We loved this hotel. The property is very well maintained the rooms are spacious, spotless, the staff very helpful and the main rooms are charming. The location is excellent for seeing the area. We traveled to so many lovely places by the convenient buses. Alex the assistant manager is an assist to the company. She is attentive and extremely helpful. She helped me on several small personal issues. They are lucky to have her. The rooms were clean expertly by Jaqueline ( I believe that is her name apologies if I got it wrong) We will most definitely return.

Loved the welcome cake on arrival. Our room was clean and smelled lovely. It had balcony doors leading out to a flat roof, this means we could fully open them to get plenty of fresh air in. The bed and pillows were both comfortable. The bathroom was very new and modern and was cleaned to a high standard. It even had anti mist mirrors which was very appreciated as the bathroom, being small, did get misty very quick. Some people in other reviews mentioned it being awkward to get out of the bath/shower. Although, it was a small bathroom, it was perfectly fine getting in and out as long as you kept the door shut and folded the shower door away properly before you tried to get out. In fact, the shower was amazing! The controls and buttons were really intuitive and there was hot water on demand. The breakfast was perfect, we really liked the homemade yoghurt and oat pots. They had a toaster so you can toast your bread exactly how you like it. Also cereals, orange and apple juice, pastries, yoghurts and milk (oat milk available on request). The staff were smiling and attentive and happily ensured the coffees kept coming. We saw three separate girls and all three couldn’t do enough for us.

There wasn’t much we didn’t like! The carpark was right in front of the property and held about 7/8 cars comfortably. But I don’t think that was enough for all rooms. We got a space when we checked in, but it was full when returning from an evening meal at 9:30 pm. HOWEVER, we just parked on the road opposite the property where there was plenty of spaces at that time. Parking there is free from 6pm to 9am, then it turns to 1 hour free parking. When we got up, we just moved the car to the paid car park 1 mins walk from the hotel. It’s £8 for 24 hours. We thought we may have to use this car park so we factored this into our budget. Even with this, the price was still cheaper than comparable hotels in the area.

Excellent breakfast, served efficiently and courteously. The new manager who had just started in post was very impressive, with some perceptive ideas on how to improve the experience of guests. We had a comfortable room, well appointed.

We would have liked a more suitable lounge to relax in the evenings. We understand that that problem is being addressed. Similarly, we had understood from the website that we could have a light meal in the evenings but this was not the case. Again, the manager has already updated the website and re-defined the hotel as bed and breakfast only.

We stayed at Victorian House for my partner's birthday and we had such a wonderful time! We arrived early and the team were so welcoming, offering a place to sit with homemade cake and coffee and making the biggest fuss of our dog, it was lovely to see he was as welcome as we were! Our room was perfect; comfy, cosy and recently refurbed We really appreciated the attention to detail; leaving gluten free biscuits on hearing I was intolerant, sausages for the dog, a birthday card for my partner, a full tour of the property so we knew where everything was We stay in the Lakes all the time, and we can honestly say this was one of our all time favourite stays. A beautiful B&B, great location, welcoming team and fab breakfast. Can't wait to come back

we wouldn't change anything

Having long been a hydro-enthusiast (my which, for the less educated among you, I mean an admirer of various bodies of water), I was cock a hoop and bursting with vim to enjoy Grasmere and its surrounding, accompanied by my dog Nelson and my wife. Victorian House clearly has a very high opinion of itself, and claims to be “dog-friendly”. Imagine Nelson’s disappointment to discover the so-called bed to be entirely inadequate for the three of us, necessitating his mistress having to sleep on the floor. Fortunately, we did in fact discover that Mrs Robinson was on heat, and her removal from her usual sleeping position (on Nelson’s left) prevented a repetition of the very nasty incident between her and Nelson last time she got herself in this state.

Nothing🏹🎽🥌, it was the very model of a B&B, without a foreigner in sight.

We had the privilege of staying in the room with the view to the mountains for the first night! This was an upgrade and we will remember this forever! We decided to stay another night but unfortunately were unable to stay in that room. The room we stayed in on the second night was amazing in a different way. We had a large verandah which we could walk out on an sit looking out over the beautiful trees. During the day we hiked up a hill for a couple of hours which was truly spectacular. I also sat by the river with my computer at a table outside the 'Shepherd's hut'! We certainly plan to come and stay in that if we can, next time. Sitting by the river working with my computer was an experience that will stay with me. My husband and I so look forward to coming again as soon as we can!

There was nothing we didn't like. We were even offered the most delicious apple crumble slice when we arrived which was the best I have ever eaten. This place is truly and amazing experiential journey. It is so wonderful. There is NOTHING we didn't love!

The staff were so lovely here, and the breakfasts were delicious and filling! You had a small menu of cooked breakfast options (though you could amend these if asked - we had a smaller version of the platters as it was too much for us!) as well as a continental station. They upgraded us free of charge to the stargazer room which had such comfy beds, a wonderful shower/bath which was very welcome at the end of a long walk and you got to have a great view of the fells. The location is great to travel around the lakes (close to Ambleside and Keswick) and Grasmere is a lovely place to walk around. One of the staff told us about a great walk to Easedale tairn which we did one day, and one of the ladies (we don't know her name but she had short hair and wore glasses) chatted and joked around with us a lot at breakfast time which we loved.

There is limited parking on site but with free parking from 7pm (or could be from 6 - can't remember!) across the hotel, which otherwise is free for 1 hour from 9-6. Usually we would be leaving by 10am to go out for the day, so it wasn't too much of an issue, but on days we wanted to keep the car parked on site, we were checking a lot for when people left so we could move the car over before 10. It worked out for us, but something to keep in mind

Lovely old house with imaginative artifacts and furniture in keeping. The receptionist took the trouble to sort out a space for our cars. The bed was comfortable and the room as warm as you wanted. The ensuite bathroom actually had a bath which I appreciate. The breakfast was good with a variety of cereals, fruit, homemade yoghurt, juice, toast as well as a full cooked breakfast. Waitress service for drinks and hot food. There was a plate of cake in the hall to welcome you back after a walk. I also enjoyed sitting downstairs in a comfy armchair in the evening. Grasmere is such a lovely place with so many walks around. All in all a very good stay.

I did ask if I could have an arm chair in my room but the only chair was a wooden one for the desk. (someone had recently broken a rocking chair in that room which had not been replaced)
