The location near shopping and dining was great!

The fact that they give you one parking permit per unit and all additional vehicles have to in Overflow.. That policy is fine with me however, there were several vehicles that did not have parking passes in the dash parked in front of our assigned unit.. when I called the front desk to report that we did not have anywhere to park near out unit, we were told by front desk there is nothing we can do about it. My question was, what is the point of having parking passes if you’re not going to adhere to the policy.

This was our second time staying here because we love the location and the outdoor water play area! We also had family staying close by, and we could get them guest passes for $5 per person. We were told via email communication through booking that guest passes were not an option, so I was glad I double checked with the people at the resort.

Checkout procedure was changed since our last visit.. not a huge fan of having to strip the beds. But it wouldn't deter us from staying again. Pool area was a little dirty this time and the hot tub jets weren't all on. Loved the indoor pool jets last year but they weren't on at all this year either.

The room was spacious and beautiful, the walk in shower luxurious, and the beds were very comfortable. I was thrilled that the space lived up to what was pictured online. I would absolutely stay here again.

There isn’t anything I didn’t like about this property. The A/C was not working when we got to the room, however, maintenance came within minutes of reporting the issue to the front desk, even though it was after 8pm. We were offered a different room since repairs could not be completed until the next day, but we chose to stay. By the time we returned the next day, the repairs were made and they A/C worked fine the rest of our stay.

Location is the number one thing that I love about this property! It’s nestled between the shopping outlets and a variety of places to eat and things to do!

The colonies at Williamsburg is perfectly located! However, there must be some additional upgrades regarding appliances and other essentials. Smart TV’s and Keurig Machines are basic components of a modern home and warmer winter blankets too! These items should be a staple in every unit on the property.

It’s clean, beautiful. A bit dated but nonetheless clean and comfortable. The maintenance guy (older Caucasian one) was so kind!

They have a wonderful Nescafé Machine that is cleaned or serviced by the same grouchy lady EVERYDAY (we stayed there) on or around 9am when everyone mostly needs their caffeine fix. It’s down for maybe an hour. Yet it’s up all afternoon and evening til 10pm. It makes zero sense. It’s like morning roadwork in the middle of morning rush hour.

The hotel was located close to lots of restaurants and close to Busch Gardens which was the purpose for our trip. It is well kept and the kids loved the pool.

Even though I paid for my stay up front the hotel refused to take my bank card through Chime bank for the $150 security deposit that was frustrating. The pool is great but the water was very cold. On the day of check out house keeping came by 3 times way before 10am which is check out time to ask if we were leaving and one time they even opened the door without knocking.

Loved almost everything and the cheese class.. the family movie night. The pools were amazing for the kids. Adult hot tubs were lovely at the right times. The ice cream social was great. STAFF WERE SO NICE AND we had an issue with our room and maintenance came in 6 mins and 37 seconds (yes I timed it). It was a AWESOME STAY....

Arcade and DVD options weren't the best. Suggestions-Get 2 updated games for kids and have people donate dvds to your library for children to watch.. trust me... I do marketing & PR. Gym wasn't the best only before they need to have weights in the gym.... and last thing was. LITTLE KIDS all in the hot tub after 8p.. like 4 year Olds and such and no staff in sight... so they don't want to listen and ruined our time in the hot tub... tbh and hot tubs should be 18 or older... the 16 year Olds were splashy and childish too and they brought a bunch of younger siblings in their with them... late at night after 8p when staffing wasn't as high.

Room was clean, staff were friendly. The pool was also clean and water temp was perfect. The resort was located within 15-20 min drive to all major locations. There are also many options for eating, in-person or for delivery. Great place to bring your family - we've stayed here a few times now and it is by far the best and most consistent experience we've had in the area! You will not regret staying here.

We found you in 2022, booked for one night on our way to the outer banks. As soon as we knew we were returning for our week at the beach, I contacted and reserved with you. So enjoyed the pool, hot tub is amazing. The condo was showing some wear and not much in kitchen stocked. Furniture could use a update, but otherwise, we love staying there and have told friends that we vacation with. For seniors its kind of pricey. I travel with a lady friend, both of us are widowed, so we like having our own bedrooms instead of sharing a room like a hotel. Like our togetherness but also our personal privacy. Do you ever run any weekly specials?

Just maybe some updates in furniture, rugs, little more items in kitchen, as we eat out the night we get there, but prefer staying in the next night.

Came in the fall after the outdoor pool closed, but the indoor pool was still open, as was the outdoor spa/hot-tub. Wonderfully helpful registration desk staff extended our stay, since it couldn't be updated through Booking. Free coffee machine in the registration lobby, and the suite was well appointed with coffee machine, plates, bowls, utensils, baking pans, and more. They even stocked a several cleaning supplies including dish soap, dishwasher detergent, and laundry detergent. Great to have a laundry and dishwasher in the suite. I like that 2 EV chargers are available in the overflow lot (thought I didn't use them this time).

The dishwasher is LOUD, and runs for a very long time; the settings could not be adjusted, so it always ran on the longest "Heavy" cycle. The indoor pool was a little too chilly for the season. In the fall with the chilly weather arriving outside, it should have a set point a bit warmer.
