We loved the location. It was close to the train station and convenient to get to the Disney parks. It was a lovely quiet area which we wanted after our big days of exploring. There were three convenience stores in the block and three laundromats. The facilities were so clean and fit our family of five ( 2 adults, 3 teenagers) very comfortably. Will definitely visit here again.
It was about inconvenient that we couldn’t leave our bags there prior to check in but after seeing the size of the foyer, we completely understood why. We found a baggage storage facility at Tokyo train station instead.

It's a really small boutique hotel. 1 room per floor only. Although the information was provided, it was still a little surprising at how small it is. The room itself had a great layout, and it was perfectly fine for our family of 5, with enough room to spread out our luggage. The area is very residential, with a park directly across the hotel. Plenty of restaurants and convenience stores nearby. Close to the station, and it's easily connected to all there's to see in Tokyo. There was some noise during our stay from the guests upstairs since it's such a small hotel but it was a great stay! We loved the area and how homey it felt. We would consider it again when we come back to Tokyo next time!

Good location within 10 minutes walk of 2 Metro stations. A quiet area with restaurants and shopping facilities. The room, (family suite) was an excellent size with comfortable beds, a well equipped bathroom and a seating area.
The information sent about accessing the room was not correct, the access PIN was wrong and it was unclear whether staff would be in attendance. once we actually got in which involved knocking on the front door, everything was smooth.

The room is great for family. The staff were very friendly and the room was clean. The hotel is situated in a quiet, but safe neighborhood with 7-11, Lawson and Family Mart only minutes away. This can be a plus or minus but the hotel location is about a 5-6 minute walk from the closest Metro station. However, in general, being in Kayabacho means we are pretty central to everything.
The temperature control on the AC unit in our room seems slightly off and due to the units location, can blow cold air towards the head of the main bed.

good value, large room, comfortable beds, large space for tokyo, location is across from a park. looks like they were renovating a small splash area. good shower water pressure and soaking tub with dimmable lights. would book here again if not traveling with a family using a rolling walker or wheelchair. close to gusto breakfast buffet which was great
slightly challenging for mother in law with a rolling walker, as hallways were narrow and the lift empties directly into an entranceway for the room which isnt very big and cluttered with our shoes. staff were not present on many occasions (though we did not need them). we could not forward luggage onward from the hotel though did not check with 7/11. though the subway is relatively close, i didn’t see an elevator down to the platform so had to take taxis. also weird auto lights- on one occasion came out of the bathroom at night and the room lights turned on in the middle of the night. it would be great if the front desk staff could review instructions on the room’s equipment, and point out the wifi password is in the room (took me awhile to figure out the password)

We lived how this hotel was a small unit with only four rooms. We had the whole floor, with plenty of room for our family of six. It was in a neighborhood, and not a touristy area. It took 5-7 minutes to walk to the train station and walkable to many restaurants. We liked that it wasn't in a busy area and close to river and park. It was nice to be close to the river where there were trails to run. Service is not 24/7, so when my child had an accident in bed we couldn't get new bedding. However, they were very accommodating and came the next day to switch the bedding and clean the bed. They also didn't charge us, which is very kind of them. The room, beds, and bathroom is very nice.
We liked everything. It was an inconvenience not having staff at the hotel 24/7, when my child had an accident but they quickly accommodated us and cleaned the next day.

Very spacious for Tokyo hotel. Was able to sleep four comfortably with space to lay out the luggages. We each had a bed to ourselves. Walking distance to metro station.
Nothing. But just be aware that there's really no cooking facilities. It just has a kettle for hot water and nothing else. But it's Tokyo so I don't see it as a problem. And it only clears trash after 3 days. No housekeeping throughout our stay of 5 nights

This modest property was perfect for our group of 6. Very comfortable beds, very clean room, a great place to come back to after a day exploring. A short walk to Kayabacho Station and Hatchebori Stations. Close to a 7/11 for our morning snacks and a playground right out the front for our 8 year old to stop for a quick slide and swing.
There can be some noise heard from the floor above but it wasn't so loud that it impacted our sleep.

Very spacious for Japan... Beds were so very comfortable. Across frrom a playground... and so very close to public transport. Amazong donut/coffee shop was right around the corner. Also, a 7/11. The lady who was always at reception was SO HELPFUL and Kind. I believe her name was Ngh (pronounced Nah). She made it perfect! We tried to book for longer, but it was booked out. If you are traveling with family.. This is PERFECT.
