The location was very central. The room was decent and had everything we expected. The French doors stopped most of the noise from the street. Shower was powerful and always had hot water. The use of a communal kitchen was handy. Luca was a very helpful and pleasant host.

All of the rooms are off a communal area, which is available for all guests to use. Whilst this is a plus, it can also be a source of noise from the other guests if they are part of a group and decide to have a party at 1am. Thankfully, this happened only once during our 5 night stay.

This is a great place. It would be enough if it were clean and comfortable, given that it's in the heart of the city. And it definitely is that, with AC for the rooms, working amenities, and access to a kitchen and coffee. But there are a lot of extra details that are really nice, too. For example, the rooms have really high ceilings and access to balconies overlooking the streets below (at least mine did--I think the others do, too), and they're all named after Sicilian literary figures. The host, Luca, is also really friendly and helpful; he even personally drove me to the airport at 4:30 in the morning. Highly recommended!

I have no complaints whatsoever.

Luca communicated to me as I arrived at the airport in order to meet me to show me my room. My priorities, a cool, quiet room, were certainly met. Good A/C. Room surprisingly quiet despite property located on a busy street. I found a nice bakery around the corner for breakfast. I selected this property for its location and based on Booking reviews. The longer I was there (three nights), the more I realized just how conveniently located it was to transportation (less than 10 minute walk to train and bus station) and major attractions. A street a block or so behind hotel becomes a lively pedestrian street at night (at least weekends) leading to Theater. I would stay there again.

The rooms are part of a larger building, so not a full hotel facility. But a spacious common area and refrigerator for meals and storing luggage.

Let me start with the person there. Luca was so wonderful with frequent communication prior to arrival, talking me through what was available at the facility on arrival (including a kitchen area), and recommended places to visit on a map. He was also very understanding of my need to depart unexpectedly early. The room was excellent. The bedroom and bathroom were much bigger than expected with nice furnishings and great shower. Nice dark / blackout curtains on the windows. It was quiet even though on a major street. Wifi was reliable. The location was a short walk to train station, the water, pedestrian streets, historical sites, and restaurants. I would stay here again.

There was no breakfast, but they did have espresso, tea, and bottled water. Note many places in the neighbourhood did not have breakfast options that were worth it, so this was fine. The bed was a bit firm, but the pillows were good.

Stayed in the property for three nights (two nights, and then another night after doing a one night trip to Castelbuono) in early September with my mother who is in her 80s. It was our second time in Palermo. Luca, our host was very informative and always willing to help when needed. Good location, well thought out layout, and great Wi-Fi. There was a big fridge in the public area which we could use to keep our small bottles of wine and some fruit. Luca let us check in earlier when we arrived on the first day, and let us leave our luggage in the reception area after checkout time. This really helped as our noon flight got canceled and we had to take a late night flight when departing Palermo. Luca made us feel at home all the while. Highly recommended.

The TV did not work for the first two nights, and my mother just LOVES watching TV anywhere in the world (Food network was her favorite) so I had her watch free internet TV with my laptop. We used a different room when we returned from Castelbuono; the TV was fine, but then we had some trouble with the shower as it would not produce hot water on that specific night. Otherwise, everything went well. Grazie mille!

It is ideally located for a short walk to the main attractions and station. Accommodation clean and comfortable, with quiet air conditioning which made the room cool overnight. A small communal kitchen area with coffee machine and a fridge. Host was helpful and friendly, with easy check in. This is our second time staying here and would visit again. Excellent value.

The old saying Location- Location - Location - the room was great, clean and comfortable, the location was in the middle of everything we went to Palermo Sicily to see. No matter what site or restaurant we visited we always seemed to be back at our room. Recommend this room. The owner Luca picked us up at the airport and gave us a short description of what to see and where to eat.

Perfect place. Great location. Modern and brand new. Large bedroom and bathroom. Perfect organisation upon arrival. I did receive perfect information regarding buses from / to airport, which bus stop to get off and so on. Perfectly organised. And upon arrival a map and fantastic explanation on where to go, what to see, … If again in Palermo I would definitely stay there again.

Super friendly and responsive host that went above and beyond to answer all our questions, both before and during our stay. Convenient, central location in the heart of La Kalsa.

Building was a bit old, so we could hear pipe noises every time anyone used the plumbing. Another minor point was that the kitchen light automatically turns off every 30 seconds, which was a bit inconvenient as we were eating at night.

Luca is the perfect host! He gave us great recommendations for three local restaurants. He also gave us tips on important sights not to miss and marked a map with their locations. Room was nice with a very comfortable bed. Perfect location in the middle of the historical center, a short walk to Palermo Centrale stazione. We would definitely return to Luca’s property!
