The location was excellent, walking distance to Windermere and Bowness. Staff very friendly, the receptionist was extremely knowledgeable about the local area and transport links. Excellent breakfast choice.

Cleanliness was a bit of an issue. We had several large cobwebs hanging from light fittings and around the wall/ceiling area. Shower screen needs replacing as it is very worn. The curtains were missing lots of hooks and so looked very messy and were difficult to pull together.

This is so difficult to review. I say this because there are new owners apparently and my understanding is that they wish to improve the facilities. What did I like? without doubt the staff are really friendly, efficient and couldn’t do enough for you. Breakfast was superb, and the dining room is very welcoming albeit a little cold as the outside door was left open continually. There is a lovely bar area and the location of the hotel is good. Nearer to Windermere than Bo’ness but easily walkable for able bodied people.

The bedroom was quite tired and noise from upstairs rooms and next door room can be heard. Thankfully there were no early risers or party goers whilst we were there. Simply the age of the building causing the problem. The decor is tired throughout and the carpets are very, very well worn. This is what makes it difficult to review because you halve the potential for this to be a top hotel and if the new owners were to invest in refurbishment and I suspect they will, then it really will be a place worth returning to.

The location was exactly how my partner and I like it, we like to be within the middle of Windermere and Bowness as we like to walk and flick between the two. So that was spot on for us. The room was beautifully presented, I liked the swan towels and little chocolates, I don’t often see that! The bed was very comfortable, as were the pillows. Room was clean. The bathroom was very spacious I was very surprised! My partner and I have stayed in Windermere for long weekends a few times now, and I have to say, of all the bnbs we have tried, this was the best!

In our room the carpet between the bed area and the bathroom had come up, so the nail board that was supposed to keep the carpet in place was on full display, unfortunately for my partner he didn’t realise that until his 2am toilet trip in the dark and had the nails in his foot! That needs to be fixed immediately, it’s a real hazard, and for what we paid per night, it really let us down. Also super minor note but I don’t think our TV remote worked properly, but that’s a minuscule detail.

Staff very friendly, breakfast very nice and well organised. Rooms comfy.

I emailed 4 month in advance to request a room with a bath. I fractured my spine and experience a lot of pain. Relaxing in a bath does ease my pain. I received an email back to say, this had been sorted at no extra cost. However our room only had a shower with very very poor water pressure, it took me over 10 minutes to rinse my hair. When we asked about the bath we were told we hadn’t book the correct room type. Why had I received an email stating it had been sorted if this was the case???

I loved the room, and the staff were very friendly and accommodating. When I first arrived there had been a mixup with the room I had booked, so I got upgraded to a better room for free! My room was very cozy and comfortable. The breakfast was also good and the location of the property was easy walking distance to both Windermere and Bowness, as well as near bus stops.

The water pressure in the shower was pretty bad and it took me ages to wash my hair. The walls are also extremely thing and you can hear when somebody is walking down the hall or speaking in the rooms next to or below yours.

My room met my expectations and in fact outdid them, the room was really large. Breakfast was superb, and the staff were really friendly and helpful. The choices were great and all dietary needs could be met.

The twin room in the hotel was on the small side and my parents stated the room could do with some sound proofing as they could hear everything from the room above.# Reception staff on duty spoke little English. They were informed by my parents that we would arrive between 8.30 an 9 pm due to working the day of arrival. Check-in states we can arrive until 10 pm however at 8.33 I had a telephone call to ask where we were. I was in fact trying to find a parking space as all the car parks were full.

Loved the setting.Lake Windermere walkable in both directions. Gently down hill to main ferries. Bus stop nearby if difficulty walking. The open top tour buses could be accessed from same stop. Many bars & restaurants & shops in both directions. Rooms adequate & comfortably furnished. Tea, coffee, hot chocolate, biscuits provided & making facilities in room. Lovely dining room for good choice breakfast, 3 time sessions to choose from. Meal really good Staff excellent, polite & took time to answer queries. Elegant sitting room. Bar open but we didn’t use.

Evening meals not provided for but many dining establishments nearby

Best thing about this property was the staff. Very friendly, patient and accommodating and always willing to go the extra mile to make sure guests were comfortable and looked after. Rooms were spacious and comfortable and the bathroom was spotless and well appointed. The English breakfast included with board was delicious and something I looked forward to every day. The location was just a short walk away from the town of Bownes and Windermere high street so very conveniently located for restaurants and other local attractions. In addition, it is directly across the street from the bus stop which loops around the Lake District towns.

The hotel was lovely and clean, the staff were ALL very friendly and welcoming and couldn't do enough for us, from the minute we walked through the door, the reception staff were really friendly and made us feel very welcome. The bedroom Was very clean and the beds were really comfortable, a lovely little touch with the chocolates on the bed. The breakfast in the morning was delicious, the full English was probably one of the best we have ever tasted, all the produce tasted really fresh and the food came out piping hot on warmed up plates. The young staff serving our breakfast were so attentive and polite and made sure we were very well looked after. All round beautiful hotel and a perfect stay.

Although the hotel was set in picturesque surroundings with the woods around it and our room was close to a river or stream that was lovely to hear at night time, we just felt the hotel was slightly too far of a walk from the centre and the lake especially if it is a rainy day, not so bad when the weather is nice. Not enough to stop us from staying here again though.

It's a great location for walking to both Bowness and Windermere. Plenty of parking. Breakfast was very good although it did get a bit chaotic during a very busy Easter Saturday so there was a bit of a wait (understandably). Tea, coffee, biscuits, water and hot chocolate in the rooms. White Company toiletries in the bathroom was a nice touch. Beautiful magnolia tree outside our window.

It's huge (i think two B&Bs knocked together) so it had lost a bit of the small cosy B&B charm we were hoping for but that's not really a problem. The bath/shower was really difficult to get in and out of.
