The rooms were clean and the proprietor was very approachable. Even giving access to the breakfast room for work after the time of departure. The Wifi was reliable downstairs but not reachable in the room. The hotel was well placed for exploring the surrounding countryside, and the peaceful location ensured a good nights sleep.

The description given in booking.com is misleading. We thought we had a deluxe double room overlooking the garden. Apparently these rooms were flooded and no longer available. The three rooms available overlook the village green, at the front, and all three, although having own toilets, share two shower rooms over the corridor. We did not have satellite channels, tea/coffee maker, microwave, DVD player, cable channels or a toaster. The description states a full English/Irish breakfast in with the price, this was not the case. Instead the offering was a Scottish continental breakfast.

Friendly and accommodating host. Cosy room, spotlessly clean, comfortable bed. Have to comment on the lovely fresh smelling towels. Good selection of fruits, cereals, yogurts and pastries on the continental breakfast.

This isn’t a dislike, just a note for those looking for amenities on the doorstep. For connection to Edinburgh and Glasgow the location is great. The village itself is only small, offering a Morrisons local/post office. The village pub is only open weekends, with the nearest restaurant being a drive away.

Wendy was a great host, check in was easy. Room clean stylish and comfortable with en suite. Breakfast was lovely for continental there was decent choices and we were well fed. Location was perfect for an event we were at

Only 2 critiques and nothing major- tv was very high probably could do with being lowered and maybe a coat hook at higher level to put clothes on that don't fit in the wardrobe

The whole facility is newly refurbished, with nice decor and a very comfortable bed. The continental breakfast was very nice, and overall it was great value. The host was very welcoming and happy to deal with our dietary needs.

Note: Shower facilities are shared with the other rooms (two shower rooms between the three bedrooms) - not a problem when we were there as we were the only guests!

No evening meals and bar is currently only open a few days per week. Would be good to have bar/meals available - I was aware of this before booking. Food available 10 minutes drive.

Room was great, owner was behind the bar and showed me to my room, she was very helpful and friendly. Bathroom was nice and modern. Nice bar area, although apparently the restaurant side was being refurbished, so there were no meals or food being served.

There was no warning about the lack of evening meal, so I had to drive 15 mins to a takeaway then eat in my room. Also, and I know it was needs must etc, but I ended up sharing the breakfast table with another couple, and whilst I know it couldn't be helped, it was just a little weird being as I didn't know them (but they were lovely).

The hosts wendy and shannon were fabulous from the moment we arrived.the rooms are immaculate we learnt during the stay they had only opened at the start of the year and they have done a fabulous job in this time. There is a lot more to come from this place. The breakfast was amazing full Scottish and anything else you can imagine. There is a dog called tess who roams the place she is adorable so cute and friendly just wanders for her tickles. The whole stay was fantastic a great get away from work that we booked again for the next time I had couple of days off and cannot wait for this to arrive.

Beautiful, clean, spacious room with a new en-suite bathroom and parking outside. Then whatever we wanted cooked for breakfast the next morning was included. The wonderful hosts even allowed us to check in early and take our time checking out. Unbeatable value for money and only a 45 minute drive from Edinburgh, we would definitely stay here again and highly recommend it!

Everything was wonderful. If you’re a light sleeper then you may hear a little fun and laughter from the pub below but this didn’t bother us at all.

very clean breakfast good. Shower exceeded expectation. Worked well with the dogs. Breakfast late due to staff shortage. confusion with our room which had been given to someone else but was resolved quite quickly.

No food available in the evening had to get a takeaway as local shop didn't cater for us. Noisy woken by patrons leaving public bar. Breakfast late and had to have in room standing up as cook had failed to turn up for work.

Wendy was superb...She was really friendly and welcoming ..the accommodation was spotless comfy and homely...We could tell she had worked really hard getting things just right.Thank you
