This hotel is an all-around gem near Alamo Square. The staff is very friendly, the rooms are as pictured. Note that you might get one of the rooms with a view of a wall/back. Not as nice but you'll be out walking all day anyways in SF. The beds are comfy, the bathrooms immaculate, there's coffee in the rooms and at reception. I would definitely stay again!

There's nothing I disliked per se but note that the walls are very thin (you will hear other people talking / noises) and that there's only someone at reception until 5pm. This didn't really bother me personally but someone else might dislike it. Again, not a dealbreaker but communication was all over the place. I had an email, a whatsapp and a booking.com message all on the day before or the day of my arrival, all asking me to confirm my arrival time, all by different people. Might be worth coordinating this a little better.

Loved the room, loved the location, staff were wonderful! Clean and comfortable, we felt very much "at home" for the 7 nights we stayed and could easily have stayed longer. The bed and pillows were very comfortable, all the linens, towels, face washers, soaps, etc. were excellent quality and condition and the bathroom pristinely clean! Would absolutely not hesitate to stay here again on our next trip to San Francisco. (Have left another, more comprehensive review under the booking for my mother who also stayed 7 nights with the check-in, check-out dates one day different).

Just a couple of small things could be improved: room safes, more irons, ironing boards and hand-held steamers for use and perhaps some teaspoons in the room as standard.

We spent a week at The Grove Inn in a Deluxe Queen Room and my Mum had a week also in a Deluxe Queen Room with Bay Window. We all thoroughly enjoyed our stay. The staff were very friendly and helpful, the housekeeping staff did a wonderful job and the entire time we were there we heard no noise from other guests despite The Grove Inn being fully occupied, so everyone was very respectful of everyone else which was great! The rooms are ingeniously laid out to ensure each has its own private bathroom facilities. Due to space constrictions, sometimes this means the basin is in the bedroom, however there is no inconvenience associated with this, rather it adds to the quirkiness of the property. We loved the layout of our room (18), being a corner room there was plenty of light as there were windows on two sides and nice views. We had plenty of space for our suitcases and shopping (of which there was a great deal!), hanging space and room on the shelf, along with a sizable desk and chair, great tv with plenty of channels (once we figured out how to use it properly!) and a comfortable chair for sitting as well as a bench seat which we used for our purchases. There is a bus stop right outside and others nearby (depending on where you are headed!). Shops are a short walk away so the fact that there is no breakfast included is not really an issue. We bought some provisions such as yogurt, fruit and milk which we could store in the mini-fridge (although it did have a tendency to freeze things that were on the upper shelf and space was limited) and we asked for spoons which were promptly provided. The location was terrific: a nice, quiet neighbourhood and seemingly little crime. We had a hire car which we were able to park every day on the street at no cost, however, be mindful of the signage and parking times as street cleaning restrictions differ depending on the day and side of the street you are parked - we did see cars with tickets on their windows!

A room safe in each room would be handy as would more irons, ironing boards and hand-held steamers available for use.

The room and staff were great! I was nervous it was going to noisy, as we were by the street, but it was pleasantly quiet. Bed was comfortable and the building is so cute!

Parking in the area is awful. I have no problem parking a few streets away in the city but only 2 hour parking was available for blocks and blocks until 8pm. That forced us to waste time finding a 24 hour parking garage. Luckily, we were able to locate a very affordable garage within a 10 minute walk but prepare for no street parking in the area unless you constantly are on the move.

Sasha was so helpful and let us store our bags when we arrived early. The location was perfect and we felt safe and secure. Bed was comfy and there was a basket of snacks and a coffee machine. Try the alamo square cafe up the road and make sure to visit the alamo square park for panoramic views of the city (beautiful at night also)Location is walking distance to several neighbourhoods with restaurants and stores to check out. Would recommend this place to anyone

If your neighbours are super loud you will hear them. could use more outlets, the weather was cool during our visit so AC was not needed so can’t comment on if it gets too warm.

Excellent location for our short trip in SF. Sunset at buena vista park was a short walk in addition to many great restaurants in the area. The room had all we needed for our one-night stay and was of great value, as well as its location. The vibe is a converted row-house turned bed and breakfast, check in was fast and the property felt very safe and secure. We parked right outside the building on the street and had no issues.

A microwave would have been nice for making a quick breakfast in the morning in the room

Room # 12 facing the street. Very comfortable bed, with super comfy pillows. Very friendly staff in a great location in Hayes Valley. Ten minute walk to SF Jazz and twenty minute walk from from Civic Center BART Station. Also have a convenient bus stop right across the street.

The listing showed air conditioning, but our room did not. Room was a little warm, especially for December, upon arrival and didn't cool down until late in the evening. There was a fan in the room.

Great location in a neighbourhood out of the city, one block (uphill) to a beautiful and safe park looking over the city and at the other side of the park was a lovely strip of cafes and restaurants. Displayed at reception were numerous recommendations for breakfast and dinner and what was on that week in town. We tried a couple of the recommendations and loved each one. Room was very clean.

Was a little noisy with traffic and the electric bus but ear plugs were provided by the hotel.

We stayed in a couple of different places in San Francisco and this was by far our favourite. The location is great - just a two minute walk from the Painted Ladies and in a neighbourhood that felt very safe (including at night). There a lot of restaurant / bar choices just a ten minute stroll away also. The property itself is lovely - very pretty on the outside, and we were sent detailed instructions in advance for finding our way in. The staff were incredibly helpful, being kind enough to store bags for us at both check-in and departure, and after we arrived early to drop bags off before exploring, they even messaged us to say when our room was ready allowing for a slightly earlier check-in. The room itself was clean, comfortable and perfectly spacious for 2 people.

Everything was fantastic!

We truly loved everything about the property, except that we were not able to adjust the A/C in the room. There was a standing fan but we are hot natured and it just wasn’t cold enough for us. However, that was very minor and with the temps in SF in April, it wasn’t a big deal. The staff were amazing and so helpful. The location was close to public transit and within walking distance to restaurants. Just right down the hill from a park near the Full House townhomes- the “painted ladies.” The Inn is quaint and the location is quiet- we always felt safe.
