and would definitely come here again in the future. Bargain.

Fantastic hotel. The staff were amazing. Nothing was to much for them. Very helpful. Breakfast was lovely. Everything was within walking distance. They upgraded my friends room to be by my room, this was a lovely thought. My view was stunning and the balcony was a treat. The bar area was spotless. The bedrooms were clean. Would definitely return.

Definitely needs new mattresses as I could feel the springs through mine, and my friend said the same about her bed in her room. The shower base kept filling up while having a shower also in both rooms. It was not a fault of the hotels. However, the parking to park outside the hotel was £18 for 24 hours. Just thought this was really expensive.

We received an upgrade, which was great, the room was clean and tidy. The location was perfect for us and we would like to return. Break had a good choice, which was tastey and plentiful.

During our recent hotel stay in Brighton, we were delighted to receive a complimentary room upgrade, The staff were friendly and welcoming, ensuring a smooth check-in process and providing helpful recommendations throughout our stay. The hotel’s location was perfect—just a short walk from Brighton city centre. However parking could have been better and maybe letting guest know a permit needs to be purchased, or the opportunity to purchase prior to staying.

When I booked my accommodation, I initially wondered how it could really qualify as a 4* B&B without ensuite bathroom. However, it turned out my expectations were surpassed by the reality. Although the room was small and lacked its own lavatory, it did have a shower, even if a toilet couldn't be fitted inside as well. It was of course just a place to sleep, change and breakfast while attending Brighton Pride. I did not plan on spending much time awake there and being there only for a weekend of generally good weather it didn't feel claustrophobic. It was very well located. The Pride Village Party was just round the corner of an evening and yet just far enough away that I didn't feel I was kept awake by the noise. The beach is also less than a 5 minute walk away. I did find myself rushing to get to the parade route, but that was just on account of being a bit slow out of bed! I particularly appreciated the breakfast. Cooked and continental options were available with flexibility on exactly what you ordered, along with plenty of spreads and a variety of teas. Staff were helpful, but bear in mind if you're going for Pride that although they sell Pride Village Party wristbands, it's cash payment only (apparently for logistical ease in delivering to organisers).

I was broadly satisfied with all aspects of my stay, but while I wasn't after or expecting expansive lodgings, a little more room (in case the weather did turn) and an en-suite lavatory would have perfected the stay. The price was pretty much as expected for a roof over one's head on Pride weekend. I'd have preferred to pay less of course, but I can't begrudge charging what the market will bear and it was cheaper than any alternative available at the time of my booking.

Perfectly located in the heart of Kemptown, seconds from the water as well as the cafes and nightlife. Rooms for all budgets, for when you’re feeling flush to when you’re travelling alone on a budget. Enjoyed one of the small, single rooms overlooking the green with a side view of the sea, as well as a more luxurious double for my last night. Bonus to have the bistro area which we used for breakfast, hosting friends for pre-dinner wine, plus a few hours working during the day (good wifi). Lucked out with parking right outside which was c£15 a day. 24 hour staffing most helpful and charming. Special thanks to our main man Oscar, suave owner Hervé, and the extended team for a great Pride break.

There was a temporary problem with the shower room (only hot water, no cold) but it was dealt with apologetically and a few appreciated concessions for the inconvenience. Already booked my next stay.

Fantastic location. Short taxi ride from station and then we walked everywhere. Buses available a few doors down. Breakfast was delicious and breakfast room so cute- sat in a lovely sunny window. Great Thai restaurant and supermarket a few steps away. The staff were so helpful and friendly - we arrived late (about 9.30pm) due to a shocking day of train delays and they were expecting us, carried our bags up to our room and we were just so grateful. Really lovely staff- thankyou so much!Room spotlessly clean and serviced every day.

It was absolutely perfect. We arrived early and was able to access beautiful basement large room , with lovely corner bath. The bed was large, so comfortable, and we slept so very well. We had our little dog with us, and we felt so welcome. We travel to Brighton from NorthWales to see our family, several times a year, and this Is the place we intend to stay. And can I mention, the owner Herve( lovely French guy, cannot spell his name) he couldn’t do enough for us! We are elderly, and it was a lovely experience. Kristina and Anthony.

We had a rather large room (2 large beds) with a private bathroom. The room was very nice, although with the two beds, it did seem a little cramped. The table and 2 chairs by the bay window was really nice. And the staff were absolutely wonderful. The location is very good, being very close to the sea and only a short walk to the Brighton Pier.

The bathroom was quite small, but clean and adequate. There are rooms without a private bathroom, so if using a shared bathroom is not your thing, be careful on the room you choose when make the reservation. The door to the room didn't seem to have a tight seal and I thought I were hear a lot of noise from the hall. However, to my surprise, it was actually quite quiet. So, something to be aware of, but it wasn't really an issue.

I was greeted with a wonderful friendly host who took all my bags up to my room and showed me where all the facilities were. He also got me a drink and was very kind. The room was small but comfortable. I struggled with the shower but I am a bigger lady however everywhere was very clean. The public shared toilet facilities were clean and spacious. And the hotel itself was quiet. I did not stay for breakfast however it smelt lovely. I would definitely stay here again.

Just not being able to comfortably shower, but again thats my personal issue due to size so I cannot fault the hotel for that.

Staff were helpful and friendly, made you feel at home. Lovely small hotel, cozy. Great location, close to the sea, great for a stroll, and to many shops and places to eat. Also a mini supermarket close by. Breakfast room was lovely.

Breakfast the same every day, not much choice. But it is pretty much the same in other hotels of the area, nothing particular of this one. There is no lift, I had no problem with that since I travel light, but going 4 floors up for clients carrying heavy luggage is not good, so it needs to be considered.
